Do Not Move Here, Moving here was the worst mistake I've made, completely disillusioned!…read moreThere is no help for you once you sign! Either pay to leave or pay to stay; they win either way. I believe every negative review is 100% factual.
I received the key 9/1/26 and by 9/6/26 I had my first altercation with the belligerent Facility Manager Juan Manuel Ortiz but goes by "Johnny Ortiz" (picture below taken from company "updates") whom I believe was either driving under the influence (drinking at the NY ren faire) or was having a manic episode given the level of hostility/complete lack of professionalism over an employee parking space I wasn't aware was for his personal use, note that every complaint regarding parking for this village is an understatement, I don't understand how they expect anyone to move in if there's no parking at all and any other action would violate the lease terms. To terminate the lease, I would need to not only pay hundreds for a poor paint job but also pay the remaining months on the lease because I know they won't show it just to force payment, given my interactions I have zero trust in this business. Facility manager stated he's been there for 23 years yet lacks any professionalism once you sign the lease. Given all the information I was forced to lookup due to the altercation I in no way feel this is a safe place for my family.
I will be updating this post with a copy of the redacted lease along with other relevant documents. Renters Beware!
Below you will find a list of complaints, lawsuits, etc.
Seriously READ all the reviews especially googles and believe them.
2023 personal-injury lawsuit involving Westmount Village
There is a New Jersey Superior Court, Passaic County lawsuit directly naming Westmount Village, Garden Homes Management Corporation, and Rose Manor Estates.
Case: Ahmed Elshaer and Aida Shehata v. Westmount Village, Garden Homes Management Corporation, Rose Manor Estates, et al.
The complaint alleges that an unnatural accumulation of ice/snow on a patio/pathway/walkway at 234 Overmount Avenue, Woodland Park, NJ caused Ahmed Elshaer to fall and sustain injuries
Docket: PAS-L-003543-23
Filed: December 26, 2023
United States v. Garden Homes Management Corp., Civ. No. 99-2900 (D.N.J.), the U.S. Department of Justice sued Garden Homes Management and associated property owners/managers over alleged Fair Housing Act discrimination.
The government alleged discriminatory treatment based on race and familial status, including allegedly telling African-American prospective tenants that apartments were unavailable while telling white testers that apartments were available, and discouraging families with children from renting certain units.
The case subsequently resulted in a consent order/settlement. DOJ states that the defendants agreed to pay $250,000 in damages and civil penalties, consisting of $200,000 for aggrieved persons and $50,000 in civil penalties, along with injunctive relief including fair-housing training, recordkeeping and reporting.

Imagine all the tenants that didn't even bother to complain and just left cause they knew how pointless it was to even bother.
