My RV…read morecampsite was a little worn down looking (it was tiled of all things and they were breaking apart and it made it super slippery when it rained, but that was not a huge problem, however, I needed to leave my site early and despite it being high season with plenty of demand, they refused to provide a refund when they could have easily re-rented it and still made money. And had they done so, I would have recommend that my friends and family camp there when visiting the area since they also have RVs. But because it just felt greedy and lazy, that they wouldn't work with me, I will not refer others there. Left a bad taste in my mouth. I recommend if you go and think you may need to leave early you just extend your stay week by week. Even in high season. Yes, you may have to move to another park but it's better than eating hundreds of dollars. There are plenty of other nice parks in the area too.

The park Manager Stacey and her excellent Staff are very knowledgeable in all aspects of managing and maintaining the community and are always willing to give you a hand as well if needed. The amenities are great with a pool , gym , pickle ball , shuffle board court , extra. There are so many other daily group activities to choose from as well. If you need a great place to live and like to have a good time either full time or part time this is it.

Do not use this company. I hired Home Base to manage my Gatlinburg cabin for one year and it was…read morethe worst property management experience I've had in over seven years of hosting. They told me the property had passed fire marshal inspection (and charged me almost $1000 in fixes) when it hadn't -- it later failed with five active violations, including issues that had clearly existed for months. They billed me for specified equipment (lithium batteries for smoke detectors) and installed cheap alkaline batteries instead. They added unauthorized equipment to my property (a mismatched fan) without ever telling me, discovered only through inspection photos months later. They said they winterized my cabin and they didn't which resulted in my hot tub getting cracked and costing me at least $1000 to fix it. They ran up my electric by having me pay to keep my cabin a cozy 70 degrees when TN was subzero outside and they hadn't booked one guest in the cabin all month. They have the most expensive charges for fixing things yet they won't tell you who fixed it, not give you receipts for the work completed. So, the expensive work on my hot tub has no warranty. I don't even know who to go to if I had an issue with it. In their final month managing the property -- after they had already agreed to terminate the contract -- they billed me for a "Roku replacement" in a room that does not have a television. There is no TV in that room, and never has been. I have no idea what I was actually charged for. My property was also damaged and an item went missing under their management -- a rug torn and hidden in a closet, and a Le Crueset pitcher gone entirely -- with no notification, no accountability, and ultimately a flat refusal to reimburse me despite clear documentation and receipts. They renamed my listing without my consent, disrupting years of built-up reviews and brand recognition. Even after I formally documented these issues in writing and requested that all purchases go through me, the unauthorized charges continued through the very last invoice they ever sent. I ultimately had to send a formal notice of breach to terminate the contract. They accepted termination without contesting a single item I documented -- because they couldn't. If you value transparency, honest billing, and someone who actually cares for your property, look elsewhere.

The grounds are absolutely gorgeous. We we're instructed to go directly to our site after receiving specific email instructions and didn't even talk to anybody the entire time we were here. It is very quiet. This is an equestrian facility that allows people to share in the beauty of their 400 acres. It is the perfect place to decompress. We would absolutely come back here.
