They changed website where you found info on your property, So I couldn't go back & re-read anything rules ect. Prior to trip. We were not on the gate list so had to go to office then back to gate. Owner needs to communicate Cart office CLOSES at 5:00. So no cart til next day. Check in 4:30. Others in group 2:00. air conditioning did not work. Freezer & frig would not seal so our items were not froze or cold. Maintenance brought portable. Figured out if we would hold the freezer refrigerator door shut at the same time they would stay shut & work. Doors open towards the wall so you could not tell they were opened. Just a tiny bit enough to not cool anything. Could not find sheets for the pullout couch. OWNER should have communicated where things were, cart shop closes at 5, no beach towels, extra TP There was none. Guest SERVICES told us you're on your own for that and if you need more toilet paper than the one Roll provided. You need to go buy. No Kleenexes. Then he had to come back again in the morning with his thermometer to make sure it was cooling and freezing as long as we physically shut the doors. It worked. I told him you need to put a big note on this or the next people are gonna have the exact same problem. We told GUEST SERVICES about all the problems and they made notes of everything to tell the owner. The refrigerator was tipped forward also instead of backwards. Not that that matter cause you still had to do it yourself. We had to tell guest SERVICES to tell the maintenance guy so she could make out another work order so he could actually look at it. I said well he's here right now. Can't he just look at it? Well, then she sent him a work order via his phone. Before he left, I said well he might as well Put in a work order for the front door too, you could see the sunlight right out the door it latched, and you could lock it, but it was very loose opening closing when it was locked so that needed to be fixed as well. I think it's ridiculous that there's a $200 cleaning fee and we have to bag our own garbage and take it out to the dumpster -really? There was a $40 " peace of mind" charge ‍ When we picked up the golf cart the next morning, we turned around and drove back and told them there's something wrong with this cart, It's way too loud. He said that's because it's a gas golf cart and they're all that loud. My friend said I have a Gas golf cart and it does not sound like this at all. He would not give us a different one so he left. A day and a half later we were driving to the beach to meet the rest of our friends from the wedding the night before and there is a huge noise and I thought we ran over something, the golf cart belt broke and was laying in the road. We called the business. They said they try and have somebody come out I said no you're sending somebody out right now, we have somewhere to be. So about 15 minutes later here he comes. He's backing it off the trailer and get stuck so we had to pull back on and then he went really fast backwards and the back end of it hit the dirt and dragged. I said if you broke that thing, we are not paying for it. My friend said we tried to tell you about this when we picked it up, but there was something wrong with it. He was very nice but we had to get going.. The wedding and reception was fabulous on the island. The weather was perfect, but we definitely felt. There is a huge lack of communication on the owners part. They need to put more information on their site pertaining to their rental property so there's no surprises. The groom told us about the last Walmart before you get to the island to stop and buy stuff to take with you because everything so expensive on the island. I had one piña colada at one of the swimming pools and it was $18. It was delicious now my friend ordered the rum punch and she could not drink it. It tasted so bad. I took a sip as well and it was awful so she ordered something else. Oh & when we got back from being outside, the rental was so hot inside. Well the hose from the portable air conditioner come off the air conditioner so all the vents warm air was just coming back into the room instead of going out the window so we had to call maintenance again. 709 Ocean Cottage read more

