The fitness room has been broken and inoperable for almost a year now. They keep claiming they are upgrading and fixing the machines, and yet nothing is done. They raise the rent every single year, even though they do not offer the amenities they claim to. The front office staff is rude. I honestly hate having to ask for anything. They constantly send out notices to everyone threatening to make us pay more for garbage if we don't recycle or threaten to tow our cars if we don't move them every three days. God forbid your mailbox key breaks, which costs $25. The hot tub is never hot. We actually call it the moderately warm tub. If you're at all late or a little bit short on your water payment, they will threaten to evict you. Even though I pay my rent on time every month. The one month I had a medical emergency and didn't have my water payment, they literally threatened to evict me. I had to work a day while seriously injured just to keep my housing. The 2.5 stars are ONLY for the maintenance staff. They are awesome. They are fast and kind. They always respond quickly and do a great job. I will say it's the best maintenance staff at a rental I have ever seen.

This woman has 5 children in a 3 bedroom apartment as well as her rotating boyfriends. They have multiple pets, (2 cats and 2 dogs) which is against the lease. And the kicker, they put the animals out on their balcony and they use it as a bathroom. The urine runs down the walls and drips on my daughter's patio, her outdoor furniture and my grandchildren's toys. Additionally, the apartment has mold. They made my daughter sign an "amendment" that states she understands there is mold and it is her problem to deal with it. She has brought these issues to the attention of the property management company over and over again. All of these issues, as well as barking dogs, yelling people and loud noises which go well past 11pm, kids who hang out the upstairs windows and throw stuff down, banging their car door into our daughters car (their car is red, dings in daughters white truck are red and on same side) and throwing cigarette butts all over the property. The Sheriff has been called, yet still this woman is doing the same things. Do not rent ANY property that is (un)managed by this company! Their staff is rude, they are not helpful and unresponsive. It is pathetic that our adult daughter is now seeking help from her parents, the law and an attorney. We reached out to Income Property Management and spoke to Jason Roderick, the IPM portfolio manager, as well as sent multiple emails to the property management company and onsite manager. Jason was less than helpful, rude and condescending. He disparaged my knowledge of landlord tenant law as well as my intellect. Without having any information about my background, knowledge/education, and prior ownership of rental property, he made a vocal assumption that I had no clue about the stress of the laws he, and the management company, are under. After being persistent and speaking with multiple people this week, the onsite manager finally sent maintenance over to power wash my daughter's deck. Only to have the animals do the same thing overnight and the deck and her furniture are again covered in animal urine. The actions of this tenant are ruining the buildings and grounds. It is creating a health hazard. Our daughter has been bringing these issues to management for FOUR years, prior to covid. Currently, they are hiding behind that excuse. The reviews of IPM on google and Yelp all say the same thing-they DO NOT deal with issues. Multiple news stories over the past couple of years (KOIN, OPB) show just how bad IPM is and how they ignore complaints from tenants. They are slum lords.

    Well, I'll rate them without them paying me to do so when I know they haven't scammed another…read moremoldy-oldy tenant over (aka...me). Carlos, I need to know you have integrity and respect for all people. Right now, I am going back to meet the cleaners and carpet people. I also have documentation that shows a lack of fixing what needed to be repaired...so, in writing (not just mentioning the dishwasher, because there was much more than that), please tell me everything that has not been truly addressed at my apt...and why the entire complex was filthy and there were no maintenance people to do work. I have already tried reaching out, so saying that is just to placate me or someone reading reviews. Same as putting in a mold health care inquiry or maintenance request to fix mold...just close the order or file it in the trash...because I haven't received any response, except on here.

We have made our complaints multiple times and have just been heard but no actions have been taken to remedy the situation. My kids are now experiencing second hand smoke symptoms and all they offered us was a 50$ credit to rectify the complaints. We were suppose to get the 50$ credit taken out of our July rent but it wasn't credited until several calls/ conversations later. This unfortunately led to us receiving a 75$ fee for not paying the 50$ when rent was due. After attempting to remove the fee they told us we were denied leaving us to pay 25$ over our initial rent, so much for a 50$ discount. Definitely not resigning here again.
