I was on the Board that hired these people. In meeting with them, their service sounded great. It hasn't turned out that way. Board members found them to be VERY uncommunicative ... they don't respond to e-mails ... residents even contacted me and other Board members to complain that nobody would answer their phone. Before they were hired, they specifically promised to let the Board see and approve violation letters before they went out ... but they proceeded to disregard that and sent out 81 such letters (out of only 108 homes!) without even letting us know they were doing it, let alone see and approve them ... and for reasons that were not even an actual violation! The response of the boss at the last meeting? "Oops." I won't deal with people like this, which is why I chose not to run for the Board again. NOTE: Almost all the excellent reviews here mention "Michelle Howard" by name. Michelle Howard must have been a really good manager, but SHE DOESN'T WORK FOR THEM ANYMORE. read more

We have been clients of this Management Company for 5 years, and thought that we had a solid team working on behalf of our community. However, since January, 2024, we have had the most horrible service that our community has ever encountered. Key personnel (2 CAMs and one non-CAM department head) left the organization (one was terminated under questionable circumstances and the other 2 left within 2 weeks of each other for better working conditions) and now there are only 2 CAMs in the office for 45 communities. We have been asking for bids for known community hazard mitigation since January. We have had roof leaks that have not been bid timely. We have asked in April for bids for other important community projects and have gotten no assistance from the Manager or the Owner of HOA Management. Most importantly, the Manager (Lonnie) is breathtakingly arrogant, and simultaneously ignorant. He has been asked to send violation notices to residents who do not conform with our rules and ignores those requests routinely. He also does not communicate timely with vendors and fails to grasp that his company works FOR US. In fact, in one email exchange, he told our Board that his company is not "your servants." He had to be reminded that, while not our servants, his company was under contract to fulfill the needs of our community as determined by our Board. Please, folks, do NOT engage with this company. I formally object to the violation notice the HOA issued me. I'm not sure how they finished the investigation before sending the violation notification to me. The HOA appears to have solely trusted the vendor/plumber who was dishonest and made the same error so many times in this situation. He went to the wrong units, as evidenced by the email from the Projects Manager, and he again went to the wrong building the other day. The violation notice reads "attached vendor's invoice," but I couldn't find one. The compliance department must study attentively and comprehend what occurred in my unit in February 2022. I believe their inquiry was biased and unprofessional. I consider their actions to be harassment, and I have filed an official complaint with the BBB. Regardless of how the hearing goes, I have the "right" to refuse to pay the $206 service call fee that they established arbitrarily. ( because the vendor/plumber went to the wrong units and reported that there was no water backup. so now this HOA sent the "violation notice" and charges me the fee). Again, their inquiry lacked proof and was conducted in an unprofessional manner, and the violation notice is deemed harassment, which I should not tolerate under any circumstances. UPDATE: On 11/19/2022, at about 4 a.m., two males outside near my window were talking loudly, which woke me up. I observed what they were doing and saw that they were issuing "violations" to some vehicles( it seems like giving "violations" to residents is their primary work). As a condo owner, I believe that this HOA wastes their time and an unneeded amount of our HOA funds. Of course, they raise the HOA fee every year! The prior HOA was not adequate for us, but I am confident that this HOA is the worse, and all of the negative feedback from residents is reliable. read more

Initially, I was optimistic about the management team's capabilities and their dedication to maintaining a pleasant living environment. Michelle Howard was professional, responsive, and genuinely interested in the well-being of the community. Unfortunately, all of this changed when Michelle was fired with the arrival of a new manager who brought with them an air of arrogance. I explained that I was recently in a car accident so I wasn't able to get it registered due to it getting fixed. I live on a second floor apartment. We have 1 1/2 year old baby. Ever since we moved in our downstairs neighbor has been making complaints to the HOA and they have been fining us $100 per month (for the last 12 month)based on these complaints. With no proof, no meetings that we can attend. The "noise" they been issuing us is about my 1 year old running she weighs 25 pounds. This place is discriminating against renters who have young children. We have been living in apartments for many years both on second floor and on the first floor all over the world as I am a retire U.S. Marine, and we have never had such unbelievable disgraceful events happen. It is un heard of. Can I say that you make to much noise in your apartment and get you fine for $100? I will seek further actions through the Veterans Administration, the VFW, and the BBB. I owned my home for 6 years in the Turning Point community of Painted Desert and recently sold it. While living there, whenever I had an issue Michelle, the projects manager was always the girl I contacted. She was responsive, helpful and friendly. I never felt as if my issue/problem was a bother to her. She helped me on a few occasions when I was wrongfully sent "notices' and when I had a couple of issues with my upstairs neighbor. All of a sudden in the mail we get late charges and fees for supposedly not paying. I go in like I always do ever month to pay the bill. And I'm told that we owe for 2 years ago. Never once did we receive a late notice or letter saying we have a balance due. Wait this gets better. They have a new computer system and now that new system found these late fee HAHA!! What a joke. I have plenty more to say negative about this management company and there harassing behavior by allowing people on the board to pick on other home owners. Funny how everyone agrees and mentions Michelle Howard is good at her job but Kim Kallfelz is not. The people who live beneath me bought it as their vacation home. Turns out there was a leak. Our insurance advised us to tell our "neighbor" to get his own plumber and insurance to do everything and then send them the info. No, Kim threatened to break into my home and tear down my walls. she yelled so loud I thought it was a man and called her "sir" and said I can't speak with him until he calms down and stops threatening us my "neighbor" hired an incompetent plumber who couldn't find the source of the leak coming from my pipes but my plumber found it i seconds so I wrote an email saying I will sue her for emotional distress if she continues to yell on the phone and go through with her plan to break into my home. she pretended it wasn't her and denied everything ‍ y'all are right, this HOA is a joke but Kim is blessed to have good minions who know how to clean up after her. I hope to move soon where there is no HOA and support legislators that are against HOAs like the ones ran by Kallfelz. read more

My check got lost in the mail so I put a stop payment on it. I physically went into their office and told them the check had a stop payment so if it ever came in they shouldn't try to deposit it and I handed them a new check. Well a month later the check finally found its way to them and they tried to deposit it anyway. So when I got a letter saying I had to pay a fee I called and tried to explain to them what happened. Instead of correcting the issue they told me that it was my fault that the check was lost in the mail and that I would still have to pay the fee. I told them that I needed to speak to their ceo. He called me about 10 mins later and told me it was my fault and that even though I had a perfect payment history he refused to cover it. This company is SCUM and I hope they go under. read more

Not a lot of people like their HOA but I can honestly tell you that I like mine for the most part. I mainly contact Lance directly for any issues that come up for my neighborhood. For the most part my community is nice & quite, just the way I like it. However there are bad apples that think that they can do what they wish by being a nuisance or inconsiderate to the other neighbors and that's when I reach out to Lance for assistance and handling the issue at hand. Which I believe he does a good job, respectfully conveying the rules and regulations to those who forget. When calling the office the people are really nice and seem to care about my issue from a rowdy neighbor to billing questions. Judy is usually the main person that helps me over the phone and at the front desk the last few times that I have come into the office over the years. Kim is in charge of my community and she pretty cool too. Kim has helped me with my billing questions regarding my account. It's nice to deal a HOA company that is nice and easy to deal with when you have any type of issue. * *My overall experience is that they have a good staff working in the office that actually cares. read more

They were charging me 3,500$ for weeds and late payments on them dated all the way back to 2015.. when I was still in high school and lived in another state !