Terrible management. Within 3 hours of being in my room, saw 2 cockroaches. Emailed and texted. After seeing the 2nd one i left immediately, emailed and texted again and requested refund. Heard back from someone the next day 24 hours later, saying the would give me another room. After I was already back home 5 hours away. Claimed seeing roaches is "normal around here"... not normal to see them in guest rooms... ever. Said they would refund me one night out of my 5 booked. We rented 515 Tarpon Blvd on Fripp Island from August 3-9, 2025, and were shocked at the condition of the property compared to the photos online. The house was filthy and in no way represented accurately. The master comforter had a blood stain, closets had a dead roach and dirty sock, and outdoor areas were covered in cobwebs, debris, and moldy furniture cushions. The master shower grout was black with mold, the air filter had not been changed in a very long time, and even the family room railing had peanut butter smeared on it. The pool tiles are uneven and unsafe, the hot tub didn't work upon arrival, and the ice maker never functioned despite maintenance visits. We also woke up to roof leaks in the kitchen on two separate mornings. Basic supplies were grossly inadequate--only two trash bags, one dish towel, one dishwasher tab, and one roll of toilet paper per bathroom for a week in a 4-bedroom, 4.5-bath house that sleeps 12. The towels were cheap and thin, similar to a roadside motel. Almost every surface of this home needs to be cleaned, disinfected, or replaced. We paid over $10,000 for this rental, and it was a constant source of frustration instead of a relaxing family vacation. Management did not properly address the issues when we reported them, and sending one cleaner with her child was not a solution. The online photos are deceiving and do not reflect the current state of this property. Renters should be aware before booking that this home is unsanitary, poorly maintained, and unsafe in several areas. read more

This is our home away from home, we've come for two seasons now and we love it each time. Ownership is adding a lot of upgrades, modifying and updating while keeping the classic charm to this island. Beaches are spacious and the sunrise is always amazing. I've read a lot of comments on the security but they're working hard to keep dangerous situations from happening and we've never encountered the island security under bad situations as we respected the island and its guests. We've enjoyed all of the structured activities and the live music and events are always fun for the whole family. I can't wait to compete in some of the competitions next year! read more

Recently visited Fripp Island Resort the 3 rd week of August. We stayed at the rental property located at 45 Davis Love. For a property to cost over 3K for a week I expect much more that what the property had. Upon check in we found only the basic housekeeping completed . There is no effort out j to maintaining the outside of the property. The landscape is completely overgrown and unkept. The house is covered in green mold. Certainly not worth what was charged . it is obvious the house is a cash cow for the owner and property manager. David B read more

I've vacationed at Fripp for many years. It is a wonderful, relaxing vacation spot. This review is not directed at Fripp, it is directed at the resort's rental practices. Vacation rentals are available through various on-line rental sites. I would suggest using one of those sites - NOT renting through the Fripp Island Resort. Last November I reserved a vacation rental through the resort. What I didn't know is the pricing was tentative. It was not clear to me that the price could change. And change it did - to the tune of a $1700 increase. According to the resort the unit was reserved at a tentative price. In my opinion it was NOT HIGHLIGHTED that the price is tentative. It should be in big bold letters that the price can change. Instead last November I got a "Confirmation" email with a "Total Charges" that is now called a "tentative rate". And it cost me $250 to cancel my reservation after learning about the very significant increase. Be sure the price won't change if you rent with the resort. read more

Fripp island is nice but this resort has never had an ounce of customer service training. Everyone is very rude and acts like you are bothering them by being there. The weather was turning bad so we requested to leave a night early and even made it to guest services before checkout and was told "you can leave if you want but we will not refund your night." We decided to stay and headed down the beach for the little sunlight we had left in the day and there was no one manning the stand for beach chairs. They were unsecured so we thought it was fine to borrow them. We were tracked down on the beach later and told we had to pay. This was fine but he took my chair and said I can't give those out till these other ones are all gone. I said I already have it can I just rent it. I was told no and he took my chair and walked back with a very old one and told me to pay and not touch things again wait for someone to man the booth. I asked why no one was there he said short staff and he had to go open the pools. I had already sat there for 45 minutes before he showed up!!! No one is happy to help or give you information and seem annoyed when you ask. I will not be coming back here. read more

