I sued them and won dont move here old complex high rent no upgrades and management is beyond deplorable

the apartment shown on the "tour" is nowhere near what you'll actually move into. The carpet is disgusting but they have it freshly cleaned on move in day so you don't actually see how dirty the carpet actually is until it drys. after about a week or 2 all the stains are revealed. the community is nice I don't believe there's a case of packages coming up missing from Amazon fedex etc. the parking is plowed during the winter the steps another story, but not too bad. maintenance personnel are nice but nothing is ever really fixed, just bandaid attempts. the pool never seems to be extremely busy so if you like to go for a swim have at it. washer and dryer located on each floor the price went up in a few short months after move in and it varies depending on what type of wash you want so be prepared to spend about 5.00 for each load (washing and drying) all of the appliances are outdated and doesn't match the price you're paying for the apartment. the apartment is spacious if you're getting California split but keep in mind you only get one key fob and one mail key and one car port spot, so if you're two singles looking for a place keep this in mind. speaking of carport, other people take spots and there is nothing the leasing office can do about it. they won't tow the car. instead they'll say take a picture and if the car isn't moved in 24 hours then further action will be taken (I've never seen further action though) air conditioning and heating isnt the greatest and having the issue resolved is worse. the parking spots are too close so be prepared for your car to be hit also. the best part about living here is the location. it's close to all freeways and meijer is right next door. there are a lot of restaurants close by as well so doordash options are endless. read more

Worst. place. ever. There was constantly something broken between doors, appliances, and overall the building and maintenance couldn't give a damn, they will tell you they will be coming at a set time and day then come weeks later and do a half-assed job just for it to brake down again. For instance the ceiling had water damage and a pocket of water so we called maintenance, took them about a month to come in then after they finished 3 weeks later the patch crumbled apart and fell. tenants were nice but the halls always smelled of some kind of smoke/marijuana or just bad all together and half the steps to the stairs were ready to collapse at a moments notice. had multiple packages stole so we would ship them off to a family members house instead. And the parking was always completely filled past 5pm so better hope you have your carport spot open. The gate at the entrance was constantly broken by reckless drivers. people would also leave dog shit around rather than picking it up, the office even leaves doggy bags so I know that's not the issue and if you do have a cat or dog be prepared to pay $300 for the fee All in all this place is not worth the amount you pay for in rent with everything being outdated and broken, DO NOT WASTE YOUR MONEY HERE read more

I lived here for 2 years and am very glad I decided to move. The quality of front office staff has gone completely to trash. They are never able to solve a problem but ALWAYS able to tell you what they CANT do! From missing mail to move out protocol the service I received was terrible. Property move out procedures do NOT match information I received from corporate on the protocol. And again, when I asked questions about why those steps were followed it was just more of what they DONT do The major pro to this property is the spacious size of the apartment. However, I was more than willing to pay slightly more at a property that had a knowledgeable and customer service oriented staff Save yourself the headache and live somewhere where service and good information are the standards. read more

I had a maintenance emergency of our hot water doesn't work. I contact our leasing office several time and it has been a week and no one still haven't came out! I wouldn't recommend anyone living here with a poor maintenance staff especially when it's a emergency! read more

I love the community of Franklin River. This is my Second time living here. I lived here for three years from 2011-2014. I enjoyed the community. There are constant upgrades and maintenance is effecient. I have now returned and have lelived here for nearly a year. I would recommend to anyone who enjoyed a spacious home and beautiful upgrades. It's not the Ritz, but it is well located (Telegraph, 12 Mile, M-10/NW HWY, Meijer, Lowes, PetSmart, Best Buy) and the staff do their best to work with what they have. Some neighbors are great and considerate, some aren't, but...no place is perfect. The listed amenities don't apply for every apartment, but they should tell you if you are getting a 'modernized' unit or not. The grounds tend to be decently manicured and you will see a lot of grass, trees and flowering things; deer and rabbits sometimes wander in as the complex sits not far from the river. If you like the idea of a central location that has a bit of nature, this place might work for you. read more

