Where do I even begin on how lucky I feel to have Ian do our condo inspection for a property I am purchasing. So our agent did give us a list of vendors to choose from or we can select our own. I love my agent so much so I trust her recommendations. I did my research being choosing Ian to do our inspection. Things I look for is how does the business handle any negative reviews and what are people saying regarding their experience. I liked how they responded to the lower rating as it was extremely professional and not defensive as there is always 2 sides to every story. Another factor that I was drawn to was this is HIS business as it is a husband and wife team. So you know the extra attention and care he will put into his work. We almost didn't get to book with him due to our schedules with work but I am SO GLAD it worked out and he got our report in time for us to submit it during this whole process of buying a property. The day of the inspection he was on time and ready. I appreciate that he would tell us to follow him to look at certain parts and explain what was used for what. He answered ALL of my questions never making me feel stupid cause some I was like oh yah okay that kind of self explained itself. His report was detailed with photos and explanation. He also shared some tips to save money with I appreciate. His service was 10000% amazing as my background is in hospitality so I do look for not only is this individual professional but can I talk to them or is it talking to a wall. I honestly love support small business and sometimes it not about how many reviews do they have. But the quality of work they will bring to the table. It was worth the $350 which also I felt is a reasonable price. This does include his travel fee. He goes through everything after his inspection and points out what is consider urgent to you can wait but don't wait too long to get it repaired. Fort South has performed several home inspections for me now (both as a buyer and a seller!) and each one has been a breeze to arrange, thorough in scope, and fast! What more can we hope for from property inspection? Ian is personable yet professional, always on time, and does a great job explaining what he finds during an inspection... even lizards! He has saved me money and potential heartache in my buyer mode, and helped me make money when I had him do a pre-listing inspection of a large property I owned. Based on Ian's findings, I was able to get some repairs taken care of up front that could have scuttled a big sale if they came up at the last minute. One house I purchased was inspected by Forth South and also by my agent's suggested local inspector. Both inspectors were experienced and capable, but the Forth South inspection was more detailed, offered me more points to negotiate with the seller, and was handled faster and more efficiently... for a bit less money! It's unusual to have an apples-to-apples inspection comparison, but when I did, Fort South was clearly the better value. I went in search of a inspector on Yelp and found numerous inspectors with great reviews. Fort South was the only one with all five star reviews, but nonetheless, I contacted 5 of the top companies asking for quotes. Not only were they the most economical, but have their prices listed on the website so they're very transparent about their pricing. Worried about them being SO reasonable in their price, I asked for a sample report and asked the inspector a few pointed questions. He passed MY inspection and we hired him for that Saturday. The office manager was great at getting back to me immediately to schedule the inspection and I was very happy to have it be so soon (time is of the essence in escrow!). Ian arrived on time & ready to work. We stayed for the entire inspection, which took roughly 4 hours. This included his inspection (interior/exterior of house, attic, crawl spaces, etc...) & a great review of the main things he'd found. We felt like we knew exactly what was going on the entire time and that he knew exactly what he was talking about. He sent the report to us only a few hours later, and had organized in a very easy-to-read manner. There was an executive summary of the MAIN issues, as well as 60+ other things he noted that we should keep our eye on. We basically got an amazing to-do list for our new home! So valuable! He was very knowledgeable about the new codes & regulations (which isn't required for inspectors but is very useful). There were photos AND videos for the items and easy-to-read explanations. Additionally they give you the capability on their portal to create a request list (for the sellers/others), which allows you to choose what repairs you actually care about immediately. He even told us which items needed to be dealt with Pre-Appraisal so that we wouldn't have to pay for an appraisal twice. All of this was SUPER helpful! At the end of the day, we are very happy with our choice in inspector. Their professionalism & knowledge showed through each step of the way and we would highly recommend them to anyone. read more

Bad service for what I paid for (a pre-closing complete home inspection). He missed innumerable issues which should have been easy to catch, and which cost me extra $$$ in electrician & handyman work to fix later. The master bathroom shower leaked (required a new expensive cartridge), the kitchen range fan did not work properly and filled the house with smoke on the first use. The master bathroom lock was installed backwards (by the painters I suppose), two power outlets in the garage are non-functional, all the outlets in one of the upstairs bathroom are dead. Seriously, you call that an inspection? Should have asked for my money back, useless service. read more
