    [ CONSUMER ALERT ] This Company's BBB accreditation has been revoked and their rating dropped to a…read more"B". WE DO NOT RECOMMEND ANYBODY DO BUSINESS WITH THE EXCEL COMPANY - Either owner or renter. Click on the link to see more information along with my complaint http://bit.ly/ExcelBBBComplaint. They agreed to do an arbitration with us and I believe when they found out that I was not just asking for money. They backed out and thus the change with the BBB status. She may have been able to side-step the BBB but we shall see how she does this when I take it to the Attorney General - which was also recommended by the BBB. I see several people in that business besides Terri Patterson, which I will include with my complaint to the AG. Robert and Alysha Satiacum are named as principals, thus they must be included in the AG complaint Below is a summary of the arbitration subject to the BBB with notes. This is just a brief of all the things we are seeking. This an accumulation of several years of renters. Didn't need a reason not to trust her - until we had all the damages from renters. After several suspicious deals and lies is when we finally decided to look into it. We have been patient and nice to Terri, even through some problems with her company. She took advantage of our kindness, but enough was enough. 1. Seeking a finding on check fraud. NOTE: Gave Terri a check for $3,000.00 written out to her handyman, because he quit working on repairs on damage from renters. She did NOT give it to him and deposited it into her account instead. (Yes, I have proof of this) 2. Seeking a finding on giving deliberate false rental agreement document and forging tenant signatures. NOTE: Thousands of dollars of damages from the renters. We wanted to take them to small claims court but needed the rental agreement as evidence. After repeated and several requests, we finally received it via email. However, there were some suspicious marks and after checking it out we found out she made a new agreement with FORGED initials and FORGED signatures. When we confronted her, she had no choice to admit it and said, "It was okay to do, since she knew she had it somewhere". So instead of letting us know, she could not find it, she would have had us take a false rental agreement to the court. This would have been detrimental to our case and also would have made us look like fools. I have irrefutable documented proof of this. 3. Seeking a finding on withholding AND not disclosing pet fees and carpet cleaning fees on statements. NOTE: After repeated requests, we also finally received 3 of 4 rental agreements. This is where we found out that there were non-refundable fees for carpet and pets which some were never posted as a credit during move out of several renters. In some cases, we may have paid the carpet cleaning fee, even though she had collected it. 4. Seeking a finding on deliberate double billings on our account causing non-payment of rental payments for several months. NOTE: For months we did not receive any rental payments. After insisting there had to be a mistake with her accounting, Terri says her accounting is correct. She sent me an email suggesting I was complaining on purpose. After finally getting an audit statement from her, we found a MULTITUDE of DOUBLE BILLINGS amounting to THOUSANDS of dollars. She claims this was during program changes and that's the reason. However, in her accounting, she had the same invoice paid with "different check numbers", so of course her program would not see it as double billing. I find this maybe be deliberate instead of a mistake. What kind of accounting that has different check numbers paying the same invoice. 5. Seeking a full audit of our account with the business to verify if we are owed $5,641.68, which is based on my calculations. NOTE: Decided to make an Excel spreadsheet and my findings say she has shorted us $5,641.68. I gave her ample time to refute my accounting and when she ignored it in typical Terri fashion is when I took it to the BBB. Terri says, she does know how the Excel spreadsheet program works. Considering her bad accounting, a spreadsheet would be the easiest way to account for everything.

Terri and all the staff I have ever spoken to at this company rarely answer their phone, respond to emails, or return your calls. Once in maybe two months I can get her to text me more than once. When I do get to talk to someone, they don't have information for me or it's incomplete. I have no way of knowing if my money has been handled well becuase I can't get anyone to give me invoices for big ticket repairs they've done without my permission, how the security deposit was spent, reports on inspections, nothing. At one point my tenant wasn't paying rent and I got a call from my HOA that there was trash piled all over the back yard. I asked for a year for this tenant to be evicted. 12 months. One excuse after another came after countless calls, emails, and texts to everyone in that office I could get hold of. Finally the tenant abandoned the property, but my kitchen appliances have all disappeared. Gone. No one knows where they are or when they were taken. I have never dealt with a business of any kind that is so blatantly disrespectful and unprofessional. It's unbelievable.