This apartment is full of filth. Hallways smell of smoke. Staff appear to be good but they change every few months and a new batch shows up. The control is all with Paragon properties and it is vertually impossible to talk to anybody there if any problems appeared. Management treats the tenants very poorly. Maintenance don't show up on time, and forget about the deposits. They will show lots of damange claims at the end will demand more money from you. There are lots of other places which treats their tenants better. Police cars are seen all the time, and sometimes they are making arrests. Safely is a major concern here. read more

BED BUGS. Management WOULD NOT disclose this information to us when we asked if our building had bed bugs after they scheduled two pest inspections in two weeks. We were told that if it did, they would have contacted us. I arrived home from work today only to find a large truck with a trailer backed up to apartment below ours. The trailer said thermal remediation on the side. I had to look up what thermal remediation was and discovered that it was a process used to exterminate bed bugs. The process involves heating the apartment to a temperature of 125-135 degrees. Our apartment is very hot now and the air conditioning has been running continuously for hours. I hope my experience helps other decide that Franklin River Apartments are not the place for them. read more

Cool spacious apartments, the maintenance is on top of clearing snow and keeping the ice away. The complex is directly next to Meijer so grocery shopping is never an issue. The only reason they get 4 stars and not 5 is because we don't get get a washer and dryer in our individual units. There's a washer/dryer on each floor though so they're still decent apartments overall. read more

This hands down have been the worst place I have ever rented. The office manager Jaunita Walker need to be fired she is so rude. The first month into my lease we had to deal with roaches now that it's snowing they don't plow or clean the steps or sidewalks properly and because of that it's causing people to park in assigned carports because they are getting stuck parking in the regular spots. I came home on a Saturday evening to find someone in my carport I called security to find out what could be done all they did was take pic and said that they would follow up with the office. I left a note on the car letting them know that they was in my spot. They removed the note but left their car. Here it is Monday and the car is still there. Jaunita tell me that they have to give them 24hr notice before the can tow the vehicle and said that I can put the sticker on the car for it to be towed lol are you u serious so now you want me to do your job? But if I contacted security Saturday and it's now Monday isn't that enough of a notice? With having this conversation with Jaunita she decided to tell me to be quiet or leave. That is not how you talk to people and expect to receive a positive response so I say to my husband let me leave before I slap her ass. This is not the first time having a issue with her she talk at you and not to you there is a big difference. Anytime I have a complaint and go into the office it's a new face you can't even build a rapport with any of them because the turn over is so high! I posted a review on Facebook and they reported it as bullying so it was removed. I WOULDN'T RECOMMEND this place to NOBODY. I pay 1190 in rent for roaches and a unsafe apartment. What was suppose to be suburb living is more like living in the projects. PLEASE DON'T WASTE YOUR TIME OR MONEY ON THIS PLACE!!!! Also she wrote me up for a leasing violation because she didn't like the way I was talking to her. I speak with a lady name Stacy at corporate who said we both handle the situation wrong but yet I'm the only one getting a violation but guess what happen to rude Juanita you guessed it NOTHING!!! Stacy did credit 15 dollars per day for everyday the car sits there. All of this could have been avoid if they would have plowed and if they had a manager who actually cared. read more

