From Robbie Beaird Hey everyone, Never posted on here before, but have (unfortunately) been led to write this post after having a terrible experience at the Fairfield Ranch Apartments. I have lived in Fairfield for 27 years and went from living at my parents Fairfield residence to renting an apartment at Fairfield Ranch sometime in 2019. Some of you may recognize me from my many years working at the FAC or just growing up in the neighborhood. Recently, we were 1 of 4 unlucky units that flooded during the winter storm due a pipe that burst related to our overhead sprinkler system. We got about 3 inches of water throughout the entire unit on Feb 17th. The management notified us and did a good job ripping out the carpet, starting the drying process, and eventually repairing our wall. However, there is still drywall missing, exposed installation, and LOTS of carpet tacks that are exposed all over the unit. So I have not been able to return with my pregnant wife and 15 month old son because it simply is NOT SAFE for either of them to live there. Not even my dog should be exposed the situation. Ultimately, what we thought may be only a few days has dragged into ... 15+ days of living with the in laws while waiting for repairs. We finally did decide to ask management for a pro-rated rent refund/credit after the extended wait time because my BABY and PREGNANT WIFE still CANNOT live there SAFETLY until they have installed carpet and fixed the installation issue. After several conversations with management they declined to offer any consideration for us. We have been met with remarks from upper management such as: "It is livable." "It is livable." "This was a natural disaster and it is not our fault. Thousands of people have had worse." "That is what renters insurance is for." "We did not force you to live with your in-laws during this time." "What would you have done if it was your house and not your apartment?" "It is livable." I don't want to discount that things could have been worse as many families have been through a lot over the last few years. However, we do not feel that Fairfield Ranch is doing the right thing. I will have had the pleasure of living at the Fairfield Ranch (FFR) Apartment complex for six years, in June of 2024. From the time that I moved in in 2018 to the present, I couldn't imagine calling anywhere else home. The grounds and units are all extremely well-maintained, the staff is friendly and attentive, and top-notch amenities continue to appear in the neighborhood. The latter of which offer never-ending advantages to we fortunate residents. For anyone looking for a place to live, I would advise them to consider FFR, and not waste time searching elsewhere. Upon move-out the management of these apartments will extort extensive unwarranted cleaning charges. I spent several weeks before moveout scouring my unit. I cleaned floor boards, blinds and literally went though top to bottom to leave my space impeccably clean. They are now billing for nearly $500 worth of replacement fees and cleaning charges. The head manager, Madonna, is consistently rude, argumentative and defensive when questions are asked. I asked on multiple occasions to have a representative to walk my apartment before move-out and every time I was declined. On one occasion, there were three employees in the office. The policy is to avoid a walk-through to to make a cash-grab and gouge out these cleaning fees. Expect unethical business practices if you choose to move here. Know that you will be dealing with kleptocratic, unethical and untrustworthy people. read more

I moved to Fairfield Ranch in July of 2020 and just renewed my lease again. I have had nothing but wonderful experiences with the office. I love that the staff has been consistently the same during the time I have lived here. Every time I have spoken to Ms. Madonna, Candise, and Breanna, they have been so pleasant and helpful. The maintenance staff has always been helpful as well. I have spoken with Mrs. Madonna multiple times and she is always so helpful and has always taken action to return my call promptly, provide information if needed and give assistance. I love my apartment and the location is great. Most of my neighbors in my building have been the same since I moved in, so we are all continuing to renew year after year. That alone should tell you all you need to know. I will say the only challenge I've had has been with parking and nonresidents not parking in guest parking but I know that the office has been working on rectifying this situation with a tow company I believe. read more

