I was comfortable negotiating terms with Vicky and Zach and I knew they understood every concern and past mistakes the new Board didn't want to repeat. Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. Onyx is who you MUST use for management If you are a mindful, honest, and caring HOA Board that wants to move your neighbors to be excited, activated, and hopeful.

After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

The team didnt even show up for over 8 hours after i shoveled my own walk way . On top of having to shovel my car. This HOA is the worst. I keep getting raised fees and you are barely a scam. You do not maintain the grounds at all. Bare minimum your hired folks provide. I have sent multiple emails and complaints over hours of maintaining outside , just so I dont bring the mess inside. I have no choice because your hired folks are incompetent, lacking care and simply putting in 25% of my husband and I. STOP RAISING our fees. It has changed 5 times since I moved here in 2019. I contracted a mortgage at 179$. Monthly. It raised 189, 199.. 220.. now the better part of 230. The excuse is keep.gett I ng from the office is it was for roofs.. I NEVER GOT A NEW ROOF. I worked for him for 4 weeks in the spring of 2012 and have still not been paid. He used the excuse that he had to wait to get paid from the customers we were doing work for but after 4 weeks and no pay I HAD to go elsewhere for employment in order to support my family. Knowing that he didn't have money to pay me, he asked me after 2 weeks if I could find 2 more guys to come out and work with us. I did bring my younger brother and a friend of mine who I know work as hard as I do, as I did not want anyone making me look bad. And you guessed right! Ted didn't pay them either!! In those 4 weeks, I witnessed him steal material(mulch, stone, and sod) from clients in which he used to have us do work to his own home. He would give clients bids to do the work and then charge them hundreds more once the work was finished making every excuse in the book as to why there was such a big difference in the estimate. He was having the customers buy extra material so he could use it for his home. He is also very disrespectful to mens wives in the way he speaks to them in a perverted manner and disgusted me with the things he would say when they weren't around!! And I'm a man myself and appreciate a woman's beauty but he was just sick!! After weeks of not working for him anymore and no word from Ted on my pay he owed me, as well as the other guys, I decided to give him a call and again he had excuses for why he still could not pay us do to bills to keep his business running and all this B.S. I expressed my frustration to him and let him know that the guys and I expected to be paid asap or we would take him to court. A few nights after that at 11pm as I'm laying in bed, I get a phone call from a private #. It was Ted! Sounding intoxicated he told me we weren't getting paid, he would see me in court, his exact words and I quote "Spics ain't nothing but n*ggers turned inside out" !! (I am hispanic) and then said something very disrespectful pertaining to my wife!! I can not express to anyone enough what a cold hearted and nasty man Ted, the owner of this company, is. Good luck to anyone who would want him to do work for you. I really do hope that he can prove me wrong by doing quality work for someone but I seriously doubt its in his character to do anything descent. Your welcome to anyone who reads this and takes my advice in staying far far away from here!!!

    A huge regret of mine is hiring Rob. When I initially called him asking to subdivide my property he…read morewas confident and said he can handle the job with no problems. 8 excruciating months of working with him later he could not have been more wrong. When we were finally able to schedule a meeting with the township board the first time, Rob was sorely unprepared. He had zero definitive proof of the basis of his argument (for us to convince the board). A PRUDENT lawyer would back up his claims with facts and proofs but he had none. It was an embarrassment to watch first hand and then I knew I had made a mistake and was tricked by his initial false confidence. The board asked some other trivial questions a prudent lawyer could answer but Rob had nothing. He used the excuse of not being able to "foresee" what the board would ask but they were asking basic questions. It was like it was his first time in front of the board. He had no problem charging us more and more for his mistakes when it could have been a yes from the board the first meeting. At the second meeting when Rob was finally prepared the board ended up saying no. We had one shot and the legal help we hired blew it. Instead of taking blame, Rob blamed us for not doing initial research, not putting in the contract a contingency for a subdivision. No seller would have ever accepted that offer. We had a really good chance the first time but since Rob and our planner were not prepared for the questions it costed us 8 months and tens of thousands of dollars. What further confirmed my belief that Rob is terrible in this field is when I spoke to the townships zoning officer. She has had meetings with many, many lawyers and had many subdivision cases and she even said Rob was horrible. My biggest mistake was not going to her originally and getting a recommendation from her. Learn from my story and don't make the same mistake I have made.

However, as a…read moresuccessful aggrieved tenant who sued his former landlord in a small claims civil action, be prepared to have this lawyer make it as unpleasant as possible. He is out to churn a fee, and even when the case is a clear loser, he will convince the client, to "fight" to the end and hope the other side gives up. Last minute postponements, and unkept promises is what I experienced with this human excrement.