"Wow" is all I can say. My husband and I moved here so we could be closer to work. Previously, we lived in another Paragon managed property and only had good things to say about the maintenance staff, front office representatives and the grounds in the complex - you name it, we raved about it. The reason we moved to Franklin, is we could not imagine moving outside of the Paragon family of apartments - the first time was a charm, we weren't going to change something that wasn't broken. We were promised great things at Franklin River apartment complex, the promises were empty - and those that were "followed through on" were done with half effort - and that is truly being very kind in description. You pay to live in a complex that is secure entry - but...the gates don't work. You pay for an upgraded apartment - but whoops, the construction team dropped your countertops, so heres semi-okay looking counters. You pay your electric bill, but none of your light switches work. You will put in maintenance requests, and no one ever shows. Your apartment smells like weed and cigarettes because your neighbor smokes inside - and unfortunately, the air ducts are connected, so the puffs of smoke coming out of your register is sadly, not heat. Every time we go to the front desk, the answer is "we are understaffed, we will get to it." It has been well over 6 months since our lease started, this excuse is no longer acceptable. We had an urgent issue in the apartment and needed someone to resolve the issue quickly...we go to the complex front desk and the person responds "sorry, we close in 5 minutes," while she texts on her phone and never makes eye contact. If you're going to pay $800, $900, $1000 + for an apartment the last thing you want to hear is "we close in 5 minutes." Not to mention that you will have regular visits from the police, for security reasons. You will see arrests, you will see cars being towed. Folks, I urge you. Save your money and go somewhere else. Edit: We also have continuous issues with the company not depositing rent checks for multiple days. If you as a tenant are required to have your rent turned in by the first of the month, the company should be obligated to have your checks deposited BY the following business day. There is nothing worse than dropping rent off after you've gotten home from work in the rent deposit box and then worrying for the next week to week and a half if they checked the deposit box/got the check because it has yet to be deposited. read more

This place is filled with bugs. The staff is less than helpfull. Be prepared to have your deposit kept for previous renters damage as happened to us. Dont rent from these crooks! Be prepared to have the police running stings and blocking roads on a weekly basis. The airconditioners leak and damaged several pieces of furniture that they would not pay for, I guess there is a clause in the rental agreement that says if you have water damage even if they cause it we the renter has to pay for their own property. It's not that cheap either almost $1100 a month for a two bedrm. STAY AWAY!!! Unless you're escaping from the ghetto then this would be a nice upgrade. read more

I rented an apartment from Franklin River Aptments in Southfield. I had an outstanding experience. The Managers and Staff lead by Tracy, all top notch. My unit was turned over to me in excellent condition, and during my stay I was treated with kindness and respect. This team reallly know how to treat there Residence. My Master Bedroom was very Spacious with huge closets. My sons room was very spacious as well with a huge closet. The Apartment overall and the building I lived in was very well maintained at all times, as well as the surrounding grounds.The laundry room was always clean and available. I rarely called for mainintance but the few times I did, they responded right away and were very prompt and courteous. Etta , a member of the Team, was very kind and caring, never seemed to mind when Residence stopped by with questions, Everyone seemed to just want to make everyone feel at home. The Holidays never went by without the staff planning a Party. From Pool Parties 4Th of July, to Halloween to Christmas, Great Food, Prizes and Fun. Franklin River Apartments would never be a place where I would recommend someone to stay. The biggest problem that I have with them is that the management acts like something they are not and they also won't tell you very important information about their apartments, you will just have to experience it yourself. That is why I am here to give you the heads up that I wasn't given. First, I would like to say that you can never have someone to constantly talk to or help you because it seems like they get new people every other week, and these new people seem to get worse. They can be very rude at times. My mother has gotten out of character a few times with a manager named Etta, because of how disrespectful she was. Recently, my mother had a complaint and one of the managers didn't want to talk to her so she acted as if she was on the phone with someone for about an hour. What type of professional does that? Also, they fail to tell you important information. When I moved in I got moved into the nature, literally my apartment building is surrounded by trees and the forest. I call it the forest and nature because I recently witnessed a deer have a baby by my patio. They like to tell you that "there may be a few little spiders because of the trees" There weren't a few spiders and they definitely weren't little. There are so many bugs all the time from little and big spiders, to Rollie pollies, to little slimy things. Thank god I have not experienced bedbugs. They also lied, I was told that since I do live in the nature, someone will come and spray for begs every Wednesday.... They will not come unless you call them. Now, I can deal with spiders but this place has gotten so out of hand that my neighbor and I have witnessed a huge type of snake by our patio areas. YES! A snake! We have it on video and everything. We notified that office and had them to come get it. But the office doesn't even have the decency to notify the residents. The building that I stay in is a pet building. I think residents should be notified to keep eyes on their dog at all times when taking it outside if a snake is around. I also hear many children in my building, it is warming up and kids like to play outside, and some residents won't even know that a snake could be in the grass their child is playing in. That's unacceptable. I planned to live in some nice apartments for a while, not a zoo. So I won't be renewing my lease and if they can't control their bug and animal problems, this place needs to be shut down. read more