    I never thought I would have to take someone to court, but that's the process I'm in right now. RCW…read more59.18.280 states that the landlord has 21 days from the time the rental agreement ends and the tenant vacates the unit to postmark the return of the deposit or a written statement detailing why portions of the deposit were withheld. If the letter or bill gives estimates of repair costs, but not actual repair costs, your landlord failed to notify you correctly under the law even if your landlord gave you those estimates within 21 days. The court case that says estimates are not good enough is Goodeill v. Madison Real Estate, 191 Wash.App. 88 (2015). So I'm entitled to my entire security deposit and I have yet to receive it. What's worse is that when sharing the law and case information to NRB, the response I got was "This is how we've always done it." Way to tell me that you've been breaking the law for a LONG time. So as a result, all of my friends who are moving to tacoma, I steer them far away from NRB. so why two stars instead of one? Well, while we were there, things seemed fine. They were generally very responsive when we needed them to be, although I wasn't a fan of the occasional need to have inspections done. That was weird and the first time I've encountered it as a renter since college.

My advice is not to do business with these folks as they're practically unresponsive and when they are, they'll give you conflicting information and be very disrespectful. Rest assured that I will be making a formal complaint with the attorney general's office and the Tacoma Chambers of commerce. If you want to rent with these folks, expect to need a lawyer to deal with them.

Ready ok!!!!…read more-first off I was told by Renee that they never raise the rent on these properties that they've only ever raise the rent $25 in the past 25 years I knew that was a crock of shit but I went with anyways anyways because the rent was only $885. Fast forward a little bit as in three months the paint is chipping off just about every part of the walls you can see it pretty much everywhere especially in my room we tried to talk to them about this it was just something that naturally happened according to them. Maybe they think everyone in the fucking world is stupid but them but most people just don't argue with them because they have the power to evict them. Then there was this issue with the shower valve it just stopped working it literally was pouring water out of the spout constantly. This took over a week for them to resolve which resulted in an enormous water bill which they did not compensate us for they only continues to raise our rent every single year for the past five years They hired Spartan services which was a horrible idea with a plumber living on the premises I offered them to re-pipe the entire home for $2700 they declined after using my bid to get another. Spartan services charge them over $1000 to replace the valve and that was it I simply asked them to take a little bit off my rent here in there and I would be fine with re-piping the entire house all the way out to the meter for $2700 I guess because I live here they have the policies that they do not want people that are living here working on it well I pride myself on my work so I guess that's their loss The house was never properly insulated and we had to Pay for ridiculous heating bills this took them quite a while to get resolved and was still not entirely done you could feel cold air coming through the walls they tried to tell me it had something to do with the siding no shit it had something to do with siding you're supposed to replace that every so many years this house was built right after World War II ended. Their comes over to my house does horrible work insults me in front of my wife while I'm not there is unprofessional as hell makes excuses and does not entirely know what he's doing. ALL THREE HANDY MEN The house was left dirty. As in dust and dirt everywhere from them painting plastering and putting in carpet witch we had to clean and vacuum and dust. Normally when I buy something from the store or I rent a house from someone or etc. it doesn't come with a bunch of garbage or things I have to clean up unless I make a mess. The pest problem seems to be something that we have to take care of because "it's the law " I guess ethics aren't part of these people's morals The toilet is about ready to fall through the floor we've tried for at least two weeks now to get someone out to fix it they keep sending the same incompetent handyman who enjoys running insults about me to my wife. Called my wife a liar all kinds of fun stuff. All in all the worst renting experience I've ever had. Next to cobble court. The only decent thing I can say about this company is they did let me have chickens they really couldn't say anything about it but either way they were OK with it that's about it. When my shower was out and they took as long as they could legally to replace it I asked Renee what I was supposed to do about having a shower she said I could throw a wash pan down in the kitchen and fill it full of hot water and give myself a sponge bath. Just out of curiosity Renee would you do something like that probably not. I work in service plumbing and I get shite an piss and whatever other unholy matter gets on me. I had no one else I could ask for a shower in the mean time. Good thing my neighbors have the same rental company and know what I'm going through. (Not to mention the old crawl spaces) I'm a good renter!! I paid all my late fees caught up on my rent and pay it on time now. I started of with a low paying job when I got here and have tried really hard to improve my status. I don't understand it when people jump in a hole and stay there. If people are complaining about you it's because of you you should try doing something about that not all of them are telling you your garbage because they want you to stay garbage most people want other people to progress in life. Oh and our rent is now over $1100 in fact it's 1150 that's not much to complain about the grand scheme of things but when your rent was $895 and they've steadily raised it every single year you tend to wonder if the people that told you that the rent only gets raised $25 in the past 25 years are telling the truth.     