Have lived here for the past 2 years and it has changed ownerships 5x within that time frame, but the staff quality remains crappy as ever. Nobody ever calls back when they say they will. Maintenance is full blown Mickey moused. E.g. My water heater was examined by a contractor the apartments sent over and he was ver alarmed and said the leaking and crusting on top of it was extremely dangerous. Yet apartment maintenance refuse to change it saying it's not actively leaking. Also my washer hookup only has scalding hot water, but they refuse to fix it because we are renting the w/d. They assign parking until someone parks in your space, then tell you there's nothing they can do. These are only 1% of my complains there is so much more. I'm frustrated with this place and tired of giving it a chance when my lease is up we are out. I'd rather pay more and not worry about if I'm able to use the laundry facilities because teenager ( and immature adults) are in there smoking pot! Beware before renting from this property. In my experience, after I moved out and my balance was sent to collections, I discovered that the collection process did not match what I had been told. I was informed that SoCal Management was the property management company, but when I contacted them directly, I was told they had no record of managing The Fountains or using the collection company involved. I also had difficulty communicating with the property manager, Marlene. Lived there in 2018 after our lease was up they put us out for no reason to make make more money the court sealed our case record i paid 400 a month to pay for what we owed until covid hit and I was out of work.This place is so bad it has we t through muliple multiple office staff and owners.One of the new owners exposed our sealed record we can not rent our new apartment now.The jacuzzi did not work,feces in the pool they removed it with a net and did not sanitize the pool.I had staff inection on my toe the one time I used the pool.Severe roach and bed bug infestation.Not worth renting read more

Marlene and Wendy Martell are thieves and liars. They claim to not have a supervisor and have been very rude. I put a 30 day notice February 13th and these liars claim that I have sent them an email that I was no longer moving! I continued to pay my rent for the month of April and may due to my other apartment not being ready but I never spoke with anyone from the apartments! May 3rd they came knocking on my door stating I had 3 days to move out due to them renting out the apartment to someone else because I had put a 30 day notice. I moved out within 3 days. May 15th I received a call from Marlene stating I needed to pay rent for this month. She claims she had no idea I left the apartment when she gave me 3 days to move out because she had a new tenant moving in. She is now threatening me to pay her $900 for not returning the keys or she's going to ruin my credit. read more

This place has an employee named Shannon in the office that is very rude and very disrespectful she is one of the reasons I can't get anything done in my apartment talking about I have to wait 72 hours to get a work order looked at and after the 72 hours or even a week or 3 no one shows up to fix my issue. Please don't give me that number to call after most reviews you responded too please just have maintenance knock on my door or call to make an appointment that would make me happy and please retrain or teach office staff a better even my kids asking why is it that these issues take weeks to get done..... it's just sad read more

I'm sure everyone who lives here noticed there is no point of living in a gated community if the gates are open 24/7 for thief's and all of thee above . Neighbors around breach contracts and nothing gets done by the management which then creates a stressful living situation. Loitering happens in front of your door by other leasers and nothing gets done , people parking inappropriately and nothing gets done , someone can probably have 10 major complaints on them and nothing will get done . The Fountains is a joke. I've lost count of the number of management companies that have come and gone in the last few years. None of which have a made any significant improvements to this community. They advertise themselves as a luxury apartment complex, and they charge accordingly; I'm just not sure when basic amenities became luxuries, lol. Unfortunately, my mother-in-law still lives here, otherwise I would never step foot on this property ever again. The front gate is always broken so obviously security isn't a priority, which I assume is why theft is an on going issue. I could prattle on about the garbage overflowing, noise complaints, and maintenance issues, but what good would that do? I'm not sure the front office reads these reviews and even if they do, I doubt they have the power to do anything about it. it's really sad to see that people are not willing to do what needs to be done to retain and maintain good relationships with their tenants. I have been begging for access to my own tenant account just to try to pay my rent. never did I have an issue until now. I have called and tried so many ways to communicate and let them know I'm not able to access my account and it's like they do not care. i do wish they change this because instead of supporting the tenants and making sure everything is operating and running smooth. the people just simply don't care. it's their job to make sure rent is collected by all means and sometimes that means helping your own tenants. read more

