When I toured this property, the leasing agent was wonderful. She showed me two occupied units, so naturally I focused on the layout rather than inspecting every detail. After deciding to rent one of them, I asked if I could see the apartment again after the previous tenants had moved out and before my move-in date. That request was denied. Unfortunately, I understand why now. When I received the keys, the apartment was filthy. There were dead cockroaches throughout the unit, and it was obvious it had not been cleaned to a reasonable standard before I moved in. Within my first month, I've submitted around 10 maintenance requests, including issues with hot water, the refrigerator, the smoke detector, my mailbox, and several other items that should have been addressed before a new resident took possession. What made the experience especially frustrating was that, by the time I saw the apartment in its actual condition, I had already scheduled movers, transferred utilities, taken time off work, and had nowhere else to go. I didn't feel like I had any realistic option other than to accept what I was given and move in. Had I been allowed to view the apartment after it was vacant and before move-in, these issues could have been addressed beforehand. To be fair, the maintenance team has been responsive, and the office staff has generally communicated quickly. My frustration is not with the employees handling maintenance requests--it's with the condition the apartment was in when it was turned over to me. I was also disappointed by the fees. Because I moved in early, my tenancy was split into two leases--a one-month lease followed by my 12-month lease. I was charged the $300 one-time utility fee on both leases. While I understand the reason for having two separate lease agreements, paying what is described as a one-time fee twice simply because my move-in was structured that way was never clearly explained and felt unreasonable. Had I known I would be charged the fee twice, it would have affected my decision and planning. This has honestly been one of the most frustrating moves I've experienced. I don't enjoy leaving negative reviews, but after receiving repeated requests to review my experience, I feel it's important to share it so prospective tenants know what mine was like. I sincerely hope management takes this feedback seriously by ensuring apartments are thoroughly cleaned, inspected, and ready before new residents receive their keys, and by communicating fees more clearly so future tenants know exactly what to expect. read more

What a horrible HORRIBLE company! Absolutely no ethical standards whatsoever. I paid $100 in application fees for me and my son. By the time my husband finished his the unit was "no longer available." And Ms Katherine in so many words was like oh well!! We don't give refunds. I didn't even get to apply to the place and they sure had no problem taking our money. DO NOT RENT FROM THEM! They will OVERCHARGE YOU AT MOVE OUT. They are forcing us to pay 300 over our deposit (500). 250 of that is for odor bombs, when the apartment was me and 2 other girls who kept it very clean. We deep cleaned before move out, and are being charged for the cleaning fee. Charging us for nails in the wall when they said we could, and are charging us basic painting that was not needed. DO NOT CLEAN BEFORE MOVE OUT THEY WILL CHARGE YOU 200 FOR IT ANYWAY. Severely disappointing to see them try and scam and overcharge college students. Will never be renting from them again. read more

I would give this apartment complex a 0-star rating if possible. When moving into our unit, we had to move in a week later due to maintenance. Upon moving in, there was biohazardous waste, including cat pee, cat litter, and a black sludge in our laundry room. It was as if no one even cleaned any of this unit prior to move-in. They then did nothing to fix this biohazardous waste-infested room. We had to clean this problem ourselves. They then tried to cover the smell with an odor bomb, which we had to vacate our unit for. The odor bomb did nothing. You could still smell the pee a year later upon moving out. They then said they would have someone replace it during a break, but no one came to fix it like they said. The dryer was not working properly and was making a loud screeching sound when running, and when we had maintenance sent in to check, they said nothing was wrong. After submitting another video of the sound it was making, they sent someone in again and then realized that there was a serious problem. After all of this, they are not giving any of the deposit back and want extra for a unit we cleaned and gave back to them in better condition than we got it. We cleaned the unit entirely before moving out, and they are charging us for false claims that our unit was in a different state. read more

