What happens when agents are incentivized to sell you the 2nd home you look at over the 1st? They sabotage your offer. I contacted Greyhound because they had a home listed that looked perfect. After seeing it I put in an offer that was the highest received. The broker from Greyhound was supposed to be acting as a transaction broker but gave me a litany of bad advice starting with, "This seller is getting greedy." He told me she wanted more than I had offered and when I said, "I guess I have to give it to her" he said, "I think the market determines the price and it already determined your bid is what the house should go for, don't give her any more." I asked if she couldn't just go to the other bidders and ask for more. He said no, she would have to take the house off the market and re-list it in order to do that. I said I had to give her something and he replied that she was just trying to "squeeze you for more money". I suggested forgoing the inspection and he said he didn't recommend that. I said I have to do SOMETHING. I told him to nicely ask the seller if that would work for her. He came back and said either that or the price increase so I agreed to lose the inspection. Then he came back and said she changed her mind and was asking for new bids. He said I should just walk away and not deal with her because she was crazy (she was also a Greyhound customer.) I told him to give her everything she wanted! I lost the house. Afterward, he said "Don't worry, you still have the 2% deal." I wondered what he was talking about and then I realized HE would make 2% on the next house. I truly believe he intentionally sabotage my purchase. read more
