I can't believe all the negative comments. They must be from competitors. I'm 78, single, live on social security. I have been a tenant of various landlords in about 5 different states and can say without equivocation that First West is the best, most responsive, most caring landlords I have ever had. They have gone above and beyond to make repairs, take care of a bug problem caused by the neighbors, and see to my comfort, safety, and well-being. I was very upset when our apartments got sold and a new management firm came in. So upset, that I am moving to Ohio next month. I cannot imagine why people are lying about First West; I recommend them to everyone. read more

First West Properties communicates with owners very timely and keeps them apprised of rental status, work orders, and any issues the owner may need to be aware of. They conduct periodic inspections and send photos and information to owners to address any normal wear and tear or other damages that the owners may need or want to have addressed. They work with multiple handymen and contractors to obtain multiple bids for work and follow up to ensure work was completed. They handle tenant maintenance requests quickly. read more

I tried to get a rental using this company and it was a terrible mistake. They evidently uncovered some items I had no idea about. They just sent an email that said we were denied. Never called to get our side of the story. And as the old saying goes there is two sides to every story. We were also told credit check was just a soft touch. Well that was a lie and now our score is even lower. We were told if our application was turned down our application fee would be refunded. But yet they have to reach out and tell me that the refund is on its way. Total misleading in everyway. read more

We own two homes and First West Properties managed them for several months. First West no longer works for us. We would not recommend them to owners or to prospective renters. Our opinions on our firsthand experience with First West are as follows: 1. They did not listen to us or to our tenants. They did not include requested conditions in leases. They did not respond timely to maintenance needs. 2. They were unreliable. They arrived late or did not show up to preview properties for prospective tenants. 3. They did what they wanted to do, and did not take our direction. 4. Their communication skills were very poor including poor follow-up. There was often no response to calls and emails, even after several tries. 5. They made minimal efforts to market, rent or show our properties. 6. They used contractors who submitted inflated billings for their services and did not review and correct those billings before sending them to us. 7. Their paperwork and funds management and legal (landlord/tenant act) compliance skills were adequate. We obtained one tenant's feedback on First West, as follows: "They were truly confusing to work with, really didn't know much about the place, and were always running late with things." We are not aware of any firm in the Sierra Vista area that we could recommend for property management, but we certainly would suggest you try to find someone else, avoiding First West Properties. read more

I am baffled to read so many negative reviews about First West. I have 4 rental properties that they have managed for about 6 years and have zero complaints about them. Nada. Zilch. None. I have an excellent relationship with the entire staff, and I am not the easiest person to please. First, they always deal with any problems in a pleasant, timely, fair and efficient manner. Their communication skills are excellent whether by phone, text, or email. Second, they are respectful and patient while listening to my concerns or questions. Not once have they denied or delayed a request from me about anything, no matter what the issue. Never. Third, the staff is always upbeat and pleasant no matter how busy they are. They never make me feel like I am bothering or interrupting them. I would recommend First West to any property owner or tenant. Previously, I had two other property management companies overseeing my rentals, but First West has proven to be the best by far. read more

xposted from my Google review. When I rate companies, I rate them on whether I would do business with them again or if I would recommend friends/ family do with business with them. Both are a no from this company from the property management side. I cannot speak of the real estate side on the business. For the majority of time I rented from them, they were tolerable, with the exception that the owners of the house (who lived around the block) stopped over unannounced at least 1-2x/ month and First West did essentially nothing to stop it (considering I found out later it is illegal to come over unannounced without 24 or 25 hour notice). The biggest issue I have is their disregard for follow up. The following example happened 4-5 times, whenever I needed something from them. I email two employees on Tuesday, no response. Call Thursday, and talk to one of the employees on the phone and tells me she will email and/ or text me (the document I needed, an update to an issue, etc) no later than close of business Friday. Nothing received. Email Tuesday, no response. Call Thursday or Friday and get a poor excuse about how they were still working on whatever it is. If actually true, then fine, but give me an update like you said the previous week. More than likely, she forgot and was giving me a song and dance. Like another review, they will nickle and dime your security deposit. We gave a $1700 deposit (security and pet deposit). The inside of the house was flawless and all lightbulbs were replaced (see other review about nickle and diming). They managed to charge us $700 related to the landscape. For example, we pulled EVERY single weed the weekend we moved out. They sent a landscaper some time after we moved out to spray for weeds that "we neglected to deal with." Do you not know Southern Arizona in monsoon season? Of course weeds are going to pop up in the week after we move out. I called one of the employees to discuss and see why I was paying for it. Was told I would get a response the next day (see above). After email and calling and dealing with three employees on the same issue for two weeks, I said enough, and "accepted" their reduced deposit. I would not rent from them in the future nor would I list my house with them. read more

The worst scam people I have ever met. I paid $38K for renting a property, left it in exactly the same condition I took it, 3 last months paid the rent and utilities without living there. They complained that the carpets smelled bad so I offered $1000 out of my deposit to clean the carpets but they took all of the deposit ($2000) then replaced the carpets with the new ones and sent me the bills $500 for cleaning and $3000 (on the top of my deposit) for replacing as well as other bogus charges (like $125 for light bulbs). My new washer and dryer disappeared from the property and they said they didn't see them. I have never been treated so horribly even when I purchased a toilet paper but I had $38K business transaction with these people! They are a total scam, stay away! read more

As property owners dealing with this company it is a nightmare. I have to ask several times for anything to get done. The rent disbursement has been late to the property owners on several occasions even when our tenants pay on time. Their customer service is terrible and they always have excuses. They are completely incompetent when it comes to fulling their end of the contract deal. When they are the ones at fault and do not follow the owners instructions they blame the owners. This is one of the worst companies I have ever dealt with. read more

Don't rent ANY properties from here unless you want to deal with nightmare repairs if you can even call them repairs. We were without AC for weeks in the middle of summer, without a working refrigerator for close to 6 weeks, had sparks flying at us out of the breaker box and were told it's not an emergency. They will expect the house to be perfect when you move out yet when you move in they allow you to have to do yard work and replace 15 of the lightbulbs without compensating you for such. Nightmare to deal with when it comes to getting things repaired that aren't your fault. Oh and let's not forget their "handyman" is worthless and does only minor repairs instead of actually fixing things correctly the first time so he can come back out and charge more. The ladies in the office are useless and lack the ability to think fully and see the full picture. Common sense is lacking at this office. read more

I've been renting a house from First West for almost a year. Kimberly, Janet, Shauna & Melody have been great! If there is a problem with the house, I call and within a couple hours it's fixed or at least scheduled to be fixed. Love the online/recurring payment option! I signed up with them to rent my house. Three months later after they kept saying I would need to lower the rent, still nothing. I gave them one more week to rent it - nothing. They lie about everything from calling you to whether or not your property is being advertised etc. I cancelled my contract and rented my own house within 7 days at my original asking price after waiting over three months for First West to do nothing. Took them over two months to list my property on MLS. When I inquired I was told, "we never said we would list it on MLS". What in the world did they think I was hiring a realtor for? I made a request for a return of my fees paid ($150) and they REFUSE to return ANY of it. I'm about to file a formal complaint. DO NOT USE THIS COMPANY IF YOU WANT YOUR HOME RENTED IN SIERRA VISTA.
