I was not able to live in my apartment for 11 days during restoration. I requested rent abatement from Ms Hartmann, which was clearly defined in their policy and regulations handbook that was given to me on the first day of my lease. Ms Hartmann informed me that my apartment was habitable during those 11 days, in spite of the fact that I had no ceiling or flooring in my bedroom, bathroom, and hallway extending into my kitchen! There was no smoke or carbon monoxide alarms as well. Brookfield Highlands refused to give me rent abatement contrary to their own policies and regulations. I had to take them to small claims court, where I won my judgement for 11 days of rent abatement! I am a senior living on a fixed income and I had to sue my landlord because they didn't follow their own policies and procedures. I had the wonderful neighbors, but I was treated with contempt and I was disrespected by grossly incompetent management. I would not recommend this particular Highlands property to any senior or any family members who are looking for a retirement community for their loved ones!

**RENTER BEWARE** I am normally not an individual who writes…read morereviews but felt it was important that I warn potential renters about this complex. If you are thinking about renting here please read the other more critical reviews from the last 24 months or so. This apartment complex is highly outdated, unsanitary, and overpriced. I have lived in dumpy 3-4BR college houses in downtown Waukesha that were in better condition than this "Luxury" apartment complex. We lived in a unit with a single vehicle garage, and when we initially moved in our garage door opener would also open/close our neighbors, so we couldn't even use it for the first 1.5ish months it took them to fix that. This also implies that they did not truly check things over to make sure things were ok before we moved in. We received no deduction in our rent to reflect that we could not use our garage for a month and a half. There were so many repairs that had to be performed upon move in that we could not fit them all on the tenant inspection paperwork (multiple closet doors broken/falling off hinges, toilet flush handle malfunctioning, etc). To top it all off, our unit was so filthy upon move in that we had to do nothing but clean for the first 3 days to make it habitable. Our washing machine broke several times, and each time it was replaced with another used machine that I believe they just had in storage. There was also a leak from the plumbing living room which caused a large area of the carpet to soak. We were given a fan and had to basically run it for a week straight to dry the area. We also had a significant bug/spider problem in our unit. We had cobwebs EVERYWHERE and would find spiders and various bugs crawling around our walls, cabinets, and even laundry sometimes despite our diligent cleaning. There was a small hold in the ceiling where we figured a lot of the bugs were coming through, but were told they could not fix it because it was right next to a fire sprinkler, and they couldn't risk making it release a bunch of water. We were told that these were from the "box elder bugs" in the summer though I didn't see a single one in our apartment. They then tried to tell us that it was normal to have bugs in our apartment because it was near the woods (my parents 90 year old cabin in the woods did not have a fraction of the amount of bugs in our apartment, nice try). We tried to get out of our lease early due to the legitimate health and safety concerns that living here for an extended period of time imposed. A higher up from Solomon management named Samantha met with my girlfriend/roommate about our issues. Samantha was dismissive of our concerns and condescending. She stated that, "we must have grown up in a house" because we had concerns about an insect infestation in our unit (Side note: property manager Jason was at least understanding of our concerns and took us seriously, it just didn't seem like there was much he could do). We were told that we would have to pay $6000 to get out our lease, and we actually considered it but declined so as not to financially reward this organization. The only thing I can imagine keeping the outrageous rent rates so high here is that it is in a prime location between Elmbrook/Brookfield, and 15-20 minutes from downtown Milwaukee. We downsized to a slightly smaller apartment at a newer complex in Waukesha, and haven't had ANY issues. The unit was completely spotless, professionally cleaned and painted, no repairs needed upon move in. Had we stayed with the Woodlands we would have been paying $2100 for our unit. Our current apartment is $1525 - saving us roughly $7000/year to live in a place where we don't have to worry about finding bugs in our clothes.

Woodlands of Brookfield Survival Guide…read more 1. Get a really good plunger for each bathroom! Expect to use it every time you go to the bathroom and keep towels nearby as it will likely flood once a month! 2. Speaking of flooding, make sure you have a few buckets handy as water, both clean and dirty might start flowing from the ceiling above at any time! Happened twice to us! 3. Don't trust the kitchen shelves! They are all warped and the peg holes are stripped. Always expect dishes to fall on you! 4. Remove all the closet doors! They are all on rails that should have been replaced 20 years ago. They will break in the first month you are there. 5. Learn to love laundry! It took us an average of 3 hours to dry a load of clothes even after they replaced the dryer with a new unit. Asked them to check the exhaust feed multiple times. 6. Make sure you have enough income to cover a mortgage of a house double the size of your apartment! Also know that they will jack the price up by 20% after your first year and won't allow you to go month to month without an absurd fee. 7. When something breaks, just get used to it. Urgency is zero concern. They don't have enough staff for the run-down state of the complex, so they'll get to you after all the emergency fixes. 8. When maintenance does show up, be kind ... because you will need them again and again and again! 9. Pretend like you are still in a college dorm, because you can hear everything your neighbors do ... smell everything they cook, and when they run their washing machine spin cycle kicks on at 3am, it's like someone pounding on your door! Oh, and as a bonus, if someone in your complex is smoking weed, your apartment magically transforms into a bong! This was a nightly occurrence for us! Seriously though, this place has been worse than any dorm, apartment, etc. that I have ever experienced. It was bad when Mandel owned it, and now Solomon has taken over, jacked up the rates, and it's still a dump. The only positive thing has been the dog policy which allowed our Irish Wolfhound when we moved in. Never in my life have I been so happy to leave a living space. Look elsewhere!

During the application/approval process, management and/or their third-party screening provider refused to appropriately accept and process valid Emotional Support Animal (ESA) documentation, despite ESA accommodation letters being legally protected under the Fair Housing Act. I provided additional supporting documentation as requested; however, the documentation continued to be questioned and improperly rejected in a manner that appears discriminatory. I contacted the company directly to address the issue, but they stated that the matter was not their responsibility because the process was outsourced to a third-party provider. This response is unacceptable, as the property remains responsible for the actions of any third-party vendors they hire to act on their behalf. Additionally, I attempted to follow up with office staff, including Taylor Gaw, but no meaningful assistance or resolution was provided. Due to the continued refusal to comply with legal accommodation standards and the discriminatory handling of the ESA request, we were ultimately forced to withdraw. I am requesting that this matter be formally reviewed and that The Reserve at Wauwatosa Village Apartments be held accountable for discriminatory practices and failure to follow Fair Housing Act accommodation requirements
