Since they are in college, the parents are guarantors on the lease. 1. Within a few months the Formica counter top began to peel and they opened a ticket immediately. Still not fixed as of today. 2. In July, the girls were notified of an outstanding payment and assessed late fees. Several phone calls and one letter later and no one has reached out to tell them what this is for. Only that someone would get back to them as they are having "system issues". 3. At some point over the summer, maintenance crews entered the apartment to install new windows and moved all of the furniture in 5 rooms to the middle of each room. Nothing was put back. Girls came back to a mess. We were told this was a one-off, but every unit in the building had the same issue! 4. Also returned this weekend to the clothes washer not working. Put in ticket and someone was supposed to come today to fix it, but no showed. Tenants were without a working machine for two weeks! 5. They rarely answer the phone and when that does happen, its always "someone will get back to you". Only... they don't. 6. This week a new maintenance charge appeared on the account and again, the appropriate parties do not answer the phone. I could go on and on, but you get the picture.

When asked for an alternative that does not add such high additional fees on top of rent the only alternative was to take off of work, drive to their office and hand deliver a money order which also costs money (money order fees, gas, time lost at the job that pays the rent). Many people do not have checkbooks anymore because banks charge for them and checks are inconvenient to use. The mail is unreliable. I pointed out multiple times that there are plenty of other payment platforms that would not charge such exorbitant fees but apparently they don't mind passing this on to their tenants.

I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!

The house rental was in complete disrepair and filthy at move in. The washer and dryer did not work. The stove did not work. The electric was dangerous and a fire hazard. The furnace did not work. There were holes and plaster spots all over the walls. The window frames were not sealed and were rotted and unpainted. The front door didn't close and lock properly. The home was in an uninhabitable condition, a fire hazard and incredibly unsafe. I am confident saying that, because we hired an independent home inspector and he advised us to find another place to live. His biggest concerns were the safety of the furnace (fire hazard) and electrical (fire hazard). The bigger problem was that it took from August move in until well after the New Year to fix most of the issues, and many were never addressed. Clearly they know how to take advantage of students who don't have experience in dealing with businesses that simply ignore requests. Even the handyman they sent out left his tools, which were never picked up over the entire school year! I would strongly suggest finding ANY other place to live. It took multiple calls, emails and texts to simply get them to put in a portable heater in the winter to replace the broken furnace. Run in the opposite direction!!
