absolute garbage place to deal with. my daughters first time on her own and not only did her best dried stuff her and leave her with the rest of the year lease to pay for, which she paid on time every month. then after giving the required month notice of moving out after the lease they still kept 800$ of her deposit money making up lame excuses like chicken bones on the porch from wild animals. this company should've been shut down years ago. Of course all these reviews are going to be bad because they are from tenants. Property management companies are not there to serve tenants, their customers are property owners. I am also a tenant, and I have had experience with quite a few property management companies over the years (not in St. Joseph though). None of them are good if you are the tenant. But I must say that Donna Farrow is on the low end in terms of professionalism. They didn't show up on time to show me properties. They said they would call before coming in to do the property inspection, but they didn't (I was getting out of the shower when I heard someone tromping around my house). They didn't show up for the 2nd property inspection. I asked for a single thing to be fixed, a light fixture/fan, but never heard back. I called the office back about a letter they sent, but the person was out to lunch. And the guy who answered didn't let me leave a message, he said I had to call back! Probably because I identified myself as a tenant... To sum up, I don't think there are many other options for owners in St. Joseph, but if you are on the fence about whether to manage your own or go with these jokers, do the world a favor and go solo. Better yet, start your own property management firm that treats everyone with basic respect, and either put DF&C out of business or force them to clean up their act. read more

Beware! Do not rent from these people. They will not fix anything. They will do everything in your power to not give you back your deposit. Paid 500 for Stanley Steamer to clean carpets and they tried to say Stanley didnt do a good job. They will charge you for cleaning even if you left the place spotless. They will find anything to keep your deposit. I have never not gotten 100% of my deposits back until these scam artist. Beware, if they show you a house and then bait and switch you, dont fall for it. I was never late once on yet, ever. Terrible customer service, I should have known from first meeting but we had just moved in state and needed a place, boy what a mistake. The furance and refrigerator made noises. The 50 year old dishwasher leaked and never cleaned right. Trust me, save yourself a headache from these people. I am going to have to get an attorney to get my deposit back. read more

They charge for things that are completely false. After 3 years, they charged us for late payments but couldn't tell is when they were. Would not fix anything and absolutely the rudest people you have ever met. Completely the worst. read more

The leasing agent Leah makes you jump through hoops to even schedule a showing. She says she will need to extend her workday to do showings after 4:30pm on weekdays and doesn't work on weekends. She also made a point to mention that she will have to postpone her lunch to show me a place at 1pm during the week. It's like I'm bugging her with my request to see one apartment. Worse leasing agent I have ever worked with! To think owners are paying this company money to rent their properties out - no wonder so many of their rentals have no tenants! read more

Told us straight to our faces that they wouldn't waste our money on background checks if they weren't for 100% sure we would get the place...ran them anyway and came up with bogus excuses as to why 'the owner' decided not to rent to us. I am a property owner that had Donna Farrow manage my property for about 2 months. I own several apartments. All the apartments are newly remodeled and were fairly easy for me to rent. I don't think they even showed the apartments one time. I was told they cleaned an apartment after a tenant moved out and it was never cleaned. I was charged for this until i inspected it myself. I had a tenant that was a current tenant that said she was glad i was not using them any more. They were rude to them and she said she was ready to move out until she found out i was going to manage it on my own agian. I have since fired the property management company and now they lost all the keys to the entire complex. I was told at first it is there policy to discard keys. I then finally talked to the owner who confessed they lost them. I would urge all property owners to never us this company. The only reason I gave them 1 star is i had to give them something.. they don't have negative stars. read more