My childhood home was destroyed in 5 years due to negligence on the part of Bill White who was…read morebeing paid to do property checks and maintain as well as ensure the renters were abiding by the lease. The house is completely trashed and while I did receive about 1k or so back from the renters' (plural is intentional, read on) security/damage deposit, the repairs have now gone past 20k and this is only the beginning of dealing with the dumpster fire these renters left behind because they were free to let chaos reign. Consistently when we checked up on the property over the phone (having moved out of town), everything was reported to be great. The tenant was referred to as a "star renter" and "He's great, he fixes and upkeeps everything." What that actually meant was that the renter was likely telling Crown this and then doing things like undoing light fixtures to use the bulbs/materials to patch/"fix" other things (fixtures are hanging down and an electrical hazard), allowing water damage to seep into the bedroom without reporting it (or they did and Crown never contacted us), destroying the backyard by tossing cigarette butts and collecting huge buckets of rocks placed throughout the property, letting the yard die, never reporting a rat infestation... The lovely tenants: The renter was either renting out rooms or just letting people have a free ride, including a family member who converted our den into their own apartment, evidenced by destroyed counter that clearly was being used for a makeshift kitchen/cook stove. This was shamelessly done as when I arrived back on the property after they moved, a fridge was in the driveway, obviously being used in the den. Mail comes for multiple people. One person gets municipal court documents monthly. Finally I googled the name because these court documents kept a'comin and they were involved in a MURDER (apparently they were shot and then their partner was murdered by another person). Holy sh*t. Look, things happen...But this was even more distressing. The garage is full of rat droppings and you can see where the buggers chewed through. There was trash, including cigarette butts, throughout the entirety of the garage. The worst part: These folks were CHAIN SMOKING INSIDE THE HOUSE. The house REEKED, like, you couldn't breathe! Bill stated he never noticed... The walls were yellow and so damaged that you could see where these folks had hung art because there were squares/patches that were still white. When I cleaned, the walls weeped yellow and brown. It took hours of painting with Kilz restorative primer/paint (which by the way, works wonders) to make a dent in the terrible smoke stench. What were these people doing!!? But more importantly, Crown-- what were you doing? Clearly no property checks had been done in a long time (perhaps ever). These were not star tenants. This was not a "nice single dad with a kid", it was a guy with adult family members or randos living in my childhood home which was essentially converted into a tavern. These damages could have been easily maintained had we known and we would have gladly fixed them for these tenants. But clearly, they didn't want people in the home because they were chain-smoking, renting rooms and who knows what else. Look, the house was old. Rats, water damage and wear and tear are normal. But we would have gladly done this upkeep before it got so unmanageable it became a total wreck. We worked 10 years to get it looking sweet, freshly painted and updated. Now we've regressed past how it was when we bought it. It's really quite sad and it's awful to be stuck without options to be compensated. Don't use this company whether you're a renter or seeking property management for your own home. This has been a depressing and ridiculous fiasco and I really do want to know what in Hell was going on in my house. Do. Better.

Our problems started right after we rented, and they did address them initially, but then they couldn't agree with the landlord and parted ways. After that, I was left alone with the landlord. Of course, since their contracts ended, they don't have to help, but even though I continued paying all my rent through the platform they provided and they knew about the issues with the landlord, they offered no support when I moved out. They didn't even give me a reference, and because my landlord didn't reply to emails or replied late, or perhaps gave a bad reference, I had a lot of trouble finding a new place. All I wanted was a reference. I came from another state and rented this house sight unseen, trusting their name, but they didn't lift a finger to help me in my difficult time. In the end, with a baby, two months of stress looking for a house, being rejected, and paying more deposit because there was no reference or a bad one. Think twice before doing business with this company or trusting their name, and if possible, talk to the landlord directly and meet them because one day they might be disappeared. Otherwise, you might end up without electricity and get no help from anyone. Because at the end of the day, once they rent the house and get their money, you're nobody's concern. Note for response: I just have asked that I rented property via your company and paid on time. New landlord just want to make sure no eviction or delayed payments. You had all these information and legally you could refer me because I rented from your company and I have used zego payment via from your company. You guys just rented out took your money and left me alone with landlord. I dont know landlord.I trusted your company! You just betrayed and left your customer alone