delayed review from last summer when i moved out. a friend is moving to the area and asked for my two cents so im posting here. sadly there aren't very many apartments in palmdale/the AV but as someone who has lived here, you'd be better trying your luck almost anywhere else. honest cons: -leasing staff turnover means they don't communicate at all with each other unless it's when they make fun of the residents. that's right, they are high school bullies. -gated complex but the gates are open for everyone all the time. your deliveries from amazon may or may not make it to your door, so get a video doorbell. also means in summer, the pool is a community pool all day and all night. getting your parking space at the end of the day is a crap shoot. they have been "working" to fix them for at least a couple years. drove by and they are still open. -dog crap everywhere. they try to force people's hands on picking up their poop or paying a fine, but that clearly hasn't ever happened bc it's not like they have any compassion/moral compass for the folks who live here. -security/safety: there isn't any. sure they patrol the complex once or twice a week but cannot be bothered to do anything. someone is in your parking space? we will write them a ticket. sure that solves it- telling them to nicely not do it or there won't be any penalties. the sheriff comes through all the time but again they can't do anything. your neighbors will be loud, their guests will harass you, and you just have to deal with it. don't bother complaining to the office; at 5pm, they are off the clock and don't care. homeless drug addicted wants to sit on the steps and smoke crack? hope you don't need to leave your apartment. -utilities: you'll never pay the same amount from month to month. one month is $52, the next $68, the next is $107 and they act surprised when you notice it and ask questions. if i recall, it was based on unit size and how many people live in your unit. not sure if that's still the case. -cats: feral cats were everywhere and will urinate/defecate/mark their territory as they see fit. we have one city inspection a year, so they "try" to act like it's a problem they are trying to fix by caging them or calling animal patrol. yeah, it's a front. -your apartment: make sure you have a good renters insurance policy and try to get a unit that hasn't had roofing damage bc when it rains, your stuff inside is going to get soaked. next door neighbor wasn't so lucky and his roof caved in. honest pros: -i managed to survive and get out with all my stuff. -maintenance team are the dopest team around and always get the job taken care of read more

Management is a joke and the last manager is rude and unprofessional. They get back to you whenever they please if they even get back to you.They lure you in with nice appliances but wait till one of your appliances breaks you'll be waiting months for them to send you something disgusting to replace it with. They take forever to fix anything and most of the time they just Mickey Mouse it. I had a mold issue they hired someone to replace the bathroom subfloor and floor and it still smelled. I complained numerous times and finally they agreed to re do it and see why it still smelled. Turns out the vendor never replaced the subfloor they just threw concrete over and new floor. They do not check their vendors work and had the nerve to make us wait with mold in our home. They never came to clean out vents despite my son suffering from horrific allergies and the vents being full of lint. Let me not forget about my neighbor he played loud techno music day in and day out and decided to harass my family and record us everyday. He called the sheriffs on us over and over for no reason until we moved. The sheriffs were irritated but still had to do a safety check since he would make up stories that someone was in danger. Terrible management, terrible staff, filthy area. Kept my security deposit, charged me for fixing issues on their end. Mold in one of our closets because upstairs tenant had water leaking onto us. They just wiped it away and threw on a coat of paint. Mold came back a few months later to which they neglected to fix. Both bathrooms had issues in the tub where the floor was peeling. Took them 4-6 months to come and fix one of them. To which we had to stay out of the apartment for 8 hours. Only for the tub to peel again (They're charging me for having to fix it again). Gates on both side of the complex don't close because management refuses to fix it. Constant car break ins and loitering in the apartment because of this. 2 Yr Tenant, 2 bed unit, It was a Roof over our heads, We were reeled in because of the Washer/Dryer combo, and the Mini park within the Complex. Literally the first day of moving in there was a group of people fighting each other right out in the parking area until Sheriffs rolled in. Then everyone went running. Happened often. Also been followed by a Guy that others have had same issue with after I play Ball I start to head to my apartment so I Had to go around my building to dodge him sad to say. PS you will be Lucky if you get any Deposit back. There is an automatic Cleaning fee around $150. And most likely will charge for Reglaze of Tub which will cost the rest of the deposit and I Left the place Spotless & I work in Renovations as a side gig. Landlord was very dodgy on receiving calls with ongoing issues. I'm only giving 2 stars cause it was the basic necessity of a Roof over the Head, and amenities. Pretty much the rest was horrible. Second day with NO AC