I honestly have to say that these are the worst landlords I have ever had the displeasure of knowing. My grandmother is a 60+ year old lady with physical/mental issues. She's on SSI and is having a very hard time finding a place because of these people. She lived in a nice duplex for a little over 5 years. Never late on rent, sure not all the bills were paid up all the time but there was never a shut off. The private landlords handed the property over to Fetter and we got a notice to move out a week later. We had until May of last year, they sent the note in April. You can't find a place here in that short amount of time. Now that she's trying to apply to the apartment complexes around, she gets rejected every time because of these people. They claim that she trashed the house when in actuality, the private landlords weren't doing anything to fix what my grandmother had complained about for years. None of the rotting cabinets, leaking ceilings, or anything was her fault. I truly do not recommend these people. But anymore they're taking over every property they can so good luck. read more

I heard some negative reviews about this management company but decided to hold judgement. On the phone they were nice and informative. When I came on the middle of the week and ask to see 3 different apartments there was no problem seeing the places that were listed. I was given the rental criteria with conditions and all the information how to proceed in renting. Upon reviewing they required 6 months of verifiable income with no lapse. Having to leave my home city and take time off to move to Evansville doesn't count nor explaining can show proof of a salary which would cover the required rent 3 times over. So they rather not make money on an empty apartment then see someone who could pay for it. read more

First off I have never wrote a review before so bare with me. My husband and I recently moved to Evansville for his work we chose a cute little house from fetter property. In the beginning they were fine we moved in April and in August I got a email for a $75 fine for my dogs being out when they came to check my filter. I emailed them because I had no idea they were coming and they informed me that it was the 3rd Friday of even months and that they didn't have to let me know because my lease tells me that. well I went through my lease and it doesn't say that anywhere I showed them that and mentioned that it's Aug we had been there since April they did come in June but that was on a Tuesday and I had the text to prove it. Anyhow they did take off the fine however I asked if there was anyway they could work with me on a smaller time frame than 8hrs as my one dog doesn't crate well he has a tendency to injure himself if crates more than a few hours they said they absolutely couldn't work with us and that we would be fined if he wasn't put away. Since daycare wasn't a option and we just moved here from another state we just decided it is what it is and one of us will just have to take the 3rd Friday of every other month off. That's what we did in October. The beginning of Nov we had some bad stuff happened I'm not going in to details with the review but it has to do with health and surgeries. Due to a lot of stuff going on myself and my daughter had to move back to our hometown in IL to live with family with me not being able to work for awhile we took a huge cut in income. We contacted them and asked if they would be willing to work anything out including move us to a cheaper place, let us out of the lease and keep deposit anything really to help the burden they absolutely refused which I get they are a business so Im having to work against doctors recommendation and my husband (that I'm split with) is working a ridiculous amount of hours so than I don't further damage myself working to much all so we can pay this rent and with that we still haven't even been late even though we can barley buy necessities but, that's not here or there we signed the lease. Any how Dec 17 which was the 3rd Friday of the month I took off work and drove 2and half hours to our place in Evansville to stay all day with the dogs for a "filter check" they never came but text a little after 1pm and said they would be there Monday between 8 and 4. I had my work Christmas luncheon that day but I decided not to say anything and I just came back on Monday and missed my party. (had to go back home for a appointment on Saturday)Stayed all day and they never showed. Now this afternoon they text and said they would be there tomorrow. They 100 percent know our situation and know that someone has to take off work and they just basically respond with not our problem. I have rented for years and have never dealt with people who have such a profound disrespect for the people who our paying them so much of their hard earned money. read more