When you hear the phrase "pastoral scene of the gallant South," Fripp has them all. The combination of palm trees and moss in South Carolina was absolutely beautiful. A tad different than your typical Myrtle Beach atmosphere, this private residence is quiet and peaceful. You can still turn up at the Beach Club and Adult pool and then ride around on golf carts in the pitch black (no street lights) though so do not fear, beer is near! Also, Beaufort is just a short 20 minute ride from the island and they have a FEW more things to do when you start getting cabin fever. There are non-skiddish deer and we also unknowingly passed a 12-foot alligator in someone's front yard, no big deal just everyday life or death scenarios. If you are looking for a good rest, DIY fun or a comfy place to retire, Fripp is definitely your go-to destination. You're welcome. read more

Avoid Fripp Villa Unit 339 - Dirty and an alarming lack of privacy. Units in active construction should not be rented out. I cannot fathom how anyone in this organization thought this was an acceptable idea. When we reached out to management, we were told either "not our responsibility" or given no answer. No desire to stay there ever again. 5 stars for the island itself. 0 stars for Fripp Island Stay booking, 0 stars for the "resort", 0 stars for the unit, 0 stars for the property manager. We have stayed on Fripp in the past and always enjoyed it immensely which is why this short 3-night was gifted us by my boss. The inconveniences began small and we were just so happy to be back on Fripp that we just rolled with each new thing, trying to be accommodating. But by the final day, it was ridiculous. It started with the property manager harassing us for weeks for a golf cart agreement that we didn't need because we weren't renting a golf cart, then the resort got our names wrong delaying our check in. Then for some reason we were put in a unit in the middle of an active construction project. There was a dumpster in our one dedicated parking spot forcing us to park father away in general parking, there were construction tools, equipment, and workers in front of our unit that we had to walk through every day, the unit's interior also reflected construction with exposed plywood, missing doors, half finished ceilings, and mornings began with hammering, banging, clanging, and sawing at 8AM on the dot. Not ideal for a vacation but we were spending our days next door at the Hunting Island park so we just rolled with it. The unit was also dirty -- cobwebs on the curtains, sand on the counters, etc. The bathrooms were spotless though so we just rolled with that too because the trip was so short and we were so grateful to be there. The final day was the final straw - hair discovered in the carpet that wasn't ours, construction equipment sprawled in front of our door, construction workers asking to be let in to our unit to work on the ceiling, and the grand prize was a random man clambering up a ladder and appearing on my private bedroom balcony WHILE I WAS GETTING DRESSED. It belonged in a sitcom. Only I wasn't laughing anymore. A disgrace of hospitality. read more

My family has been coming here for years. If you're looking for a Myrtle Beach atmosphere, plan to go elsewhere. There is so much to do, but all of it is nature related. You can crab, fish, shrimp, or Birdwatch. Also, this island has the best beaches in the south east. One warning. You must have an amenity card to eat in the restaurants Or go to the pools. We own a house here and don't have amenity cards and we still love it. It is by far the most relaxing, tranquil place I've ever been. Riding around in the golf cart with a looking at houses and deer is fantastic at night with a cocktail. Also, you watch the sunrise and set on the island. If you're stressed, come here. You can rent carts off island pretty cheap and they deliver. Bring all of your food because it's a 15 mile ride to the nearest grocery store. Staying on Fripp is a trip you will not regret. read more

Awful management/homeowners association and they nickled and dimed us to death. You have to buy Amenity Cards at $50 per person. Then, on our 2nd day, their security officers gave our teenager a $200.00 ticket because he and his passenger were too loud. They could have just asked them to stop being loud...and they would have complied. Instead, they hit them with a citation for an outrageous fee with no warning. They ruined our trip and we refuse to spend another dime on this island.....ever! South Carolina has way prettier beaches....don't waste your time and money here. read more

Traveler Beware! We have been coming to Fripp for years. We decided to rent directly through Fripp Island Resort this time and it has turned into a mistake. By contract our pricing was set and paid at 50% to secure the property. When it was time to pay the balance the pricing had increased by hundreds of dollars. When I called to inquire I was told there was a price increase at the start of the year. Please explain to me how pricing changes when you contract with a property to stay for a week and you place your deposit? Also explain how this is possible when there is nothing in said contract that authorizes such changes? Fripp is beautiful and we won't stop vacationing there but rest assured it will NOT be through the Resort directly. They are rude, unprofessional, and quite frankly running a scam. read more

