I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

When we expressed our concern about the integrity of the tree (after it had been damaged by a fire 1 year ago), the property manager lied and stated it had been assessed by a certified arborist and deemed safe. Based on my home cameras, I knew this to be a lie. I hired an independent certified arborist who immediately advised the tree was a safety hazard to anyone living near it. Had I accepted their lie, I would have continued to let my children play under the tree and who knows what could have happened. Their willful negligence and dishonesty is unacceptable for anyone claiming to be a professional.

NM was the second and didn't have the knowledge or professionalism to sell our home. Both realtors let multiple potential buyers walk out and slip away. They blamed everything on ancillary reasons and lacked responsibility. At the end of our contract NM threatened us and stated she wouldn't let us out of the contract unless we kept her on as our buyer's realtor because she wanted that money in her pocket. We had to contact the owner to rectify this but to say we were very upset is an understatement. NM placed blame on us and made the situation all about her and her needs as a failing realtor who needed the money. In the end we connected with a reputable company and sold our house with them right away. Couldn't recommend GPP to family, friends, or strangers. Beware!

DeeAnn DeCastris is incredibly rude and inattentive and to say that she's unreliable would be a major understatement. Whenever there was an issue with the house she would rudely communicate over text and place blame on us. It got so bad that after a while I stopped bringing things up entirely. The worst came after we checked out. She told me that I should receive the security deposit back in the mail within 15 business days. By this point I knew she was extremely unreliable and that I would have to remind her. Sure enough the time came and went and no deposit. I messaged her and as always she never admitted fault or apologized and tried to spin it around by saying I misunderstood and that she never said it would arrive in 15 business days. I then screenshoted her the text message of her saying it and rather than apologizing she screamed at me. Then she said it will be mailed in a few days, I stressed to her that I was staying at a temporary Airbnb in Texas and that it's urgent that I receive it before the end of the month as I'll lose access to the mailbox otherwise. The next day came and no check was sent out, I messaged her again and stressed the urgency. She then responds if I can come pick up the check form their office in Estero in the morning. This is after I spent countless times telling her that I was in ANOTHER state. It's as if she doesn't listen at all or has some sort of learning disability! Eventually she sent the check but only after I had threatened to contact her manager. If you have the unfortunate luck of getting DeeAnn DesCastris as your property manager I would ask for someone else, or this business isn't worth dealing with for your own sanity!

So we go there and meet with this guy who parks nowhere near the house so we couldn't see his car and just comes up from the side of the yard and says hello and open the door to show us the house. The house was a complete dump but it was what we could afford.As we were taking the tour we explained to him six or seven times that neither me or my girlfriend have good credit and we told him her exact score and his reply was "do not worry about it I promise you he does not look at numbers they only look to see if you've been evicted before and we felt kind of uneasy about it but he continued to ensure us that it wasn't gonna be a problem at all, The guy Must have said a 10 times. So we decide to sign the papers for the credit check and give him the $75 and he told us that he would get back to us Monday morning, well we call him on Monday no answer, Tuesday he finally messages back and says the guy never got the paperwork and he mistakenly didn't sent the documents over. So he finally sends it over says that we should know by the next day.When the next day rolls around and he calls us and says oh your girlfriends Credit score is horrible as if he never had the conversation with us about her score three days ago! and we asked him well if you knew that they looked at the credit score why would you take our money and his response was "oh they just change things around and didn't tell me and now they're looking at scores" and before I could even respond he said "good luck finding another place "and hung up on me and when I messaged him and asked him where his office was located he blocked my number. In my opinion this is not how business should be ran taking money from people who are barely getting by in the first place just to make a couple dollars isn't right and then to block my phone number !!??? it would be different if the guy had told us that our credit score numbers mattered but he did not instead he insured us numerous times that everything would be fine this guy is a lier and a con artist looking for a quick buck on anyone and everyone in his path. me and my girlfriend work hard for the little money we make and after bills we barley have enough to feed and Clothe her daughter let alone ourselves and we told him all of this from the beginning!! And for him to just smile and tell us not to worry and then screw us is just wrong in so many ways. Please don't let this guy take your hard earned money because he'll smile in your face and butter your bread with his hand out and then turn around and stab you in the back with the knife he was using to butter you up! Plz don't get scammed!
