Rushed inspection missed several issues. Unfortunately I am leaving a bad review. The inspector ( I think his name is Richard Segura) I had is mentioned in a recent negative review that reflects my experience as well. He breezed through. I was unable to follow his every step. He was also not dressed like in the pictures on Yelp but normally that wouldn't matter to me at all!! Motorcycle T-shirt, baseball cap and lots of tattoos visible, no uniform or company logo clothing which I see on Yelp. Missed a shower not draining which was the absolute case the first time we used it upon moving in about three weeks after the inspection. Missed a three way light switch not working that the merchant owner was surprised about but did not mention in his response to the credit card dispute. Missed poorly installed windows where latches were broken or simply covered or placed on top of the latch mechanism, windows not in their tracts and sealings warping and coming off. The shower is a big deal as it required demolition of the floor and excavating the pipe to remove a plug. It was not in the main sewer line which I had inspected independently. I contested this payment to Home Pride with my credit card company. When I spoke with owner he explained it was a point in time inspection and that I should have accompanied the inspector. Well as a home buyer this was only my second time in the property and I also had my own air conditioner service and sewer service do inspections ( of main sewer line). It was a busy FEW hours and I expected and paid for a thorough inspection BEFORE closing the deal, but the inspector missed things that I would have contested or not proceeded with the closing. Inspection of main sewer line was offered in the email from Home Pride at significant charge, but I had my own experts do this who had worked for me in my prior home. The problem was not in the main sewer line. The inspector did not run the shower as long as the business owner said and the business owner was not there so how can he know? The picture of the shower does not show the full force or capacity of the shower. I can echo the defensiveness I encountered from the merchant owner that is described in another negative review. The merchant admitted that the light switch should not have been missed. I did not discover the window issues until after I had spoken with him. This was a remodel and it looks great in pictures and on a superficial inspection but not on a rushed inspection. The owner should own up to the issues missed by his inspector who went very quickly, gave a thumbs up, and looked like he was off to the motorcycle races. Needless to say I received no value from Home Pride. This was 390$ wasted and will cost me even more. They were recommended by my agent who also agreed these issues should not have been missed. I was also told by my agent that the agent's company does receive compensation for the referral. I'm sure this is a very profitable business and the owner should accept that this time, with this particular inspector, they failed the customer. If they are a very busy company as well as an ethical one, they should be happy to perform and get paid well 99% of the time and should own up and refund customers who they failed if they are in a minority of their interactions. I have tried to respond on Yelp but lengthy response not posted. The windows do not swing outward. You offered 10$ for a new switch. The responsible contractor fixed it and demolished and repaired the shower. Your inspections failure was not thorough and buyers are not allowed to inspect things thoroughly. The windows can not be defended with your point in time defense. You should inspect using telepathy since you were not here but continue to defend a lousy incomplete inspection. Learned windows were installed by different contractor who did not complete work he was paid for. Perhaps a disclosure issue, but your company failed me as a buyer and there is no contractor to correct the issue without pursuing a legal avenue or just paying out of my pocket read more

I had the inspector, Will Mitchell, come out to do my home buying inspection and could not possibly be more THANKFUL we landed with this company and got him as an inspector. He was BEYOND thorough. Every nook and crannie was looked at and accounted for. He showed us every issue and provided a detailed breakdown of what it entailed. Beyond this, he thoroughly educated us on all the aspects of our house. From upkeep, to servicing, to do's and dont's, I truly could not be happier with my experience. The pool pump was not in working order and he refunded the pool servicing fee despite being able to just say "it didn't work." He showed us what he could with it, suggested we get a specialist, and told us specific questions to ask, and refunded us on top of it. Truly a stand up guy and an honest businessman. Did a home inspection with these guys in October, 2021. They were extremely thorough, catching things on the roof that I would never have caught like discolored roof tiles, missing flashings, potential broken parts. They looked at the attic, the bedrooms, the bathrooms (turned on all water faucets + shower), kitchen (checked all appliances), gas, water heater, etc. I also have a pool, and they spotted many issues like pool pump broken, tiles missing, lights, water heater, etc. I highly recommend these guys, especially William Mitchell!!! When I first had my home inspection done I rated them 5 starts. I have since moved into my home and there's countless things that were not noted in my inspection and I'm pretty upset. Not limited to but including that the A/C in the garage had been leaking one point point creating damage, I