The beautiful towering Live Oaks gives it a nature feel and the trees are maintained well. Close to beaches without that sandy feel. Close to town within/ 10 minutes, of show,shopping,and excellent restaurants. I even had my groceries delivered out here from HEB( so you know it's close to town). The AT&T coverage, is 5 bars. The Wifi is over the top and not the usual spotting reception that is usually at RV parks. It is maintained with sprayers , every few weeks for bugs, the grounds are maintained by professional movers, so it kept top notched. As previous owners of a RV park, i know what to tune into, and i will proudly give Live Oak RV park a 5 start rating.

We still used the portable fence we brought. The maintenance was excellent, blown pads from sand and grass was mowed! They are opening a bar/grill soon on the property and we were invited to dinner 2 nights. They have a chef that knows how to cook a tomahawk steak!!! Huge shrimp too. Beer/wine Bar as well(coming soon). The walk over to beach or with golf cart is less than a minute. Absolutely a great weekend stay.

We loved camping within walking distance from the beach and the bar and grill which has live music at night Thursday through Saturday. Having stayed in parks from Seattle to here, I don't say that lightly. The beautiful oak trees provided a neverending stream of unique birds that were very amusing. The proximity to the gulf provided a great place to relax with a cool breeze. Scanning other parks close by showed us another beautiful place with a 450.00all inclusive rent. We are grandfathered in so our rent won't ever change. As a cancer patient I make several trips for treatment in Houston. There is a clinic close by. Oyster creek lies on the other side of the levee. Where it is well maintained and perfect for fishing or just relaxing and listening to the sounds of nature. I was delighted to find out about the covered spots. What a relief from the Texas heat, and to be able to comfortably sit outside during a nice rain storm. I'm lucky enough to work at the beach, which is a very short yet beautiful drive down levee rd. The owner Rodney can be seen riding through the park checking on various things and visiting with the guests. You can tell he really cares about the park and I'm so thankful that he shares his small slice of heaven with myself and others. Green acres is the place to be, trailer living is the life for me. I would have given a better rating if all the spots were like the ones toward the front with concrete patios and luscious grass. We had dirt and sand, but we figured the closer to the beach the grass wouldn't really grow. They don't have ANY public restrooms or showers except the outdoor ones coming off the beach. I really hate showering in our 5th wheel. But hey were were there for the beach right? Since there isn't anyone on site enforcing the rules, many people had their dogs off leashes, which is fine by us. We have a VERY well behaved dog that I like to let run around free early in the mornings. He also will lay at our feet and not move for hours. It was nice to have him around our site freely without a nosy Nancy coming over to complain. Several other sites had their dogs free that came over for a quick hello. We didn't have any issues hooking up or checking out since no one is on site. The family replacing us showed up right as we were leaving. We had a nice little chat and I did a final check for dog poop before she pulled in and told her we left a stack of firewood. I'm not sure how the trip would have been if there was any issues since I never saw anyone the entire week we were there. Tons of kids and tons of friendly dogs running around freely so if you are not a fan of either, this isn't the place for you. If you like lots of rules and someone on site at all times, also not the place for you. I took a star away because they don't offer any refunds of any kind regardless of the notice. You also pay in full at the reservation time so you better be sure you will be there those exact dates.

I never received my deposit back from the park after moving out. There is no receipt given for electricity usage just word of mouth. Overall I will not be back to stay. More problems than it was worth.

DO NOT HAVE ANYTHING OF VALUE MAILED TO YOU. Park poorly maintained, water unusable and damaging to your RV, electricity service faulty and patched together. We were fortunate that the outage at our meter causing total power failure did not damage the RV. The evening before the 4th of July they tried to charge us an additional $50 per day from the first to the 4th as well as doubling the charges for electricity. They knew full well that we would be unable to find another park during the holiday and they had us over a barrel. $500 later, in addition to the rent we had already paid, they backed off their threats to remove our RVs in the middle of the night. Traveler beware!
