Village Homes and Land…read more This is where nice and professional intersect and nice is an understatement. Theresa, Michael, and Carissa are some of the most charming people that I have ever met. Their Christian values show through all their professional and personal life. We met them when we considered buying a historic house in my wife's hometown of Bagdad, FL. We had found a couple of houses online that we wanted to look at which were listed by another realtor from Pensacola. As we were looking, we noticed an office on the corner of the main street in Bagdad. This was Village Homes and Land. We thought, why not see what they have as they are obviously invested in Bagdad. It turned out that they also lived a few houses down from the office and had invested in other properties in this little village. We were pleased to find how gracious and yet professional and efficient the owners are. Theresa had a few properties listed including the one which we found perfect for our needs and quickly made an offer and closed. This house was in great shape as promoted and has lived up to our dreams. We found that Village Homes and Land not only helps buyers and sellers find their dream homes but also manages more than 50 properties for people leasing their properties. This gave us the confidence to entrust them to lease and manage two other properties we invested in the Milton/Bagdad area. Michael Johnson is a competent project manager and general contractor who will manage remodels or maintenance projects. We used him to manage a complete restoration and expansion of the Historic Golden House. Over the years, Village Homes and Land has always been responsive and responsible in providing for our every need as owners and landlords. We consider ourselves blessed that we visited their office nine years ago. Chuck Hendee

We just recently left the area for my fiancé's new job. We were able to relocate and stay with the…read moresame rental company. Which was great on our end because we didn't have to go through all the troubles of finding a new place and paying all the crazy fees you have to rent a home. With this all being said the front office was so helpful in helping us figure everything out with the transfer package. In our last week there I went into the office to make sure I had completed all that was necessary on the end of the transfer and to make sure that I was completing all the tasks that needed to be done at the old residency. I spoke with Brittany who assured me that all I needed to do was make sure the house was clean, all the walls were wiped down with a magic eraser and there was nothing wrong with the flooring. I asked her if there was any patch work that needed to be done should we do this as well. In her words she said, "If you can't patch it correctly, I would let it be." I assured her I didn't want to be charged for not doing something to their standards. She assured me that I wouldn't be. A few days later before the move out my fiancé and I had a few more questions about the transfer so when we went back up there to talk with Brittany. Once again I asked about patch work on the wall just so my fiancé could hear it himself what she said and she once again told me we wouldn't be charged. The next day we moved out. Leaving the house MOVE IN READY! so clean you could have dinner on the floor. I contacted Brittany to inform her that we had left the property, and it was opened for her to review the area for the Move-out process. This is where my frustration comes from. I have tried my hardest to get in contact with Brittany to go over the move-out list and tell me what she thought of this place and how I met the companies requirements on the move out, which may I remind you the whole time we lived there I had perfect communication with Brittany. Nothing but crickets from her. She will not return calls, We have left several messages for her to return. We finally had the office manager answer the phone. We asked her what was going on with our deposit check of 2249.00. Now there was a transfer fee we had to pay which was understandable, but a utility bill of over 650 and all the others I find a little ridiculous. I asked for an explanation of this charge and a copy Erica said I would have to speak to Brittany about this. Still haven't heard from her. There were also charges for damages, they can't explain Brittany is in charge of that, and there was a cleaning fee, which can't be explained either. To top that all off we still haven't received our deposit back or the small amount which was left over from being charged to death on. The reason why I'm making this review is because I want new residents to be aware of the large fees you will end up paying at the end of all this and no one will take the time to explain them. They will be your friend to the end, then your money is theirs no matter if you follow what they want or not.

If you own property and need a book keeper, Mike might be your guy. However, if you need somebody…read moreto actually manage your property, you better find someone who is competent. He "managed" 2 of my properties. His "inspections" were useless. Whenever, I flew into town to check on my property, I always found major damage that magically happened right after an inspection. I renovated one house before hiring him. He gave it back to me with every door kicked in, ceiling collapsed and the roof was rotted out. If Mike "manages" your property it might cost $30,000 in repairs when he returns it to you. Don't expect him to do anything that actually requires work on his part.