had an exterior door that turns out to be an interior door and some kind of issue with the framing on that wall (the entire wall moved), I have 10+ little wall covers that are supposed to cover outlets and there are live wires in them and the inspector only took a picture of 1 of them and put "live wires noted", and he must not have let my water run long at all because I can't get it to light? Ultimately just disappointed in their service. I want to add that this is the second property I've had inspected with home pride. The first time I used them I was extremely happy (different inspector I don't remember his name). The inspector that came out that I am disappointed withs name was Richard. He was nice, however I'm now stuck with a property and issues that I was not prepared for. I tried to be nice and give them a better review because they did offer to do a re inspection with the owner and Stacy was very nice, however the response to this review I think is extremely unprofessional. Yes my report did note a lot of items, which I accepted, however that does not make up for things that were missed on my report that absolutely should have been noted. My initial review was 1 star based on their inspector missing key issues with my house that could have potentially cost me 1500 to repair. I had to sign up for a home warranty (which I didn't want to do) to fix them for under 500. The owner contacted me and apologized, offered to do the repairs himself, and offered $75 dollars for the service charge of the home warranty. I appreciate all of this but will decline all offers because I'm not writing reviews to get free stuff. I'm writing reviews based on service provided that I paid for to a company that made a key error on my inspection. I'm giving home pride 3 stars based on the response and ownership of the mistake. Are they good at what they do? Yes, it's just my personal experience wasn't the best and it cost me almost 500 bucks. I figure 5 stars to remedy the situation by the owner and 1 Star for the inspector leaving out the leaky faucets rounds to 3 stars. We are all human and we sometimes make mistakes, home pride absolutely did everything they could to remedy their mistake. I'm sure over 99% of the time, they do a perfect job. We're all working for perfection but I ended up in the 1%. Just my luck.. :( Just to update this review. We found black mold in our house that wasn't detected by the home inspectors here. Now I'm facing a $1265 home insurance claim to get the mold removed from the house. Plumber says the mold was probably there for a few years. All we have to say is wow. Home Pride Inspections are beyond amazing! Exceeded our expectations by far. We were first impressed by the clarity of their website, and how easy it was to schedule a date and time for the inspection. We got an appointment with Eddy Lopez within 2 days of our request. I am not thrilled to be leaving this review: Home Pride was highly recommended to us by several trusted sources and we went with them even though they were pricier than other inspectors. I think our experience was a fluke; however, the truth is - it was awful and we ended up ordering a follow up inspection to address the issues they missed. During the booking process, they advised us that the inspection would take about 4 hours. When we mentioned this to the inspector, he said "Oh I sure hope not; otherwise, I'll be late to my next appointment!" So we stayed out of his way and let him do his thing: he was rushing the entire time and was visibly flustered. When he was done (close to a 3-hr mark), he said that he's running late, so can only give us a quick rundown and we can see the rest in the report. He did not take us around the house to point out the issues, and if something needed attention - he verbally described it and pointed to a picture on his phone. He did not have time for questions, and no joke - while answering one of my questions, he stopped mid-sentence, said "I'm sorry, I need to run" and literally RAN out of the house. "Quirky guy," - I thought, "but what do I know.." However, our realtor was mortified and said that in his 20 yrs in business, he's never experienced such poor service. The worst part came later. The report was on time, seemed exhaustive, and had some great findings; however, he missed a handful of major issues that were visible with a naked eye even to us (examples: a 5" puncture in the ceiling, significant damage to the garage floor, and cracks in the pool) read more

I will begin by saying, I like this business and would use them again. However, I hope I don't have to for a while, because that means something fell through with the escrow. LOL! Anyway, the inspections are thorough and they give discounts to Vets using VA loans. I highly suggest you use them and ask for Will. If he's not available immediately, he's worth the wait! I had an inspection with Will on a home that I ended up not getting because of his keen eye for issues. I am on a time crunch and have to use a VA appraiser. Will was amazing!!!! He pointed out exactly what type of problems the VA appraiser would likely notice and possibly deny. Knowing I did not have time to be denied by the VA, this information proved to be invaluable!!!! He was super friendly and not afraid to crawl around and get dirty. He even crawled into the space under the hot tub to make sure there weren't any leaks! He was quick to send me the review that evening and told me he would be available after if I bought the home for any specific questions on the house. He even brought his infrared equipment because I had asked the appointment service about it. So, if you want them to use it, you have to specifically request it.
