I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

I really appreciated that she was transparent about the how/why of her pricing recommendations and listing strategy (taking the time to talk through every detail if that's what I needed) and I trusted her completely. A few other 'perks' that I didn't realize to look for in a realtor but were invaluable in my house selling experience: - Rachel has been doing this a long time, and has incredible insight on what types of updates to consider/prioritize that will increase the value and interest in the house (which was very helpful for me because my house needed some major refreshing, but with a very tight budget) - she has a list of recommended trades persons for any work you need to hire for (and will even recommend different shades of white paint for that fresh coat that you may want to apply before listing!) - she is SO responsive! No waiting around for a reply when you have a question/concern/need... she gets back so quickly and manages to thoroughly address the question/concern/need in the simplest way. - she is approachable and easy to work with, and also really savvy and strategic on getting the best possible outcome for her client I loved working with Rachel, and highly recommend her and the Philly Home Girls team for your real estate needs! Firstly, the owner does not care about anyone who lives in any of the properties he manages. You will never be able to speak with him. He also has lawyers who sue his own tenants and property owners all day long. Their sole job is to go to court and sue. Barb Weis who is the Regional Property Manager is proably one of the rudest people you will encounter at this company. She herself can't manage to pay her own bills but takes pleasure in making tenants and owner's lives miserable by creating problems for them. If she doesn't like you, she will create false fines and put them on your account. If you own a condo, you will need to hire an attorney to get this bogus fine off of your account otherwise, the fine will accrue late fees and snowball.. which could result in them putting a lein on your property or worse. She will get your neighbors to jump on the bandwagon and spread rumors about you. If you think these things are insane, you are right but this is what this company does. They are bullies. They will hire friends of friends to do landscaping. One company they love to hire is Lava Landscaping. The owner, Victor is a pompous guy. He does nothing. He will mow the lawn every week whether it needs it or not. He cuts it so short that when it's 90 or above, the grass burns and dies. Victor actually killed the majority of the grass in Rivers Bend and all that was left was mud. He then will mow the mud. I kid you not. When you complain to Wise Management, they will do absolutely nothing. But as a tenant or owner, you have to continue to pay the condo fee. If you have any roofing problems and call Wise management for an issue. They will take forever to get back to you and then they won't bother to call you to tell you someone is coming out. You will run into someone on your property when they eventually come to look at the issue. You won't get an update either. Barb Weis will just come into your property without calling or emailing you first to let you know. I ran into her many times just lurking in my hallway.

They won't ban BB guns, they won't ban teenagers from the gym. They won't pay for my medical bills. Not to mention, the landlord of Towers of Wyncote won't kick out Pot smokers and cigarette smokers who were smoking in the stairways in Building 2 even after I told them they're smoking in all 3 stairways several times. Marijuana is an illegal drug federally and in Pennsylvania if I recall. You can go to prison for having Marijuana in your bloodstream after inhaling 2nd hand smoke. And let's not forget about how the landlord of Towers of Wyncote refused to help me register for the auto paying of rent. I tried to call them 5 times to help me with autopaying rent. They either won't pick up the phone or they hung up.

    I bought a condo from streamline and there was a warranty for one year. The flooding happened…read morewithin the warranty period. My basement floods, continuous water, gallons, pouring out of the wall into my laundry room and sending the sump pump to go off every 30 seconds. In my mind this is an emergency. I put a ticket in for service and they aren't able to arrive for 4 days. I put towels down to mitigate the damage and they are getting soaked almost immediately, so I put them in the washer to wring out and then into the dryer. I am doing this 3 to 4 times a day. The water eventually flows down the hall into my bedroom. When I walked on the floor in my bedroom water would spray up through the floorboards. I put in a service request into the portal and the Streamline's contact tells me to call an emergency plumber to assess the situation. The plumber arrives and see's it's beyond his scope and he charges me $220.00. They had been saying the reimbursement has been requested 3 different times and it took them 3 months to pay me back. The Streamline techs come over with de-humidifiers and said the Water Department would come over shortly to assess the situation. They never show. Streamline finally gets a plumber in meanwhile gallons of water are flowing out of my wall. It took 12 days to fix the pipe. The plumbers and Streamline's own workers told me they've seen this before in other Streamline houses. Because of drying my towels several times a day for 12 days my dryer stopped working and a big hole in the backyard where they dug it up so they could access the broken pipe. In addition, Streamline never informed us of these issues: Streamline failed to tell us that our HOA includes another house, 1139 Mt. Vernon Street. My upstairs neighbor and I are waiting for Streamline to remove 1139 Mt. Vernon from our HOA and it's been months of no updates and no communication from them. They never fixed the hole in my backyard. They haven't replaced the windows for my neighbor upstairs. They never did a walkthrough that was supposed to take place before the warranty was up. Streamline is very unresponsive. They don't reply unless I send 3 emails and maybe I'll get a response.

We were not made clearly aware that this was supposed to be a self-guided tour -- and it didn't matter anyway, because the lockbox codes they sent us DID NOT WORK. Every attempt to get help was met with automated responses. When a real person finally stepped in, there was zero urgency. No one offered to come open the door. No one acknowledged that we had traveled hours to be there. We were essentially left on read while standing outside a property we couldn't enter. The response we eventually received amounted to: "Sorry, we're working on it." That's it. Here's what concerns me most: if this is how they handle prospective tenants, imagine how they handle the properties they manage. If I were a homeowner and this company was representing my home, I would consider that a serious breach of fiduciary responsibility. They are not acting in the owner's best interest by making showings inaccessible and unmanageable. This felt like a scam at worst and gross negligence at best. Avoid.