I am sad to have to post this since this but I want everyone to know that Haverkamp properties is not true to their word. The attached photos are of the Air conditioner with black mold and debris after Haverkamp properties "cleaned" all air units prior to new tenants moving in. This is after I requested it be cleaned and they said they were just cleaned so it just needs to run for a while to get broken in after the cleaning. It is a health risk and should be checked by every tenant of this company because they are greedy and do not care about their tenants. I have lived in a few apartments owned by them and was never this dissatisfied until the past year. This company lost my deposit from my unit in 2021 after sending it to the apartment I had just checked out of. They finally contacted me in may of 2024 to pick up my check at the office. This being said the check was issued in 2021 and my bank will not receive checks over 6 months old for security reasons. I offered to return the check to Haverkamp properties so they can void it and issue another, but in return the said they are going to charge my $30 since they have to reissue it. Then they proceeded to tell me that if was my fault and that they emailed and called me on repeated occasions to try and get ahold of me to pick it up and they didn't have a permanent address for me. I reviewed all my voicemails and emails over the past 4 years to find no such email or call. I also was not allowed to officially check out of my apartment without giving a forwarding address and phone number. We requested the email chains and paperwork showing that they tried contacting me and that no permanent address was left, but they refused to give us any evidence. It's sad a company that controls so much of the housing market in Ames is so inconsiderate and greedy that they blame their customers and charge $30 for their own miscommunications and lack of file keeping. I would advise looking anywhere else for housing in hopes that the companies provide better safety and care for their tenants. - William read more

I've lived with Haverkamp for 2 years. I'm going on my third year. Maintenance is quick and happy to help! The unit I'm in is a good price for the quality and location. I have no complaints besides the snow plowing situation (need more salt down to get ride of the ice) and there's just a lot of blowing trash around our building. Decent place to live. Not the nicest but also not entirely a dump. Lived here for a summer. Internet was okay and only subject to small outages. Washer and dryer are in a weird closet that makes the dryer door shut on you every time you lean to get clothes out of the wash. Very annoying. Place was carpeted except for bathrooms and kitchen. Plenty of kitchen space and normal sized fridge. Be careful which room you get because anything in the ground floor by the doors becomes a fishbowl at night with everyone walking past you and able to look in. Horrible absolutely horrible! They do nothing about people stinking up the whole apartment with weed, never put salt down in the parking lot so there is always ice, electronic locks on the outside of buildings never work so after a certain time you just can't get back in, also door handles sometimes go missing from the outside of the building making it impossible to use that door. Terrible if you live in the efficiency on the first floor. Your gonna have to listen to the stomping of the person above you... Trust me I have live here for 4 years, it doesn't matter who lives above you and they literally regulate the amount of hot water that you get in the apartment. They have slowed the hot water for my apartment the last two years at the beginning of winter to reduce their costs. I only have two settings in my shower cold or mildly warm, the hot water is a trickle. read more

I feel generous giving 2 stars Pros -Good location being in Tiffin and definitely cheaper than most in the area, but definitely not worth a penny more that they wanted for renewal. -Easy application process, basically first come first serve and very helpful in the beginning for first time renters -Allowed to get out of lease 1 month early penalty free (thank goodness cause I wanted out asap) because management had enough interest for the apartment which means more money for them Cons -Haverkamp properties doesn't even list the Iris court apartments in Tiffin, Iowa on their website. -Every time maintenance was requested, they either didn't fix the problem, did a poor job, or created another problem needing to be fixed -in the end taking from my security deposit. Once even entering my apartment when no one was home with no warning. (Normally they were good about calling). -They allow marijuana use despite their lease contract causing the whole complex to smell -The property isn't very well maintained with trash, weeds, and animal droppings everywhere. -Mildew and mold everywhere despite myself buying cleaning supplies, dehumidifier, and air purifier, management didn't care it spread to and ruined personal belongings. -German cockroach infested when first moved in and mitigated with several personal purchases. -Had an issue with another tenant being a terrible parker who would even block us in by parking behind us with especially in the winter with snow removal being subpar, and have visitors parking in our assigned spots. -The unit was terribly dirty when moving in because they evicted the previous tenant and apparently couldn't do the bare minimum for us. The whole place and especially carpets smelled of an animal cage and I even found animal droppings under the cabinet in the bathroom. -Did not receive my whole security deposit back because they needed to patch nail holes which were there from the evicted tenant before us, add door stops that we didn't even have to begin with, and a few other miscellaneous things you would expect with wear, tear, and turn over mind you we left the apartment in much better, cleaner condition than received -The one old mini split did a poor job heating and cooling the entire apartment (had to clean the blackened filters) -Was not informed that our specific unit would be the one of two to not have a patio or deck read more