I had the ABSOLUTE worse experience of my life with a Paragon property in Southfield, MI. I would NEVER recommend any of their properties. I had to let my current apartment complex know of my intent to vacate by 8-31-15. On 6-8-15 I toured a Paragon property and filled out an application. I was told on 6-9-15 that I was approved, however there weren't any one bedroom apartments available. I was told my name would be added to the wait list and if the one bedroom, 2nd floor apartment I desired became available I would be notified. I received a phone call from "Etta" on 6-15-15. She indicated that an apartment (she gave me the address) would be available for occupancy on 9-1-15. This, I thought, was perfect since my current lease ends on 8-31. She sent me an email with the specifics about signing my lease and ended the phone call asking for me to review the email and contact her to schedule a day and time to sign my lease. I contacted her on 6-20 via email with some questions. I didn't get a response back. I then called the office on 6-26 and was told that Etta had been off but was expected to be in later in the day and a message would be left for her to return my call. Again, no call was received. On 6-27 I called and left a message on the general voicemail for the complex. I left a detailed message as to what I was calling for and explained I needed a call back right away because I didn't want to notify my current apt complex that I was vacating the apartment until I got my specific questions answered. I did not get a call back. On 6-29 I called and asked to speak to Etta's supervisor. I was transferred to "Elizabeth". I explained to her my failed attempts at reaching Etta. She apologized and explained that Etta had been sick. I gave her the address that Etta had given me and was promptly told that there was no indication on their end that the apartment was reserved for me. Elizabeth also indicated that the current resident of the apartment would not be vacating it until 8-31 so there was no way the apt would be cleaned and ready for me on 9-1. I explained to Elizabeth that Etta did not explain any of that to me when she offered the apt to me. I explained to Elizabeth that I didn't want to inform my current apt complex of my intention to move if everything wasn't a go. Elizabeth then offers me a 1st floor apartment (I don't like 1st floor apartments) in the same building as the apt offered to me by Etta but said I would have to move in by the end of July. I had already explained to her that my current lease doesn't expire til 8-31. If I move in July I will be paying rent to two separate apt companies for July and August. I don't have that kind of money. Elizabeth then stated that what she could do is contact the occupant of the apt promised to me by Etta and find out if they were moving before 8-31. At this point I was fed up! It's the day before I am supposed to notify my current apt complex of my intention to move and I'm not sure if I can move..... that is ABSOLUTELY unacceptable! Elizabeth stated that Etta had been out sick. I'm sorry but that's not my problem. Business and life go on. There needed to be some way for all staff in the leasing office to know which current and potential residents Etta had been in contact with prior to her being out sick. How could the office staff not know which apartment Etta promised me?! How could the office staff not know when the current resident would be moving out of the apt that was offered to me? When I asked for my application fee to be returned I was told that application fees are non-refundable. Really? Well I may not get my money back but I WILL inform EVERYONE I know (I've already contacted the Better Business Bureau) of the piss poor customer service of Paragon properties and the poor organizational skills of the office staff. You can take THAT to the bank! read more

This place is a money sucker. Apartments are outdated for the price. They DO NOT tell you important information that you should of been informed of from the beginning. $5/month to bill you for your rent??? $45 standard water/sewer fee. $20 to set a new account??? to bill me??? Never experienced fees like this. You cant see you apt until your signing your lease. At that point you're all ready to move. My apt has appliances from at least the 80's if not from the 70's and they only replace them if they don't "work". I'm unsure of the picture above but they do not look like this, neither did my last apt. paying almost $1000 a month for a one bedroom. No washer and dryer in units. There is nothing specular about this place to pay this much. I should of moved to the place down the street. The rent was cheaper, washer/dryer in units and a fireplace. The door to my building can be pulled right open, access to every unit in the building! Couple of hundred more you can live downtown. Was hoping this could be a place I live until I move into a house but no. read more
