As if packing up a 5 bedroom house and moving from Las, Vegas, NV to Salem, OR isn't stressful enough-- we were given the keys to a home that smelled like dog/urine and was disgustingly dirty. The oven and microwave were absolutely filthy too. When the house was shown to me, I mentioned the smell and I was told the house would be "professionally cleaned" upon arrival and retrieval of the home but that wasn't the case. When I text messaged Hannah pictures and complaint, she had the audacity to recommend I try and use the "self cleaning" option on the stove. To my dismay, the stove that came with the house DOES NOT have this option. This house should have been cleaned, ready for move in and it wasn't! Also, the previous owner left several things, including 2 large trash bins FULL OF GARBAGE. I was told he'd stop by to pick them up and that hasn't happened either. The grass in the yard was up to my knees so it doesn't surprise me that the owner left things this way. Fair warning, DO NOT USE HANNAH FOUTS. I don't recommend her.

During my tenancy, I was nearly assaulted by a neighbor who threatened me with a baseball bat. I reported this incident, yet management took no meaningful action to address the danger or protect residents. Tenants were allowed to harass and behave dangerously without consequence. I also experienced extremely unsafe and unprofessional maintenance practices. A maintenance technician improperly worked on my water heater, causing a dangerous emergency inside my unit. In addition, interactions with maintenance staff were inappropriate and made me feel unsafe during work orders. Communication was also a major issue, as maintenance staff were unable to effectively communicate in English while inside my home, making it difficult to explain problems or ensure repairs were done correctly. Beyond safety concerns, I encountered severe billing and record‑keeping issues. After living in the apartment for only about one month--with rent paid through housing assistance--I was later told I allegedly owed over $5,000, which did not align with my tenancy or payment history. After moving out, inaccurate information about my tenancy was reported to screening companies, which damaged my rental record and resulted in housing application denials. I am now forced to dispute this information formally. Based on my experience, this company disregards tenant rights, fails to address serious safety issues, and creates lasting harm to tenants even after move‑out. Anyone considering renting here should document everything carefully and be prepared to seek legal help. Families with children or anyone concerned about safety and lawful treatment should strongly consider living elsewhere.

We dealt with Berkshire agent Frank Sanford on a $3,600 home rental, while also searching for a home in Lake Oswego in the $4m range. An "uncomfortable experience" in many ways, especially for my wife. Throughout, Mr Sanford was unprepared, and frequently suggested options which demonstrated a lack of ethics and integrity on his part. Not someone I want to do business with, or have represent our family. There's plenty of professional agents in the marketplace, and we'll work with BH managers to identify a more suitable Berkshire representative (or find a new realtor).
