Even in these current market conditions, this is outstanding! This is the third time my husband and I worked with Mike over a 15 year period. Mike has represented us as buyers and twice as sellers; from the very first time we met Mike, back in 2006, he had our best interests in mind. He was not just trying to get a commission; he took the time to understand our needs and concerns and provided excellent value and services each time. This time, we were selling our 127 year old, luxury, historical home in downtown Wilmington. Regardless of the market conditions, we knew it would be a challenge selling an older home on the high end of the market. Because of the current market, many friends insisted we should sell the house ourselves, but my husband works for a local non-profit, and I am Director of Sales for a Fortune 500 Information Technology company. We did not have the time, nor the expertise to sell our home. We interviewed several Real Estate Brokers in the area, and we chose Mike (again), because of his great knowledge of the greater Wilmington area, his outstanding track record, trustworthiness, and the plan he outlined for us during the interview process. Mike's approach is that of an Advisor or Consultant, and he prides himself on the "white glove" service he provides. We did not have to deal with a "team" agents under Mike who would get the ball passed to them mid-sale and not know what was going on. His dedicated, hands-on approach adds extra value, and he guided us through a very complicated process with ease. Mike does not just give up and give in and cut the price of the house just to get the deal done. He negotiates and does it brilliantly. When we finally met in February to discuss the market conditions and strategy, Mike listened to our thoughts on the listing for the house. He provided great advisement for the listing price, and although we were listing at the high end of the market and higher price per square foot than other comps in our area ($700,000 range), Mike felt confident his strategy and tactics would result in a sale at or above the listed price. Trust the process: Every step of the way, Mike had, as I like to say, "A method to his madness," and before he did anything, he would consult with me and my husband. We trusted his process and did not try to lead the sale. From his pricing and staging strategies; repairs guidance, digital marketing, and negotiations, Mike handled the process with professionalism and ease. He kept the process easy and calm (very important for me) which can be tricky selling a luxury, historic home. He had different approaches for the various aspects of the selling process such as staging approaches during the sale, repair negotiations and pre-listing strategies. There were many times when Mike was doing the "heavy lifting" on the back-end, and he would not stress us out with details of the negotiations until he had next steps for us. Working in a fast-paced sales environment, I appreciated this, because he did not upset or distract me with ancillary things and I could focus on my own work. Mike's digital marketing strategy was brilliant and attracted qualified, prospective buyers within 24 hours of the house going on the market. His photographer did an excellent job, and Mike was on hand, during the photo shoot, to ensure the photographer captured the essence of the home. Mike did not use gimmicks like drone shots (you can use Google Earth to see the top of houses), but he used very targeted digital assets to push the message to the right buyers. With our input, Mike took the time to write up a very thoughtful and thorough description of the house, and within 24 hours, we had several offers at or above list price.