in 92 DEGREE HEAT!! Placed a work order YESTERDAY and called multiple times. Valerie in the leasing office LIED and said someone would be here to fix before I left for work at 4:45....its 5:23 and still no A/C. No one will come fix it without managnents consent and they have bot answered the phone at all. Valerie sent the grounds keeper over to "calm me doe" then she left the office. If I could give this place zero stars I Would. I lived here for almost 3 years. Each year rent steadily increased but the last year was the final straw. Rent was to increase by $375 if I signed a new lease and $575 if I went month to month. I was diagnosed with Cancer around the same time so it was already financially difficult. I asked the office why such a big increase and the response was we could show you an updated apartment for 1650!!! What kind of sense does that make. Quite frankly, fresh paint, washer and dryer and new fridge is not enough of an upgrade in a drug dealing, roach infested place. We lived here for a year and a half with minimal issue. There were roof leaks when it rained, and often times maintenance staff would take a couple days to respond. We had the internet go out for all the tenants in our building, leaving us stranded with no connection for days, in during Quarantine when all of our livelihoods were tied to it. The worst was when we moved out, and my primary complaint with the building. We were told at inspection to expect our deposit back in full as we had "Done a great job" only to receive a bill for $1050 because they wanted to replace the entire flooring due to one cracked plank. When I called the staff seemed to be confused about what was what, and constantly had to ask for clarification on important matters. With a confused staff trying their best, a lackluster maintenance team, and misinformation abound, I would avoid this place if you're hoping to have an easy and cheap place to live. Horrible! Ripped off money from my deposit place is filthy they sell drugs all over the complex. They broke in to my place TWICE! Reported and they did absolutely nothing! The microwave was too low so it broke took them 4 months to fix it! Raised the microwave to the appropriate level cut the shelves in half never fixed them so they charged me for the damn labor afterwards. I was living in a mold infested unit and all they could do was deny deny deny! Cops are always there, i was approached by someone who was being attacked/chased at 3am while i was omw to work. The lady who used to live in 302 has been there too long! She's in everybody's business and complains about everything. Her son being one of the guys selling drugs ANY HOW don't live here go to the ones on 25th anywhere but here is a great choice! DON'T DO IT! I attached pictures of the dog from upstairs always shitting in my balcony, out place flooded and was left like that an entire weekend so we had no water. Wow. Prior to living here, I had a false sense of security with controlled access gates as I felt that they kept unwanted visitors out. In the case with The Fountains, these gates kept them IN! (unsuccessfully because they were broken half the time, but you know what I mean) My number one issue was SAFETY! We had the police in front of our apartment every weekend due to a unsavory neighbor who was CRAZY. I am not over-exaggerating, she collects disability as a result of a mental illness and did not take her medication. I understand that it would be discriminatory for management to refuse to rent to her, however, what if YOU had a neighbor who fought her family members right in front of your door? What if YOU has to deal with police every weekend? How about if a neighbor threatened YOUR life and the lives of YOUR CHILDREN? Quite dramatic, I know, and I seriously wish I was kidding. Who's side did the Management at this establishment take? Hers. We were told: -"if you have a complaint feel free to take it to the police department" (police department knew the apartment number by memory) -"It's basically a case of she said, she said" Except we had maintenance men, neighbors, and visitors who all witnessed the threats, violence, and multiple "episodes". Stacey (the manager at the time) stated that the maintenance man who was witness did not speak english, he did. We spoke to him often and he spoke fluent english. Ultimately, this place is cheap. It seemed wonderful. I read these reviews figuring "it can't be that bad" and really? How can you beat the price? We paid $715 for a 2 bedroom. + a crazy security deposit (over $1000) of which we only received 25% of I have never met a single person who didn't have a poor experience here. Obviously my experience could be the exception but I've heard the following stories (of course, they came after I moved in): -Drug dealers -Break in's -Management lack of consideration/professionalism -Drug usage -Gambling on sidewalks -Attempted child kidnapping -Sexual and verbal assaults by neighbors -Roaches/Rats I opted for an apartment on the westside for $200 more and less square footage, and I couldn't be HAPPIER! If you need comparable rent, I would recommend the apartments on 25th street East (I've heard good things) or Ridgeview on Avenue R (may be difficult to get approved) Whatever you do....DONT MOVE HERE! I lived here from April 2019-2020. Overall, the apartments looked very nice inside. Landscaping was putting piles of dirt everywhere. My car got really dusty while I lived here. Despite it being in a sketchy area, I actually felt safe in my apartment. Never felt threatened by any other