FRIPP ISLAND RESORT Fripp Island, S.C. If you draw a blank when someone tells you they are heading for Fripp Island, South Carolina, you probably aren't alone. Take for instance Rand McNally's cartographers. They seem quite unaware that there is a road, albeit only one, leading to this remote barrier island. It is with some irony then that such an overlooked little remove, about two hours down the coast from Charleston, features a golf course that has put Davis Love III squarely on the map as a course designer. His Ocean Creek course is one of two superb layouts on this small island resort, which seems to float among the low country marshes. The island's original course, Ocean Point, occasionally rubs shoulders with crashing Atlantic waves. Though Love's layout is spectacular, it is also prettier and subtler. An ancient coastal forest of cypress, mangrove and long-leaf pine towers along fairways and above holes. Not too long ago, this pristine setting stood in for Vietnam during the filming of Forrest Gump. For travelers put off by the conspicuous commercialism of neighboring Hilton Head, Fripp Resort presents an intriguing alternative. The resort's GM Ansley Cohen says, "We're perfect for people who are nostalgic for the Hilton Head of the 1970s. Our guests and residents have discovered that the island's relaxed pace isn't permanently gone, it's just moved up the coast a bit." The climate at Fripp Island is identical to Hilton Head, the golf equally superb and it is extremely family friendly. All that's missing is the traffic. This is because most residents choose golf carts as their mode of transportation to get around the island. Many of the spacious and smartly furnished rental villas practically dip their toes in the Atlantic, their patios are so close to the high water mark. Or they gaze out on the golf courses. Full kitchens and baths add to the high standard of comfort. And it doesn't hurt their PR that Fripp Island is synonymous with the first course designed by one of the PGA tour's most successful and admired players. Most impressive about Love's superbly-conceived Ocean Creek layout is that he intuitively understands the native landscape and works with it, often to dramatic effect, where other more high-profile architects could easily have veered toward self-conscious ostentation. A good example is the 17th hole, a straight out par 4. The first thing that catches your eye from the tee box is the rolling fairway, and it carries your gaze to the green, 394 yards out from the middle tee. But as you survey the landscape to pinpoint a target for your drive, a surprising little observation is inevitable. None of the trees beyond the green is the least bit distinct. This is because these trees are on the other side of a miles-wide marsh, invisible from the tee box, but implied by the tight fairway, slightly inclined green and fuzzy outlines of the trees far beyond. Earlier in the round, Love paints picturesque holes with regularity. The second is a short par 4 of 369 yards that plays through a chute over densely vegetated wetlands. The tee shot demands to be hit straight as an arrow, with tall Southern Pines growing out of the swamp, aligned tightly with the outer edges of the tee box. Water guards three quarters of the green, including the front. The par 4 eleventh is intimidating for two reasons. Firstly, and more innocently, water comes at you from the left and right. The cart path, in effect, divides the two lakes en route to the fairway. The real danger, however, arises on the far edge of the water hazard to the right, though not in the form of a bad lie, poor stance or plugged ball. On this particular day, in the thrall of this challenging and beautiful course, we had long since forgotten the admonition delivered by the starter. And then . . . the splash. From across the fairway, I looked up to see what made such a noise, only to see my partner immediately beside that spot. Any sun that he had gotten that day quickly had drained from his face. He looked like he'd seen a ghost; or rather, thought he was on the verge of becoming one. No fish, turtle or frog, he quickly reasoned, displaces that much water when leaving the bank of a pond. After he collected his wits, only one mystery remained. Judging by its abrupt departure, we wondered if the alligator was now nervously telling its friends about the two-legged creature heading right at it with a long, glinting blade in his hands. Ironically enough, perhaps it was the gator that was convinced it would be the victim of a horrible slice! read more
