While I'm sure Grogan Construction can do very good work, they are very sketchy with their pricing. Looking at their website they have three homes on their "Homes For Sale" tab and all three are marked as sold, if you take the time to see what they sold for (land and home) you can see they sold between $163 and $226 a square foot. I reached out to them as we are looking to build a home possibly in the Hickory area and in their initial email they indicated their current rate for building a home is "$260 to a titch over $300 a square foot". Assuming this is some sort of barging ploy we did meet with them to discuss our vision and in two weeks from their $260-$300 email to our in person sit down their starting price is now in the low $300's to possibly $400 a square foot, on top of your own land. Even their own lots that indicate they have sewer and water Grogan is still wanting to charge for the connections that were already made. It is my understanding when you buy a piece of land it comes as is for that price, not with a secondary set of fees for improvements that were made before hand.
I understand they are a business and need to make a profit, but these wild fluctuations appear to me to just be gouging. Good luck if you proceed with these guys, but a company working out of their kitchen shouldn't be shooting to make their whole years payroll from one job, there are plenty of new (yes new construction) homes for sale at or under $200 a square foot already on a property with utilities and these guys trying to double that is big red flag! Sorry to buck the 5-star trend, but if they are experiencing this sort of price fluctuations in the courting stage, I can only imagine what would happen once you have committed with cash on the line. read more