I'm amazed at all of the bad reviews for this place. I've been here over two years and rarely have any issues. Yes, I'm sad the pool isn't salt water anymore, but is that worth one star? Nah. I've always had an open line of communication with the office staff, although when I first moved in in 2017 they were owned by a different company and they sucked. Miss Madonna is always available to help with any issues I have, maintenance never comes more than 48 hours after my initial request, I get my apartment treated twice a year for roaches just because (and I've only seen them twice since I've moved here) online portal is easy to use to pay rent... I never hear my neighbors because my air conditioning sounds like it's industrial LMAO it scared me at first when I first moved in but I'm used to it now. And somebody in the reviews commented about slamming doors...?? It's windy af in Texas, get over it! You live in an apartment complex for Christ's Sak They kind of nickel and dime you here for every little thing but I feel safe and happy in my environment so that's worth it. I just renewed my lease a few weeks ago for another year then I'm looking to move closer to downtown, but until then I am very happy here and I'm glad I chose this place as my first home in Texas! I made the mistake of not reading all the reviews before leasing and I moved in this week. When I was shown the apartment I noticed two things. First the landscaping was not grass and all weeds and what looked like dead brown grass and dead plants all over the property. I was told "It was due to the heat". That was a lie and I know how landscaping is done in places like this. I came from an Apartment complex in Conroe where I paid $200 less for the same size and they had real grass that was beautiful all summer and zero weeds and no dead plants at all unlike this place. Second I noticed that the hallway outside of my door was stained with something that leaked from trash so I asked if they could power wash it and they said yes and she took a video of it. That was 3 weeks ago and I asked when I picked up the keys if it had been done and she said yes. I had told her I was just there and it was not touched at all and that was a week ago and it's still not done. For the price they charge to live here the landscape should be immaculate and the hallways kept clean. I plan on living here for 10 years or so but if my concerns are not taken care of I will only be here for 1 year. It's a great location and if things get taken care of I will post a new review. One more thing.... When I was shown the apt about a month ago when I walked to the end of the hallway to the parking lot and saw small bits of broken glass by the stairs. When I moved in today it was still there so I went and got my leaf blower and cleaned the entire hallway that I don't think has been touched other then the wind blowing through it. If I managed this place I would take care of the people that live here and take care of simple things like cleaning the hallways of stains. I did not take any photos but if nothing is done by the end of the year I will post again with lots of photos. I am not going to be renewing my lease. They moved us into a cockroach infested apartment. For the past 8 months we have continued to battle this issue. I would NOT recommend to live here!! The towing company will tow without warning. Our property is permit only and your family and friends not following guidelines utilizing the visitor parking are subject to towing. 3. According to the trash agreement a resident will be charged for leaking trash bags. In the event you see the valet walking with a leaky bag please submit a picture to the office Your valet trash cans are to be brought into your home each day by 9:00 am and can not be put outside before 6:00 pm otherwise you will incur a fine. read more

The staff at Fairfield ranch are very friendly. They take care of everything you need starting from the application process. Brianna and Candace are sweet and helpful. Ms. Madonna (manager) is very attentive to any requests and inquires I may have. I have had minimal issues regarding my apartment, and I am very pleased with my service. read more

The ONLY reason I am affording TWO stars to this sad excuse of a luxury apartment complex, is because the initial application/move in process was effortless. I will give the girls credit for being good sales women. I have not had too many issues that I could not deal with on my own, however, the last two weeks has had me questioning my decision making skills in regards to choosing to live here. FIRST, we'll talk about the less worrisome issues; excessive dog poop on the grounds, terrible parking, broken controlled access gates (walking gates), inaccessible amenities I.E the pool being closed for no reason, electrical issues within the unit (I was told it was a faulty lightbulb), management nit picking balcony appearance, however, doing nothing about residents grilling with open flames on the balconies, and finally, being overly picky about trash cans being left out past 9 AM, but giving no warnings when the valet trash collectors would not show up on a random day. (Not including holidays). As mentioned, these are just the little things wrong with this place. Now let's discuss the primary reason that I am writing this review. The new residents that moved in play their music VERY loud, at all hours of the day. (In the morning, In the After Noon, In the Evening, and late at Night during the week). These neighbors of ours smoke copious amounts of Pot. The issue with that is we share the same ductwork. I am in a career position that if I go to work smelling like Pot, I am going to be submitted for a drug test, and even though I will not pop positive, it is still quite embarrassing. Prior to communicating with management or contacting the police, I took the neighborly approach, and knocked on my neighbor's door. The first five times (Not in the same day), they did not answer. On the sixth time, they answered the door with a blunt in their hand, at which time I informed them that the smell was coming right into my apartment. They stated they wouldn't smoke pot in their apartment anymore, (Which, by the way, is a lease violation). I also informed them that we could hear the music very loudly from inside our apartment, but yet they didn't stop. A couple of days later, I wrote an email to the leasing office with the aforementioned information. I was basically told there was nothing they could do, because they couldn't prove that what I was smelling was pot. A couple of days later, I got a phone call from Madonna reiterating that there was nothing they could do, and that they are not obligated to provide a comfortable living situation for their residents. While on the phone, she mentioned that the neighbor had called to complain that my son knocked on her door because THEIR music was too loud. When I arrived home from work, I went and spoke with Madonna, who stated she went over to the building, and said that she couldn't hear anything. I asked her to please walk to the building with me so we can rectify the situation. We went to the building together, and long story short, the neighbor threatened to shoot me in the face, at which time, I expressed that I had just been threatened, and Madonna stated, "I didn't hear anything." All while, she is physically holding the neighbor back from lunging at me. With a witness with no backbone, the neighbor will probably not be charged. I contacted the Corporate office and they were of no assistance either. So here I am, letting everyone know that Fairfield Ranch/Adara, cares more about coolers being left on balcony's, than they do of the safety of their residents. Please do yourselves a favor, and read all of the negative reviews, before deciding to live here, even though, as per Robby, with Adara the negative reviews are "just people who did not get their way" Edit: go to the office? What for? So I can be treated like crap and "if you have issues, call the police" eh, no thanks. Been there, done that. read more

