Their rates are pretty competitive in the industry. Patrick, April, and the rest of the private lending team are extremely helpful and knowledgeable on what they do. Also, their sales team is very insightful of the market, and have always had my best interest at heart... the same goes for their property management team; they helped my locate areas in high demand and messy areas to stay away from. I would highly recommend speaking to Marshall Reddick for any real estate related needs. It's refreshing to work with such professionals and knowing they always have my back!!

Extremely Poor Property Management Experience - Fort Myers…read more Marshall Reddick did a very poor job managing my property in Fort Myers. I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

I can not say enough about the amazing job that Kyle did in our purchasing experience. We were…read morefrom out of town so he spent the entirety of a few days, whenever we came to town, visiting so many places. Don't let his youth fool you. He knows the market, he gives great advice and guided us to a great purchase. It's the little things that I believe sets him apart from other realtors. Excellent conversation, prompt replies and observations that we didn't think about. More so, it was the big things that led me to write this. Our purchase was a challenge due to the behavior of the seller and seller's agent. Kyle was patient and worked to get us through the process with our sanity. At our celebration dinner, he shared some of the challenges he faced, unbeknownst to us, and earned even more of our respect. We also had a snafu with the closing/mortgage companies. Kyle stepped in and used his connections to get the documents we needed before closing. It was nothing short of a miracle that we closed in a timely manner and, even in this market, at a price that was lower than market value. After closing, he came by and checked in to make sure everything was alright. There are a ton of realtors in the area. While I can't vouch for their quality, I can definitely state that Kyle is the best realtor we have worked with in the last 10 years (due to employment and family, we were involved in a half-dozen moving events.)

Working with a real professional…read more Nelson Rua worked in a team with my estate agent. At the beginning of my search for a house, he had explained to me how he thought Cape Coral would develop and where it was worth investing. I found myself face to face with a man who had a wide range of interests and, at first glance, seemed to dance at a thousand weddings. This impression turned out to be correct and particularly valuable in the process of my purchase decision. I did the viewings myself with his team partner Grace. Once I had decided that I wanted to move on to the next phase with an object, the stage was set for Nelson Rua. He took a second look at the property from a completely different perspective, one that a layman like me wouldn't be able to see. The day after my viewing, I was given valuable information about the building substance and the quality of the workmanship in the house. It turned out that I wasn't just dealing with a real estate agent, but with a real professional with valuable knowledge of construction techniques. I had a total of three shortlisted items. Apart from the one I finally bought; we had nicknames based on the color scheme. One was called "Villa de Cruella" and the other "Pale Smurf". Nelson Rua drove to all three houses afterwards and wasn't shy about telling me honestly if he thought something was wrong. He was also able to give a good estimate of how much it would cost to rectify a flaw. Imagine you've just fallen in love and someone comes along and tells you about a major character deficiency in your conquest. Not a pleasant situation for either side and yet broker Rua made it easy for me to process this information. In the end, it was Nelson Rua who successfully negotiated the conditions and managed to squeeze out another discount on the purchase price. The real surprise - and I shouldn't have been surprised, because I had this impression from the first meeting - is Nelson's professional network. I thought he danced at a lot of weddings, but I found out how good these parties were for me after I finally bought the unnamed house. I needed tradesmen for custom interior work, a pool builder and someone to install a reverse osmosis system for me. Of course I solicited bids myself, but Nelson Rua always knew someone who was qualified, what the quality of work would be, and I ended up saving thousands of dollars because of Nelson's recommendations. In addition, I had a good feeling that the work would be done well. Nelson Rua is an absolute professional in real estate. He is always willing to go the extra mile, shines with competent expertise and his professional network is an extraordinary added value. I can only recommend putting yourself in Nelson Rua's hands when buying a property.