resident, didn't see transients coming in, never witnessed any illegal activity. (However I was placed in a good location, I heard it is rougher further back in the complex). The staff at the front office were all very nice and maintenance was great. I even got most of my deposit back! The reason for the three stars is because the apartment itself had several issues. My towel rack came out of the wall (office staff said it was pretty common in the apartments), my dishwasher was not screwed in and would tip over sometimes, there was scratches on the floor from the installing the oven,my garbage disposal did not work, the pain was peeling and a week before my lease was up, the roof sprung a leak! These things were just small annoyances that caused inconvenience; however, it wasn't so bad that I hated living there. Overall I would have signed my lease again if I were staying in the AV because I did really like my apartment and felt comfortable there. read more

First I have have been living here since 2017. They changed me units because they were remodeling the units so we moved but before we moved we had to have a ZERO balance on our account so we paid everything off. Next thing you know when I moved in to the unit they popped up with that I was $600 and something dollars positive in my account! I went to go to speak to her regarding this back in June 2019 and she said they forgot to put my deposit money orders towards my new unit and months later she still hasn't fixed this issue!! The manager Emily is the worst I have been calling her and leaving her messages and she keeps telling me that we will look into it and is still "reviewing it"!! This is the best apartment complex that I ever lived in. Theirs so much to do here you can walk, swim, play basketball, exercise, barbecue the kids have a play area. We were residents of The fountains apartments from June 27, 2019 - June 26, 2020. My girlfriend & I submitted a 30 day notice to Brianna (who apparently no longer works there) on May 26, 2019 at 9:09 am. Due to Covid we were not allowed to go into the building and had to hand off the document at the front door and weren't able to get a signed document confirming that it was received. I was told that i'd receive a refund of my security deposit after management processes the request. A few weeks later on July 6, 2020, I received a letter in the mail saying that I owed $1,071.35. I called the main office and spoke to Brianna once again, I told her about the letter and she admitted that she forgot to turn in the letter to management and couldn't find it. She then lowered her voice on the phone and asked us to quickly resend the document so that she could send it to management. We sent her a copy of the 30 day notice that we originally turned in by hand via email. She said once we send it we'll be good to go. She replied to the email saying she received it. We've just gotten another letter now from a debt collection company saying that we still owe $1,071 even after she told us we'll be good to go. This is ridiculous that we are still dealing with this issue almost a year later due to the negligence of an employee. I've called the office for the last 3 days straight to get an update on the situation and all they continue to tell me is that we've emailed management and we are waiting for a reply. Unfortunately, since you don't have proof you turned it in on time the first time there's no guarantees. I even asked for them to review the phone calls that I had with Brianna for proof since their intro message on their phone line says all calls are recorded but they weren't willing to do so. We are being scammed and taken advantage of as new renters as well as with the Covid 19 rules since we weren't able to go in the office and talk to someone. It's also law in California that our security deposit needs to be returned within 21 days of notice which did not happen. We also have our NEW address on the move out report and have phone call proof from the front office that the only way they can have our new address is from us turning in a 30 day notice. Came here on a Sunday with my husband to apply for a 2 bed room. From the start the lady was rude. I couldn't get ahold of my pay stubs till Monday . We both work everyday and come out late when the office is close . The lady called us on Friday saying we were denied because I didn't bring my pay stubs in. Mind you there goes our 100 deposit to hold the apartment plus our application fee We went back on a Sunday asking questions. She said there was a 72 hour notice and blah blah so she put the apartment back on the market.if it was like that why did she call us on a Friday and not on Wednesday? Trash and dog feces are found all over the property at all times. Your apartment will get broken into here. NO ONE IS SAFE. You drive through and notice everyone's kitchen windows have broken screens from attempted break in. Management doesn't even replace them smh. RUDE office managers. They stop sending utility bills through conservice then put 3 day notices on your door for the bill. No communication no explanation nothing. Summer time millions of people hanging out in the parking lot staring at you. Washing machines here are horrible and don't work properly. They seem to be trying to kick all the old tenants out since new management company started. Maintenance people look like they will rob you blind. These apartments have a high risk of break-in and my apartment was one don't move there trust me the front gate always broken which makes it easier for outsiders to walk in.
