I'm a very understanding person and I'm young at that so I brush things off easily - but the water is something I don't think I'll ever get over. It quite literally haunts me, and I think it's because of the lack of care displayed to residents through it. And I personally feel it's something that should be investigated by the city for unsafe living conditions (lack of water is deemed an unsafe condition). My new apartment is the best thing ever and no issues. I even wondered if they had my correct email because I haven't received anything since I moved in and I'm used to always having an email from Summit about something being wrong (trauma? LOL). When we originally moved into this 2 bedroom unit (we transferred from one of the 1bedrooms here that cost us $1400 at the time) we were paying $1660. However, NOW for this same unit we're being charged $2200 a month. Here's a comprehensive list of things that have been improved to justify the rent increase: - Nothing. I hope this list has been helpful, they're just cashing in as Escondido gentrifies without actually putting any work into the units themselves. You will be paying 2023 prices for 1960's apartments, here is a list of things that you WILL be paying for while you're here. - No in unit washer/dryer - No dishwasher - No central AC, it gets hotter than Florida in the units during the summer and the AC units are only in the living room. - No central heat, it's forced air with gas from the city and the heating units themselves are JANKY and regularly require intervention from maintenance - Teens and homeless people wandering the grounds regularly to drink and do drugs or use amenities meant for paying tenants or tag the property - Not gated, its only gated on one side to "prevent foot traffic" which it does not - HORRIBLE sound transfer between units, you WILL be hearing your neighbors and their water pipes, when they're working of course - REGULAR WATER SHUTOFFS. I have no idea why this one happens, I just know that it happens a lot. - If you want an extra parking space that's gonna run you an extra $75 a month, they originally came with the 2 bedrooms but due to a "clerical error" (a complete lie by the way, I've confirmed it with other 2 bedroom tenants) they now charge for them. - If you have pets they'll cost you an extra $50 a month - You pay a $10 maintenance fee - You pay for not just your own water, but everyone in your building's water as well, you could leave for a month long vacation and STILL have a high water bill when you get back. So thats it, it's all corporate greed, REMM Group wants to charge you and do nothing for your cash, you will pay way too much for way too little, we'd move if we had the money for it. Drag racing all hours but all night long it's the loudest. Apt complex is small but lots of up and down hills, so plan to drive your laundry to the building. Also online says 24-7, that's not true, it's 9-10 or possibly 8-10 only. Most walk ways and roads are sloped and not even so caution if you are walking the complex. Only one tiny park and past age 5 I'm pretty sure kids wouldn't enjoy it. But toddlers might enjoy it. It's super tricky to leave because of traffic and going south you'll need to go north and do a u turn. Getting past these things it seems a decent place to rent. Cesar left us with a good impression, polite, showed us around. I was looking for ground level apt, laundry in apt or near apt, and a pool and this place had one apt like that available. (None have washer dryer hookups but laundry was near this apt that was available). So we applied. $150 to apply. Non refundable. Thankfully we were first in line for this apt. Be prepared for it to take minimum of two weeks to go through the process. We passed all the requirements and he appreciated we have 750+ and 783, etc. You only need a 620 to be approved. We have perfect rental history. Never late on any payments ever. We met the income requirement. We were approved but it must then go through corporate. So we waited longer. Then we are told we weren't approved because corporate doesn't think we are a good match for their community. We've never heard of anything like this. We asked for further clarification and we were told the same statement. We were told to call a number to talk with corporate. We called and it goes straight to a recording and it's an odd echo bathroom sounding recording that did not sound professional at all, but it was corporate. We left our info and no call back. To date no response and no one will answer. It's out of Cesar's hands. He was confident we'd be moving in. We are more than qualified. I've been told places do this to pocket all the applications. We were first in line and met all the criteria. I thought that was a good thing to be first in line. Another family was in line for the apt, so if this is the case that's sadly common in California, then they got to pocket our $150 and move on to them. Some places have 40 applicants and first 30 get denied, they pocket all those fees paid and accept the others. It's sad that this is happening. And reality is, we qualified, was told we qualify and was still rejected and our $150 was pocketed by the apt complex and they moved on to the next family. On the bright side, Now that we've heard stories of the traffic and loud racing every single night there (go at night and witness it. It's so loud and trucks and cars race all night to the early am hours) and not having heat in bathrooms etc. Only having it in bedroom. And the other hiccups, stinks to of lost $150 to corporate greed but glad to have avoided these other things.

They are currently cutting them all down and now we have no shade and the landscape looks boring and drab with only small palm trees and cactuses. The gate doesn't always close often which kind of defeats the purpose and the one other thing we could live without is the yearly walk throughs of the apartments. We just haven't had that anywhere else and like to have our privacy but I guess we get it for fire safety. The apartments are pretty modern, all wood floor, but we kinda wish the bedrooms had carpet for comfort. The water heaters aren't very large and are still gas which makes the SDGE bill larger than other apartments with electric heaters. Animals over 25 lbs aren't allowed even though the apartments are spacious. The laundry room takes a card or phone app which is pretty nice in our opinion and we do like the kitchen amenities in the unit. There is barely any guest parking and it gets taken up often by people who live here already. Rent autos to month to month once you've been here for 6 months. Just some things to note if you are moving in. I guess everywhere has pros and cons.

Living here has been an absolute nightmare -- from dangerous health conditions to a complete lack of professionalism from management. Here's the reality: Safety concerns Mold and Unsafe Living Conditions We discovered mold in the unit, which is a serious health hazard, especially when ignored by management. Despite timely report, we've been met with blaming being put on us and stating that we caused it even though we just moved in and it was found due to a leaking AC. That yet again we were attempt to be blamed for. No apologies for the health issues it caused or even attempt to make situation right. Trash Everywhere / Parking Lot is a Dump The parking lot is disgusting. Overflowing trash bins, garbage littered across the grounds, and no enforcement of parking policies. Residents park wherever they want -- sidewalks, red zones, blocking garages -- and management does nothing. Meanwhile, we follow every rule and still can't get basic courtesy in return. Unresponsive and Incompetent Management We've called, emailed, texted, and even visited the office in person -- only to be ignored for days or even weeks. Voicemails go unanswered, and no one is ever around during posted office hours. When you do get a response, it's a copy-paste excuse, with no actual resolution or accountability. We were told an inspection was happening so we had to be home, instead they turned the water off and forgot to update us. Pest Infestations Ignored We reported a nest above our front door -- nothing was done. Just like everything else here, they blame "Wi-Fi issues" or "construction," but the truth is: they don't care. Selective Enforcement & Favoritism Certain tenants get special treatment (e.g., more parking passes than the limit), while the rest of us are put on waitlists or forced to pay extra for parking spot. This favoritism is clear and completely unfair. Noise Complaints = Useless We've submitted seven noise complaints about the neighbors next door -- nothing was done. They party constantly. Bass so loud it makes our walls shake and paintings move. We showed video proof, and management still dismissed us. We're business owners working from home, and this has disrupted client calls and our daily work. Instead of helping, they made it worse by telling those tenants exactly who reported them -- resulting in us being stared down and harassed in our own home. This has now become a personal safety concern, especially for my partner, who no longer feels safe in the parking lot. Lies and Broken Promises from Day One On move-in day, we were promised repairs that never happened. They even asked us to write a positive review on the spot -- that should have been the first red flag. The area is not the safest, however, this complex does a great job with the garage being only opened to those who have a fob/key.
