Alix Smith, an agent with Harvey & Associates took not only the stress out of buying a house but also made the process relatively painless and I hesitate to admit, fun! When she was traveling in Asia, not the industrialized part mind you, Harvey stepped in and worked with me until her return. It doesn't hurt that Harvey happens to be an attorney which sure does help when the seller tries to slip in an outdated well-share agreement last minute. It doesn't get better than this people. Wells deserves 5 stars in Taos almost exclusively because of Melissa Naylor. She is smart,…read moreprofessional, quick, encouraging and responsive. The mortgage application/approval experience with her was painless and pleasant (totally unexpected). To Wells' credit, they were also unexpectedly accommodating to a slightly unusual financial situation; this may be because they are a large national bank to whom little is unusual. Unfortunately they were unable to credit a corrected credit report (not merely improved, actually corrected, with a 90 point change because of it). And Wells interest rates are so-so; because of a recent rate spike, however, their initially so-so rates became good. Smaller banks in Taos could not meet my needs (largely, I think, due to lack of experience or sophistication). Wells as a corporation is not my favorite due to its decisions during the housing bust. But, man, it met my needs here. And Melissa was a delight!

Dale Jackson built my home, and after the Certificate of Occupancy was issued I documented several…read moreissues. There was no moisture barrier installed in the crawl space at all at the time of CO. The insulation subcontractor later added material, but the installation was incomplete and poorly done. Dale then added more material, but the crawl space still was not fully covered, leaving exposed soil and unsealed seams. I also documented that the laundry room drain was not connected to the sewer system and was discharging directly into the crawl space. There were electrical connection issues in the radiant floor system, and the deck had multiple trip hazards due to uneven or improperly installed boards. I have photos showing each condition before any corrective work. I was also charged for materials and labor related to correcting several of these issues, even though they existed at the time of the CO and fall under workmanship, plumbing, or code compliance responsibilities. Homeowners considering a build should verify crawl-space work, plumbing connections, electrical work, and deck installation carefully. I suggest having an attorney review the contract before signing. The cost‑plus 22% fee does not include the contractor's own labor hours. In my project, the contractor billed more than 1,100 hours at $75/hour, which increased the total cost more than I expected. It's something future clients may want to be aware of when planning their budget.
