After viewing the property (which was shown by one of her friends, not Erica), we were asked to fill out a paper application that took about a week and a half to process. Later, she directed us to fill out an "official" Zillow application, saying we looked good for approval based on my husband's income. The application fee was never mentioned upfront during the tour -- it was only brought up later, which is very unprofessional. Still, I paid it because my lease was ending, and I trusted she'd handle things properly. Weeks passed with very little communication. She called my husband just last week to confirm that I had permission to list him as a co-applicant, which made no sense after all the paperwork we'd already done. Today, when I called to ask about the status, she said she was still "waiting on her partner." When I expressed frustration about the delays, her response was, "Oh, I thought you all would've found another place by now." That comment was completely uncalled for and lacked compassion or professionalism, especially since my family has been staying in a hotel waiting on this process. We've been patient, respectful, and cooperative. It's not about the money -- it's about accountability and respect. Communication, honesty, and follow-through matter when people are trusting you with something as serious as housing. Sadly, Mrs. Toles failed in all of those areas. That conversation helped clarify my priorities and made the whole process feel organized from the beginning. Since then, she has shown me several homes around the greater Dallas area and has been incredibly generous with her time. She went above and beyond was when she FaceTimed me from an open house I couldn't make it to so I could still see the property and ask questions in real time. That level of effort meant a lot. Catherine is very transparent, patient, and easy to work with. She listens carefully, gives honest feedback, and never makes you feel pressured to rush into anything. It's clear she genuinely wants to help her clients find the right home rather than just close a deal. If you're looking for a knowledgeable and trustworthy realtor in the Dallas-Fort Worth area, I would definitely recommend working with her. I haven't found the perfect house yet, but she's been fantastic throughout the search and I'm really glad to have her helping me through the process.

I found a rental property on Zillow and I reached out to Exp Realty about this property because…read morethey were attached to the listing. A man named Gary forwarded me to Catherine Cardneaux, and we set up a time to meet to tour the property. She advised me that I had to sign a contract, basically stating that she was going to be the listing agent for this property and if I were to move forward, she would be the one to facilitate the transaction. Upon signing this contract, I notice that she had put that I (tenant) would be paying 55% of her brokers fee and the landlord would be paying 45% of her brokers fee. I did not hire her for this property, nor did she help me find this property. I found this rental all on my own searching on Zillow. And she thought I was going to be a bird brain and sign this contract without reading it. She was trying to facilitate a GREAT DEAL for the landlord by making me pay MORE THAN HALF of her brokers fee! Very unprofessional, and I advise anyone searching for a rental to use someone else!

Completely unwilling to work with you when asked to contact the owner regarding a question about the rental and its lease with a reply of " I can tell you now it's a no". The house was well maintained to say it was a little outdated with minor cosmetic repairs needed to floors, wall and baseboards. Good value for rental asking price but considering Carrie as a contact person, I dont even want to proceed with this property. All her bad reviews are accurate.

I had got approved for a house and I emailed her to give me a few days for deposit she emailed me and said no she wouldn't accept my money and emailed me to say she rescinded the offer. I emailed her back to advise I would pay the application fee again if I needed to reapply since the place has been on the market since June and it wasnt in listing that as soon as your approved money was do same day. But guess what no reply or anything so when she says anything I guess she just blocked and ignores you after. That is not good business. But I wish before I paid application fee and did whole process I would have seen how bad business she and company are. Now I have to tell my kids that we are back to square 1.

Avoid Renting from Donna Lasater - Unprofessional and Unethical Practices…read more My experience renting from Donna Lasater was nothing short of a nightmare. From the very beginning, the property was in unacceptable condition--unclean carpets with mold from the previous tenant, no refrigerator, no washer or dryer, and a malfunctioning dishwasher. Almost everything was broken before I moved in--issues that should have been addressed prior to my tenancy. Despite these problems, Donna refused to rectify them. I had to purchase all the appliances myself, which should not have been my responsibility as a tenant. Donna and her associate, Louise Spencer, operate in a highly shady manner--not only attempting to increase rent beyond what was stated in the lease with less than 30 days' notice before renewal but also deflecting responsibility for serious maintenance issues. They charged me multiple questionable fees, all of which I documented, and when it came to necessary repairs, they were completely unreliable. Throughout my two-year lease, communication was a constant struggle. Maintenance requests took days or even weeks to receive a response, and when I did hear back, the service was unprofessional. When I called Louise about maintenance, instead of addressing the issues, she would question why I couldn't fix them myself. Like, excuse me? How the heck am I supposed to repair a damaged roof? Or deal with a garage door that randomly opens throughout the day and night due to an electrical issue? These are major problems that require professional attention, yet they constantly made tenants feel like they were on their own. Near the end of my lease, Donna suddenly claimed I owed a substantial amount in late fees--fees that were never mentioned in the previous two years. Additionally, she conveniently "lost" my lease renewal documents, but I had all my receipts and proof to back myself up. Perhaps the most concerning incident was when an unknown maintenance worker--who was neither scheduled nor announced--entered my property, including my backyard, without any prior notice. As a woman living alone, this was deeply unsettling, and Donna saw nothing wrong with it. It's disheartening to learn that other tenants have faced similar issues. This pattern of behavior demonstrates a lack of empathy and respect for tenants. Conversations within the neighborhood about her are consistently negative, which speaks volumes about her character. Donna Lasater and the owner of these properties should be sued for the terrible service they provide. And she has the nerve to put in her bio that she's been a top-selling agent for over 34 years--serving South Dallas County & North Ellis County! Says who??? Donna Lasater and Louise Spencer are terrible, shady people--rude, unprofessional, and in Donna's case, outright racist. Neither Donna nor Louise emails, calls, or texts professionally. Their lack of communication and disregard for tenants is beyond unacceptable. Now, Donna conveniently blames an "owner in Houston" for any issues, as if to dodge accountability. If you rent from her, keep every receipt, document every interaction, and take date/time-stamped photos and videos before move-in and after move-out. I strongly advise against renting from Donna Lasater or engaging with her properties. There are far more professional and ethical landlords who genuinely respect their tenants. Run away don't walk!

Not only…read moredid she steal $100 which from my family which was suppose to be used for processing our application but here we are 3 weeks and several unresponsive messages later and have not heard a word from her in regards to our application. Since it was clear that she took our money and ran we decided to go with a more reputable company and was approved in less than 24hours. Beware!!!