We wanted a place that offered unique floorplans, renovated amenities, scenic grounds, and a fenced in dog park! The property is in a nice spot. It is convenient for things. I am on my second year living here and I have watched the property start to go down. It seems like all areas not around the pool are neglected. Flowerbeds are non-existent, even before the winter storm....now what was there is just dead and brown. You can see all the hoses in the flower beds bc there is no mulch left anywhere. There is trash and dog poop in so many spots. It is really gross. I see trash or dog poop every time I walk outside and drive into the property. Also there is mold and algae starting to grow on the buildings all over outside and paint is all chipping off. It is really sad bc it was a beautiful property. Very disappointing. read more

The best and most professional staff, amenities and comfort your money will get you anywhere! After you've done your search you'll agree with this review! The gym and salt water pool are amazing and offered by very few places period! I needed somewhere very fast due to my relocation of work- I liked what I saw online and took a gamble. I am so glad this was the choice as it turned out to be more beautiful than I saw online. That's also a first! This is the first time I have ever went somewhere and not have 1 complaint. I will soon be in the process to purchase my home but I honestly don't want to leave and will miss this place and staff tremendously. Also- The complimentary coffee variety are all delicious! Me and my wife moved in with our daughter in August. We have be fighting a roach infestation since we moved in and the staff have become less less helpful. At first they were very helpful and nice and had a viper treatment done. Then when that didn't work they sent a pest control person once a week for about 3 weeks. Then it was pest control every 2 weeks for four weeks. The pest control guy would stop coming after a couple of treatments every time. We have reported the issue at least once a month since we moved in and I just had to trash my daughter's $200 high chair because we took it apart clean it and washed at least 50 roaches and 20 egg sacks out of her high chair. When I went down this morning to see about getting out of the lease early, because I'm tired of my family living Starship Troopers, the lady I talked to was very abrasive and blamed the problem in me not reporting it. The staff do not care about the well being of the tenets at all. I will be reporting them to the Better Business Bureau and do not recommend living here. read more

This apartment complex has many problems. First, the staff give tenants nothing but lip service regarding problems or fixing any issues. There are noise problems (both in the apartments -- I don't know where they find these churlish tenants who do not know how to close a door without slamming it or realize that no one wants to hear their submental music-- and from the parking lots), issues with cleanliness (the office staff will put in "work orders" when tenants have left messes, such as vomit on the stairs or feces in the hallways, but those rarely are completed and certainly without haste), and problems with parking (not only is there inadequate parking, but the staff use the tenant parking close to the apartments instead of using staff parking, which is available away from the buildings). Contrary to another obsequious (and fake) review on here, the pool is no longer salt water. In 2017, management decided to transition to chemicals. In fact, the pool is often shut down for extensive periods (sometimes because of "maintenance" that never happens). Additionally, the landscaping company seems to be on the property twice a week or more, but the plants are a mess, there is no fresh mulch laid throughout the property (only directly in front of the office), and the only thing the landscapers seem to know how to do is to walk around for hours with their leafblowers on. Although it has not struck our building specifically, there is a galactic roach infestation in some of the buildings. A former neighbour allowed me to witness the problem, and I have never seen armies of cockroaches in such numbers. They were pouring -- literally-- from light fixtures, from behind the walls, and underneath every cupboard. This was throughout the entire building. Regardless of complaints, the management still does not take care of the problem. This same building is where there are at least 2 dealers living. Again, management does nothing about this. The office staff are similar to immobile robots: they have been programmed with responses, but will do nothing. I recommend looking elsewhere. This place is not worth your time or your sanity. Definitely not renewing our lease. read more

Most unprofessional apartment leasing "management " company you will ever do business with. Parking is a complete nightmare. Dream about working anything out with the staff or management they do not care about the resident. Staff and management are completely incompetent and clueless when it comes to working with the resident and therefore they will not be bothered. The basics in customer service would be start for this apartment building that is bound to end up a basic rat trap after the white paint starts molding. I only wish I would have read these reviews before I moved in. Only way to work anything out with them is to do so legally. Management needs to train the staff better, they are incompetent at their jobs and don't know what is going on. What's the point of living in a luxury apartment if you can not even use the amenities? I was told I could throw my sons first birthday party in the clubhouse and that they would talk to a manager and make sure that was okay. Never got a call back, which wasn't a surprise since I've sent emails before and never received a response. I call days before to double check and was told that I can not have guests in the clubhouse but could use the area by the pool... they have about two tables and its scorching hot outside. This place is a joke and outrageously priced. If you want to pay 1400+ for an average one bedroom with bad customer service from the receptionists, then you should rent here. Parking is horrible, they say they tow but do nothing about all of the random cars everywhere. Say we have complimentary valet trash and then when it's time to renew lease hit you with an extra $25 for that, if you go month to month that's an extra $150 so now it's $1550 for a ONE BEDROOM. Not to mention the teenagers that lived above us that we could see doing drugs on their balcony in plain sight for everyone to see. We can not wait to move out of here in October. Counting down the days. Pretty sad when you've been somewhere for two years and they can't work with you, very disappointing and I wouldn't recommend this place to anyone. read more