Do not EVER. EVER. EVER - rent from Fetter Properties Management, Inc.​. They are terrible. I'm going to outline a few things. 1) The apartment I moved into not only had cat litter in a closet but several pee spots. I did not notice this until a few days in and they dealt with it by telling me that I "already signed" my lease and it was my problem. 2) The smell of the carpets in the evening were SO BAD I paid to have them cleaned myself, after Fetter refused to even have their "cleaning crew" (I'm convinced they don't have one) vacuum it again. Must I repeat - there was CAT LITTER in a closet. These floors were not vacuumed, let alone properly cleaned. I had them cleaned twice. 3) I was never told about pest control. EVERY OTHER place I have lived in, pest control has been included. Not here. They didn't even explain it to me when they skimmed through the lease. I had to get my own pest control to deal with the spiders that were EVERYWHERE. 4) When I turned in my keys at the beginning of MARCH, I outlined the expenses ($515) that I put into the apartment while I was there, and honestly, it looked better when I left than when I moved in. I expected reimbursement along with my deposit. I was suppose to receive my deposit 30-45 days after I turned in my keys. I finally received it today, about 50 days later. 5) To my utter disbelief, I was not only NOT reimbursed for the money and labor I put into the smelly residence, but I was CHARGED for the light damages and wear and tear! Not to mention a rent balance that did NOT exist. Apparently, I racked up $186.69 in cleaning fees (shucks, I wish someone had had the courtesy to clean the place before I moved in) after I paid to have the place cleaned professionally (not included in the $515 that I spent on the residence). I also racked up $94.54 to replace a set of blind. Damn, those must be some nice blinds. SO, after charging me with cleaning (that they probably didn't do) and the most expensive blinds I've ever encountered, AND added a charge to my account that didn't exist before, AND refused to reimburse ANY of the money I put into the place I ended up getting back barely more than HALF of my deposit. Even though when you live at a residence for a year, wear and tear are normal. I will NEVER do business with Fetter Properties again. I gave them a chance to make things right, and they chose not to. read more

I lived in a fetter managed apartment for one year. And that was about 9 months too long. Issue 1) The air conditioner broke no less than three times in one summer. The service techs they sent out had little to no knowledge of a/c units. The air intake on my furnace wasn't even connected to a vent. Finally at the end of summer they contracted a company to come fix the problems. They did offer window units while they fixed the a/c. Issue 2) I lived on the third floor and there were no lights in the stairwell. There were lights but they only replaced them once. I spent 90% of the year climbing in the dark. The main door had plexiglass windows glued in. And you could push through the doors or window. The Banister was sawed in half and jerry rigged. It was not safe to lean on. Issue 3? Two weeks into the lease we had our first spill. I dabbed it up with paper towels to find black "grime" all over the towel. Then we noticed the bottom of our feet were black. I brought it to fetter's attention. They said I would have to pay to get the carpet replaced. Further more all of the carpet was re-used. There were seams running down the middle of each room. I will never recommend fetter properties to anyone. In fact I make it a point to talk people out of living there. read more

Fetter doesn't deserve to be in business. I rented from them Mar. 2017 - Sept. 2018, at a house in downtown Evansville on the corner of 6th and Powell. There were multiple issues when I first moved in - I didn't have pieces of my stove, my windows were painted shut (yes, all of them), and neither the entry door to the house or the entry to my apt. locked. It took multiple requests and weeks for anyone to respond to me in the office. My dog noticed a family of mice creeping through my kitchen, so I reported it to Fetter multiple times through their online portal and calling the office. When I called the office, they said it was "on their list" and it would be inspected. Nobody ever came, and I had to kill 6 mice by myself. I'm still not sure of the source of how they got in. My air conditioner stopped working in the summer, and I have an American Eskimo dog that cannot handle prolonged periods in heat (Who I paid an initial $300 deposit and monthly fee to have her in the apt.). The office employee suggested I "put a fan on my dog" to cool her off since I couldn't keep my first-story apt. windows open while I was at work in the midday heat. During the time the air conditioner was out, I noticed an overwhelming smell of mildew/mold/musk that kept getting stronger. The washer/dryer was in the basement and nobody in the house used it (it was filthy and rusty and did not work properly) other than the neighbors that lived across the street from my house - also Fetter Property tenants, not sure on how they got a key to the basement. A pipe had burst in the basement and the basement had flooded and there were inches of standing water for WEEKS before anyone noticed. My apartment was directly above the standing water in the basement. I began having respiratory and severe allergy issues, and my dog developed a nasty cough that the vet couldn't explain. WE HAD OBVIOUS SIGNS OF MOLD POISONING. I had to file a formal complaint with the Better Business Bureau before anyone came to look at either my air conditioner or the standing water in the basement. My air conditioner was replaced 6 weeks after it broke and I reported it, and the standing water in the basement stayed for another couple weeks after that before anyone drained it. That was in May/June 2018, and when I moved out in Sept. 2018 the basement was still untouched other than to drain the water. The outside of the house has white pillars on the top near the roof, and one of the pillars had fallen off due to rot. I was home during my lunch hour one day to witness a contractor and a Fetter staff member discussing "gluing" the piece of the house back on, as that was what they did the last time this had happened. The house itself was rotting, and Fetter was physically gluing it back together. Despite the house rotting, Fetter continues to fill the 5-apartment house to capacity without investing ANY time or money to maintain it. Fetter Properties Management are true slumlords. The turnover in their office is so high that I have never spoken to the same person twice in the MANY times I've called their office. None of their staff ever have any idea of what's going on with their tenants and their demeanor is as unprofessional as it gets. It's a shame you have to give a one-star rating to post the review. read more

