Be aware and steer clear of this company, having signed to sell our business in 2013. They suggested it would sell within 12 months at the valuation price. 18 months later and after numerous price reductions suggested by them we decided to take off the market and terminate the contract. We did sell 3 months later to a client introduced by them. The contract stated that even out of contract the agency fees including legal fees would be payable if the buyer was introduced by them. We didnt use their legal team as we sourced a local one. They refused to reduce the fees less the legal fees. I believe they are unlawfully charging for services not provided. "This company is an absolute joke. I put my business up for sale end of last year and had a sales rep assigned to me. I was in good contact with her up until around January when my emails were no longer being replied to and I didn't hear nothing from them for 6 months. Then another rep contacted me about some interest. I expressed to this person that it had been 6 months since I'd had contact and a lot had changed in that time as I was promised my business would be a quick sale as that's what I needed but unfortunately it wasn't. I told this new rep I no longer wanted to sell. All of a sudden emails were being ignored and not replied to. I told this person over and over again I was no longer selling and that I was only contactable through email. This ran over the course of about 2 months. So I contacted a different email address and finally got a response!! Today I have now received a letter stating I have not been contactable for some time. Which is clearly untrue. We agreed for Hilton Smythe to sell our business but after 2 years and numerous price reductions we ended the contact in April 2015 by providing all necessary notice. As we were retiring, we gave notice to our business lease shortly after and therefore we no longer had a saleable business. However, we felt that our website had a value and though a stroke of good luck, a customer decided they would like to purchase the website in August. We have recently received a letter of 'intent to action' demanding monies as 'they are aware that our buyer was negotiating during the term of contract'. Absolute rubbish with no foundation. They have continued to send threatening emails and several phone calls demanding payment. As we know they cannot have any evidence as it not true, we are prepared to go to court and fight our case whilst seeking damages to our good name and for the distress that they have caused. From other adverse comments about Hilton Smythe across the internet it is clear that we shall be in for a long drawn out battle. This is a warning to anyone considering instructing this company to sell their business. read more

Do not use this company even if you are desperate to sell. Gave Hilton Smythe selling rights in October 2017, had an enquiry a week after advertised, this person who stated an interest did not have the money to purchase. I cancelled the contract in December. I then passed the business over 6 months later myself to an original interested party and I was taken to court for a breach of contract even once the contract was cancelled. There is no time limit stated. If this review can help one person from paying 9k in fees then my work is done. Hilton Smythe are deceptive, manipulative and make their money in business by taking people to court. This isn't the first negative review in relation to similar cases. Be warned. read more

STEER CLEAR!!. They only get busy when they want your money, signed up in 2013, on 12 month contract. paid for confidential sale and they advertised it publicly so caused a lot of stress and upset. Got no responses and very little communication, 2014 told to reduce price so we did, still no response even less communication, 2015 nothing happened and no communication, by now our circumstances change so not in a position to sell. Then 2016 out of the blue a buyer comes forward, been so long since heard from Hilton Smythe had forgotten about them, so explained this was advertised over 3 years ago so no longer selling. From one call every six months now I get a call a day, emails and letters demanding I pay the £7200 admin and legal fees. on top of the £1200 paid at the beginning. Attitude is rude and threatening, letters sent telling me I will be put into liquidation and will have to stop trading. My staff take calls where they demand to speak to me or they will take matters further, thus worrying staff. Told matter must be settled by one manager because she is going on maternity leave, And yet I could lose my Home and business. After finally getting them to understand I don't have £7200 I have to put a financial package together paying £4000 then £400 installments, again done by me not Hiltonsmythe. So I will have paid £8600 for two paragraphs, printing of Photo's I had to take and approximately nine phone calls. To add insult to injury after all this, the idiots rang me up to tell me they had somebody interested in buying the pub (they hadn't removed the advert) I wouldn't wish this on my worst enemy I have paid £8600 to NOT! sell my business through Hilton Smythe. read more
