    Based on his numerous good reviews, I messaged Stephen early last August about the possibility of…read moregetting a United Wholesale Mortgage (UWM) 15-year fixed home loan at 1.99%. This was a new program announced by press release, which I read about in a Yahoo! Finance article, through a link on Google News. Having worked previously in real estate and finance, I knew what the key points were to our situation, so I included those in the message to Stephen, asking whether he would be able to do the loan. Stephen responded abruptly by saying that he would have to talk with me by phone, to discuss "details." After I called him, he proceeded to try to browbeat me into accepting a different program at a higher interest rate. His approach was to use old-fashioned psychological pressure tactics, along the lines of: "Are you so naïve that you think you could actually get such a loan? That rate is just a teaser that you would never actually get." He was crude, demeaning and even insulting. I informed him, politely, that I had a background in real estate and finance, so I was not naïve about these things, offering him one last chance to do business with us, if he was so inclined. But he insisted that the loan would not be possible for us, so I thanked him and said goodbye. Shortly thereafter, I found a straightforward loan broker who in fact did the loan for us, on exactly the terms I had in mind: 1.99% 15-year fixed, with a reasonable fee. We closed in less than three weeks and none of the things that Stephen said were obstacles turned out to be an issue. I am pleased to report that my wife and I are now enjoying substantially lower monthly payments. BOTTOM LINE: If you want someone with an "old-school" approach to sales--involving psychological games, pressure tactics and absence of transparency (resulting in your not getting the best deal that you could)--Stephen Wong may be a good fit for you.     We attempted a home refinance with Loan Factory and worked with Arton Chau as our loan officer and…read moreAnder David Herrera as our processor. Our refi did have some unique circumstances given I was on maternity leave at the time and I wanted to give some grace for that, but the issues we had went far beyond a complicated refi. Additionally, when we decided to go with another company, the process was so smooth that it proved the situation never should have been viewed as that complicated to begin with. The main issues were: 1) Information would be asked for, we would provide that information, nothing would happen, we would ask questions then they would share they needed information that we had already provided that was right there in the same email thread. 2) The information they claimed to need from my employer kept escalating. They asked for a letter verifying I was still employed despite being on leave, my employer provided it, nothing happened, we checked on progress and they said we needed more. They asked to speak with my manager to simply confirm my employment, they didn't contact her for over a week, then they asked HR type questions she couldn't possibly answer. Then they claimed they just needed HR to confirm verbally that they had issued the letter, then they finally talked to HR and asked a bunch more questions. It was bizarre and honestly, my employer was apologizing to me by the end of it while I was apologizing to them. 3) They didn't care about official loan deadlines, because it seemed to be their plan to keep asking for extensions. We initiated everything on 9/8 and as of 10/17, past the 30 day mark, they were still "gathering information." Working with the company we ended up going with, we started with them on 10/21 and everything was completely wrapped up by 11/14. 4) When working with other loan officers I've had experience with, they will do things periodically on weekends or in the evenings as necessary to hit deadlines. This team seemed to never work weekends and at one point Ander went MIA for over a week of the process and was supposedly on vacation with no back-up. This wouldn't be a big deal if it were a longer process, but over a week out of 30 days is pretty extreme. From what I can tell, these people just aren't that skilled. They clearly have a big company and Factory is an apt name for it as I think they just get as much business as they can get, turn and burn, and don't really care about the service they are providing.