I recently moved into West Towne Flats and my experience has been good thus far. If you're looking for something easy/quiet/relatively cheap, this place seems like a good choice. 1) The ladies who work at the office are friendly and helpful. A special nod to a few rising stars, Bailey and Maria, for guiding me through the leasing process. They were professional, conversational, informative, doused me with positive attitude, and succinctly answered my questions - they really knew their stuff. Getting doused with positive attitude was the best part. Iowa nice. 2) The apartment is serviceable. I have a full kitchen, and the overlords give you a microwave to play around with. Oh my, look at all of the buttons and they light up. And I'm in his backyard at night shining a flashlight into his room, teaching him about the planets. I see a refrigerator *with* a freezer. It's a nice touch. I put my entire frozen food diet in there. Lots o' bags o' broccoli. 3) You can go into the office during office hours and pour yourself coffee. I couldn't believe it when they told me. Mommy, they give me a coffee machine to play around with. They Just Give It To Me. I Take It. I Say Thank You. As an aside, YouTube says there are tornados in Iowa but I can't find the dark hobbit hole we're all supposed to climb into when we face tornado doom read more

Best place to live if you like over flowing garage cans that carry smell on a windy day, if you like kids running up and down the halls, if you like hearing your neighbors having sex, if You like your cars damaged in the parking lots, if you like the smell of pot smoke, if you like knowing that your lease is only an outline of rules but are not enforced and often breached by both residents and management, if you like kids playing kickball in the parking lots, if you like being told you complain to much when there is dog poop that isn't picked up, when your neighbors are having parties and you can't sleep, or when your neighbors harass you. I understand apartment living but that doesn't mean you have to put up with everything under the sun when your PAYING to live here. When we opted to pay for garages after our car was damaged in excessive of 1700 dollars the garage spaces that were supposed to be available had vehicles parked in them (not being paid for since they were supposed to be empty?) Now having a garage to avoid damage again from the residents only to find firecracker debris In the garage and on my car. Overpriced for what you get, management is hard to get in contact with, and it never makes a difference anyway. Save the headache and look someplace else - current resident until lease is over. read more