Do NOT rent from Fetter. They are rude, unaccommodating and will charge you for breathing. The house will need constant repair to the air and electricity and you will have to wait weeks for them to come. They enter your property when you are home. None of the windows open they are painted shut and the screens don't fit the window and fall out. They will charge you for repairs and calls. Trust the community NO ONE needs a house bad enough to rent from them!! I rate one star bc you have too, they deserve 0!!! read more

I have rented a house from them in December of 2018. THE WORST company I have ever worked with. They say one thing but do another. I moved into a house that was unclean. They told me it was up to me to clean the house. I should not clean up someone else shit it the toilet. I will never rent from them again and I can only hope that the lady that is having them rent it for them knows their workers that come out to "fix" things are not trained. I have a sink pouring out water when the guy got here already knowing what was wrong didnt bring anything to fix it. I have to go without a working bathroom sink for over a week. Not ok. I already went without a kitchen sink for four days before that once again not ok. The toilet has issues but non of the workers can find anything wrong with it. Because they are not plumbers now the floor is coming up due to water damage. This place is the biggest joke of my life. They could careless about the renter or the house. All they care about is money. The workers show up dont tell you who they are or where they are from they just walk in ,they dont even ask to come in they just push you out of the way. They dont where covers over their shoes now I have some kind of black grime on the carpet that I cant get up. When I called and told them they said " it's just part of having them come in" No, no it's not. They used my silk hair wrap to clean up the water mess from the sink. They should bring their OWN TOWEL TO CLEAN UP that's when they do clean up after them self's. They also bring their 13 year old kid to help him with the call. Can we say child labor laws. I'm counting down the days I can leave this shitty ass company. It not soon enough. I could go on and on about all the shit they do that's against the law like MAKING me and my five year old daughter up in a very small bedroom with my service dog. I lost over 300.00 of medical stuff from under the sink and they wont replace it. Because that's just what happens they said. If they had trained plumbers and workers and cleaners come here before re renting the house this would have never happened. If you rent from them take photos of EVERYTHING so they cant come back and say you did the damage. I took photos the day we signed the lease and was told it was my job to clean the house then took after photos. If I could rate this company in the negative I would but you have to give one star and they by far dont even deserve that one star. read more

I thought at first they weren't bad to rent from, the house wasn't bad. Then they increased the rent a year later, but we accepted that as part of renting. I have ALWAYS taken great care of the houses we have rented. Well, I guess they are keeping most of my deposit for false claims of cleaning and painting expenses. I scrubbed the house from top to bottom, we had the house move in ready with very little painting required (We even bought the white paint and chose to paint all the white walls in the house). The paint used on the kitchen cabinets was cheap, the floor finish was cheap. If you rent from them beware, they will keep your deposit and make up reasons to keep it. read more

The worst landlords ever! They don't care about you or the property you are renting from them. They constantly try to charge you late fees when you have paid your rent on time. They constantly threaten you with eviction. They can't keep any employees because the management is so bad. Their maintenance men are constantly in your apartment "fixing" stuff but never actually fix the problems you submit. A maintenance man was in my apartment when someone was trying to rob it and didn't call the police.... My neighbors did. The only good thing about my experience is I probably rent the only apartment they have off 100s that is not in a bad location, doesn't have roaches, isn't over priced, isn't the worst looking place you've ever seen from the outside of it to the stains on the carpet..... Or the smallest sardine can you ever stepped into. Their system is always down when you call to resolve a problem they sent you a letter threatening you eviction with. They make you come in the office for everything. You cant make agreements over the phone.... Even when you are out of town traveling for work. They are just not very understanding. You would think they would appreciate the good tenants they have. All they Do is chase the evictions they filed for people skipping out on rent. I should have listened To my friend from Evansville, who told me when I moved here not to rent from them. They don't deserve that one star. read more
