I have been in the mortgage industry since 2001 and I have learned so much over the years. When I was a rookie, I would call the underwriters or BDM to understand how to structure the transaction for approval and funding. 2 decades later and I still pick up the phone and call Davila Ross or Remco or Cristie or Mike or Randy and so many of the underwriters for help when I am stuck. They have come to the rescue many times! The company has one of the most inspiring leader in the industry today - CEO, Yousry Bissada. Thank you to the team there at HTC and I recommend brokers and clients to reach out for support and solutions. CEO, Ameera Ameerullah Canada Mortgage and Financial Group www.cmfg.ca

Home Trust blindsided us…read more Home Trust gave us a mortgage pre-approval, and based on that, we handed a builder a massive non-refundable deposit. Everything was fine until just weeks before closing--they suddenly canceled the application with no warning, no explanation, and zero accountability. Nothing had changed in our documents. They left us hanging, out tens of thousands, with no time to pivot and no remorse. This is irresponsible lending at its worst--how can anyone trust a company that pulls the plug this late in the game without even a phone call? Thanks for absolutely nothing, Home Trust. You cost us far more than just money--you cost us our home.

Extremely pleased with True North Mortgage and broker Robert Dang…read more While shopping around for an online mortgage broker, I chose to try out True North Mortgage because of its A+ rating with the Better Business Bureau and its excellent ratings on Trustpilot. The mortgage broker assigned to me was Robert Dang. I sought out a broker in the first place instead of going directly to the banks because my work income doesn't measure up very well in the traditional gross income models used by the banks and I knew it would be challenging and time-consuming to shop my case around myself at the big banks. Robert took on my case enthusiastically and listened very well to the particularities of my case. I know he put a lot of effort into advocating for me and quite quickly got me pre-approved at two different banks. Once I found the perfect house, he worked even harder to firm up the mortgage as I had slightly exceeded my initial pre-approved loan amount. He was superb from beginning to end and got me approved for the larger purchase price. To top it off, he got me a much better mortgage rate than I had initially expected. He was knowledgeable, always quick to respond to queries, and full of helpful advice all along the way. I very much appreciate all the hard work he put in to realize my house purchase. I am extremely pleased with the service I received from Robert Dang and True North Mortgage. I highly recommend their services.

I really hope prospective home owners take the time to review who they entrust with one the most if…read morenot the most important decisions they make in their lifetime. I've been a home owner for nearly 30 years and have always trusted the big banks in looking out for my best interest. I'd like to set the record straight. Big Banks are motivated by their shareholders but that's not a bad thing. However, it can be if you are not careful and ask the right questions, hoping that your business means something to them. I truly mean it is incumbent upon you to do your research. I wised up really quick when I received a letter from the bank about what my next mortgage renewal would be when I simply asked the question about mortgage rates. They told me that they would give me a rate; however, if I were to recieve a better rate they would match it. Here I'm scratching my head and I'm thinking since I have a 25+ year relationship with the bank and also all of these investments, I must be getting a preferred rate. I was sadly disappointed because that was farther from the truth. I started asking questions and doing my own research which lead me to the great team at True North Mortage. Like many of you may think that Mortgage companies are not reliable nor helpful nor could they compete with the big banks. I will tell you first hand of my own experience with Robert Dang and Nidhita Achhapeliya at True North Mortgage. They didn't know me from a hole in the ground and yet they treated me as a top tier client. Both Robert and Nidhita worked so closely and tirelessly with me by informing me of all the necessary documents I needed. They explained every step of the way.....oh and what I didn't share with you was my mortgage was coming up for renewal January 1, 2026. After several calls to the bank they said someone will get back to me but never did. I am not sure about what the intentions of the Big Banks were but I decided to engaged Robert and Nidhita for their help at the eleventh hour. They could have just thrown a rate to me but they didn't. They educated me on what I needed to know and how to obtain the best interest rate. So, now you know this info, who has your best interest at hand? Again, Robert and Nidhita did not know me but were ready to help me get the best rate possible. Now, who do you think is looking out for my best interest? Hands down, I would say it is Robert and Nidhita as they tirelessly helped me find the best rate (beating out the big banks) considering the value of a mortgage and helping me get the best rate speaks volumes about their sincerity and working hard to earn my business. Robert and Nidhita walked me through the process and offered up information that would benefit me. So who do you think is working hard? On top of it all, my mortgage had to be completed during the Christmas break, New Years festivities, and while I was on vacation with my family. Robert and Nidhita literally held our hands through the entire process......all remotely. I didn't have to meet face to face nor have to give up my family time. Now that's worth its weight in gold. On top of that, we had some opportunities with technology and weren't able to provide signatures as planned. That didn't matter because Robert and Nidhita were able to come up with not only suggestions but real solutions to a crazy and hectic time for us. I recall getting emails and phone messages at extremely different time lines that a big bank provides. This brought it home for me as they are looking after my best interest and in my corner. In my mind, this is how it should be, someone who is not only tirelessly working on our behalf but also communicating with me every step of the way. I never had to wait or wonder what was happening with my mortgage application as they updated me every step of the way without having to ask. I am so completely pleased with how Robert and Nidhita helped me through this crazy economic timeline that I will be engagIng them again for my other 2 mortgages in the near future. If you haven't worked with Robert and Nidhita at True North Mortgage, you are most definitely leaving your hard earned money on the table instead of putting it to good use. Thank you so much Robert and Nidhita for your tireless effort and helping me look beyond my own bias that banks are the only game in town and are offering me the best value.

He worked diligently, sometimes in the late evenings and weekends. We had a lot of different accounts and assets which the bank understandably scrutinized due to new CRA rules. Manoj kept us well informed and explained every step and what type of documents were needed from each of us. He always fought on our behalf and worked for the best deal at a Big 5 bank. I am so appreciative of Manoj for working on this deal with a 30 day closing timeline. I would highly recommend him to anyone.

One of her existing clients who did two of his previous mortgages with Kim asked her for a letter of intent for a mortgage pre-approval in order for him to purchase a pre-construction property in 2024 for his son and she agreed. Instead of helping him she lied to him for six weeks blaming her staff, banks, the stress test, etc. She never worked on the letter nor had the courtesy to tell him she wasn't going to do it anymore and even past the due date with the builder and finally just never returned his calls or messages. I sold that client that unit and he almost lost his chance to invest in this new condo project in Toronto because Kim doesn't get paid to work on a mortgage commitment letter today for 2024. It's not in her best interest right now, but it is for my client who under my advice, luckily got another, responsible mortgage broker to help him in time. This client has good credit and purchasing power and Kim made him feel like he didn't matter and had to beg and plead for that letter. This is beyond unprofessional and as a Realtor I would never refer any clients to this mortgage company. Be careful who you give your business to because a mortgage broker that doesn't care will hinder your chance at investing in real estate and we all deserve to!