Horrible experience. Ridiculous noise issue. Tenants upstairs sounded like they were bowling or doing the river dance in wooden clogs all day and night. Drunk neighbors screaming outside our door and windows. Loud music nonstop. Dog poop and urine outside our patio and door. Thermostat didn't work properly (ran constantly) & heat bills were huge for a 2 bdrm apt. We lived there six months, moved out and "Jason" the manager took $ out of our deposit citing "cleaning and painting" fees. We had the place professionally cleaned and it looked far better than even when we first moved in. What a joke and rip off! If you're thinking of renting from these folks -- RUN! Don't walk! I'm living in a high priced ghetto. Trash around the property is always an issue for me. I don't blame them for making the mess but I do expect for them to take responsibility for keeping the place clean. Multiple complaints are needed before anything is done. This last time after looking at bags of trash under the stairs, for weeks, I finally had my grandson and his friend get rid of it. The one props that I will give management is that they're on top of getting their money. Be late and immediately you'll get phone calls, notices on your door, and notices of eviction both email and postal. I've been in one of the Ames properties for a handful of years and very few of the office people seem competent or like they actually want to be helpful in whatever situation you have going on. The maintenance staff, on the other hand, I've had a lot of great experiences with. Larry is absolutely awesome being so down to earth and personable and the one I've dealt with the most. Do NOT lease with Haverkamp. The management is absolutely ridiculous when it comes to maintenance requests and complaints. If they spent money on a building that wasn't yours and then you have a problem with your apartment, they'll tell you they've spent too much money somewhere else and you're out of luck. My apartment had flooded before I moved in, and we were told everything with water damage had been replaced, and we didn't realize this was a lie until we started living there. The windows are rotting, the building is very old and they won't do anything about it. When we complained about the rotting windows, they said "that's just how old buildings are." This means that they won't do any improvements and will just wait until the building collapses. We thought we were getting a deal with the rent and the good location, but it is absolutely not worth the living conditions. I don't know how the buildings are in their other locations, but the management is something not to get involved with. They contradict themselves and blame everything on the maintenance staff, as if they have no control. Do not lease with Haverkamp. read more

Vinnie Linhart was the associate that helped my room mate and I find the prefect apartment. He was fantastic and funny, and even humored my friend's slightly-immature jokes. He walked us through the paperwork and was so helpful I made a yelp just to comment! Not to mention the 24 hour emergency maintenance is so timely and they always have a friendly demeanor. The apartment we signed up for was amazing (a few scratches here and there in the wood work but clean and had a wonderful setup.) and I'm truly happy that we signed with Haverkamp! Avoid signing a lease here if at all possible. They charge you for every little thing they can possibly charge you for. I know of apartments in Ames who have only charged $50 for a mess of an apartment with holes in the wall, and my roommates and I got charged over $300 for having a nearly spotless apartment. When I say nearly, I mean we left it exactly how we got it. They charge $40 a window just to clean dirt out of it, and they claim that this is one of the cheapest inspections! I definitely regret signing a lease with them and advise you to really weigh your options before doing it yourself. read more

Haverkamp Properties perfectly represents poor property management. Their cocky, arrogant staff make getting answers to questions quite frustrating.. and they are chalked full of misinformation regarding the properties. Never trust their representatives to give you correct information - and pay VERY close attention to the wording of the lease terms. Take photographs of everything before moving in - as they will nickel and dime you for everything you do not explicitly state as damaged during move-in. Maintenance is a joke, at best. Their staff had conveyed to me that they don't hire the brightest maintenance staff because they will work for less. Maintenance workers will simply unlock your door and enter your place without warning (but will place a notice on the front door the morning of) - boots caked with mud that tracks throughout your residence - to 'change' the filters. Changing the filters consists of the employee running them under the sink for ~5 seconds - and leaving any dust buildup in the sink for you to clean up. On one occasion, one of their employees cut himself while attempting to move a washer/dryer without help - wiped his cut hand on my towels, and left blood stains on my floors, then simply left after he was done with the repair. After contacting them about it - they had someone come out with a $5 Walmart towel pack to replace the Egyptian cotton towels they stained with blood. Arrogant, ignorant staff, and incompetent maintenance is what you can expect when renting from Haverkamp. read more

I do not recommend renting from Haverkamp whatsoever. My roommates and I had a horrible experience with them. Within our first few months of living there our basement apartment flooded and we were told that it had never happened before, come to find out it had happened several times to that exact apartment. After they stopped the flooding they left without cleaning anything up and never replaced the damaged carpet. It was also impossible to get a hold of maintenance whenever there was an issue because you can't just call to submit a request. You must submit your request online, which would be fine if the internet ever worked there. Then when we finally moved out and it came to get out deposit back (mind you when we checked out they didn't write a single thing down of damage) we weren't receiving our check. Legally they have 30 days to distribute deposits or some sort of statement about your deposit and a week went by without hearing anything! We called and called and each time we were told a different story. read more
