If you value your health, your money, or your sanity, DO NOT MOVE HERE. Consider this your warning. These homes are rotting, pest-infested nightmares from the 1950s. Rats, palmetto bugs, fire ants -- the place is crawling with them. Mold in the walls, rodents in the attic, bugs everywhere. It is filthy, outdated, and borderline unsafe. Maintenance is a joke. They refuse to replace anything. They slap bandaids on problems, "fix" the same issue 10 times, and act like they're doing you a favor. The appliances are ancient, rust-filled garbage. The cabinets are literally crumbling 1950s wood. Nothing -- and I mean NOTHING -- is energy efficient. You will spend a fortune on utilities because the windows might as well be open holes in the wall. Rent is outrageous for the quality you get, and then they raise it every single time you renew. They're more than happy to take your money, but they will not invest even the bare minimum into making these homes livable. Hunt Properties management and leasing staff are flat-out horrible. Completely unhelpful, rude, and unwilling to work with residents -- including military families and retired veterans. When we bought a house, they still refused to let us out of our lease. They don't care about you at all; they care about squeezing every dollar they can. My move-in condition was filthy -- trash everywhere, dirty bathrooms, dirty kitchen, rusted appliances -- and even then they still tried to keep my deposit when I moved out. The level of dishonesty is unbelievable. I've lived in multiple base housing communities, and this is without question the worst. It is mismanaged, overpriced, unsanitary, unsafe, and disrespectful to the people who live there. Do not make the mistake of moving here. Run -- not walk -- in the opposite direction. Hunt Properties should be ashamed of what they're renting out.

Unit was not cleaned when we…read moremoved in, our neighbors had trash outside everywhere always blowing into our yard, so much trash cockroaches were everywhere. We showed pictures to housing & complained, nothing was ever done to rectify the problem. Upon our move out inspection we were told that everything looked great and we owed NOTHING! Only to get a huge balance due notice & an ESTIMATED electric bill which was much greater than any electric bill that we ever had while we lived there. There is no wonder why there are so many empty units here!

    Roaches everywhere...now charging for water and sewer...that for 2 people is over 100.00 a…read moremonth..the bill constantly goes up but maintenance goes down. Person ob 3rd floor left water runn8ng all day .i have black mold on my bathroom ceiling. When I complained they sprayed it with white paint. Now its coming thru again. I have breathing problems. The refrigerator in this apartment was broken and finally died to replace it ,i got another broken refrigerator..meat tray doesnt fit the slide its too small the bottom shelf is broken its dented and scatched. Prices go up every month before you knew the price but now in less then 4 months its gone up over 129.00 a month. When I moved in I was promised a washer dryer, i had to buy my own..it took 6 months to get an oven that worked. I also was told and shown a new apartment. I am in the back with an old apartment..Ive been here going into my 3rd year and feel like Im being lied to..norhing has gotten better just worse. They dont want to replace anything..just charge more. The new utility company con service is ridiculous with the utilitis. My cable is now 123.99 a month. Instead of promised 99.00 a month...

I've sent an email and spoke with staff in regard to the issue and the only solution is to call into the office every week by Wednesday to request pest control. Honestly, it should be automatically done weekly given the state of the infestation. I had to throw away an entire pot of pasta due to a roach that managed to fall into the pot. They are in the dishwasher, behind the stove, in the kitchen cabinets, on the outlets, under my dresser and there has even been a few instances where they have been crawling on my bed! Regardless of how often or how much I clean they won't go away and is becoming increasingly uninhabitable. And don't get me started on what I'll have to pay to replace things like my couch and microwave due to the infestation.

    Envision this: You move into your first college apartment around mid-August, excited for the school…read moreyear. However, as soon as you enter, the horror starts. Dust and hair EVERYWHERE, faulty toilets, leaky sinks, a washer and dryer from honestly the stone age. I could not list every problem this apartment complex has (or American Campus Community) without this being a whole essay. The fact that you are being charged over $1000 a MONTH for such a substandard product is laughable. Black mold, spiders, and ants are all prevalent, and even the wi-fi won't work in some rooms. Also, as I mentioned before, the bathrooms are disgusting. Other people's hair and dirt are literally molded into the bathtub while this apartment is considered "state of the art" (at least by their standards I guess). However, the worst part is undoubtedly the charges you will receive AFTER you escape this place. They will charge you hundreds of dollars for "damages" that were already there, "cleanings" for the bathrooms that already were not even remotely clean upon moving-in, and other charges for things I still to this day do not know they are for. Please do not give this place your money, it is severely outdated and downright gross. Please research other options, whether they are townhouses or even living on campus.
