    The worst move you can make. From the maintenance to the management is crooked. If you put in a complaint watch out they will not renew your lease. Then charge you to replace the dishwasher,0ven, carpet,paint ect. Do your self a favor stay away. If I was able to put in 0 I would.

    Horrible business management. They have no problem redoing the inside of my apartment building. But can't not for 6 months fix our washing machine. Even after countless attempts of contacting the company and laundry company. 1 washer is only available for 16 units of people. Now the other washing machine floods and doesn't work properly. Yet, they have the funds to redo the floor and wallpaper. Spend your money somewhere else, they don't care about you here. Thanks for making my life during this pandemic extremely difficult. Also thanks for making the laundry room smell like a permanent swamp.

    This resident at the 3rd Court, in Bayport, NY refuses to obey the laws and parking rules from the Landlord. Is this a joke?

    I have been a resident at Fairfield Properties in Bayport, NY for about 4 years, prior to them it was Home Properties, better Landlord, I should stress this fact, and I decided to move from a 1 bedroom apartment to a 2 bedroom one. Bad decision. The first and big issue I have with the management office, is that they allow 2 female residents at the third court to park illegally on the NO PARKING ZONE Area, which clearly impedes the flow of traffic for any resident or delivery vehicle to make a proper turn. After several pictures, e-mails, calls to the local authorities, it seems that my screams are going to deaf ears. Back in June, there was a fire on the same court, reading the messages from one resident, she clearly saw a vehicle, most likely from the same resident, that made it difficult for the emergency vehicles to make the same turn to reach the affected apartments. I suffer from a pre-existing medical condition, and I do not need for these two imbeciles to continue to park wherever they want in the event of a medical emergency. For the money I pay in rent, I should feel safe and secure, knowing that not only for myself or family but for the rest of the residents who are being clearly affected by this issue, not to be affected by this two idiots ! I regret moving in the first place, now I am married to this place for quite some time !!!!! If you are looking to rent, please go to another competitor. Which I am sure that they have proper parking for all the residents and advise them which are the NO PARKING ZONES. Thank you. LD

    Update with photos. You don't get to see your apartment until move-in day when you get your keys, and they show you a beautiful renovated space on your tour which is horrifically misleading. See photos for examples of what Fairfield deems"luxury living". In addition, there was a literal explosion outside our building a week before we moved out. Monstrous boom, ground shaking, no power for almost 15 hours. Turns out the electrical grid exploded. Two months prior it went out (sans explosion) and a week after we moved it went out again. So don't expect to have power in any consistent fashion. It tends to do this most during heat or cold warnings. We've been gone for less than a week and already they took our deposit (no surprise, they never return deposits no matter what) AND charged us an extra month rent (that's over $3000 for those keeping score) even though we moved out at the expiration of our lease. Apparently they just feel like charging rent for the rest of your life, and won't answer phone calls or emails to inquire either.

    FF allowed BBQ's on the deck and this happened.

During that time, I was forced to move three separate times within the community due to aggressive rent increases of $300-$400 per month at renewal. Avalon makes it very easy and "affordable" to move in -- but once renewal comes, the bait-and-switch begins. If you are living on a budget, be prepared: loyalty means nothing. There is nothing "luxury" about Avalon except the price tag. The most serious issue, however, was the rodent infestation that persisted in my unit for 23 months. Management and staff were aware that there was an ongoing rodent problem in my apartment prior to my move-in. Despite this, they refused to release me from my lease or allow me to transfer units. There were multiple visible points of entry throughout the apartment -- gaps in sheetrock under cabinets and around the perimeter walls -- that were never properly sealed. I reported the issue just three months after moving in. Over the course of nearly two years, I caught over 50 mice. I lost count after that. I spent thousands of dollars out of pocket on traps, cleaning supplies, and replacing contaminated property. I had to throw away personal belongings, including a brand-new couch that cost over $1,000. When I moved out and cut the couch open, it was filled with rodent feces. The photos speak for themselves. When I reported sightings, management would send an "exterminator" who did little to resolve the issue. Instead of addressing structural entry points, the focus seemed to be on finding ways to shift blame onto me. At one point, the exterminator was sent to photograph items in my apartment in an apparent attempt to make me responsible for the infestation. I was told an opened bag of dog food caused the problem -- as if that explains structural gaps in sheetrock. The deflection and lack of accountability were outrageous. Interestingly, the property manager in place during much of this ordeal was eventually terminated -- as was the exterminator contract. That alone should tell you something. After enduring nearly two years of living in a rodent-infested apartment, Avalon had the audacity to send me a $3,600 bill after I moved out. I sent multiple detailed emails to Avalon corporate disputing the charges and documenting everything that occurred. To this day, I maintain that they owe me for the property I lost and the conditions I was forced to live in. I've noticed many positive Google reviews highlighting the maintenance staff. What I find more interesting is this: why are there so many maintenance requests in the first place? These buildings are constructed like a house of cards. The walls are paper-thin -- you can hear everything. The property presents well on the surface, but underneath, it's a different story. The pool may look nice in photos, but it is overcrowded, poorly managed, and unenforceable rules seem to apply selectively. The community emails long lists of rules, yet they are not consistently upheld. Shortly before I moved out, I saw another review mentioning rodents -- which means even after everything I went through and reported, the issue still was not properly remedied. That is unacceptable. If you are paying luxury-level rent, you should receive luxury-level service and safe living conditions. At Avalon Melville, you do not. The culture feels like "the customer is always wrong." Do yourself a favor -- look elsewhere.

    I vacated my apartment after a severe and ongoing rodent infestation that was reported repeatedly…read moreand not resolved. Over 30 mice were trapped using traps I personally purchased, and rodents continued to enter the apartment. I communicated with on-site management and maintenance numerous times. Maintenance stated they were too busy to address the issue, and no effective remediation was completed. Rather than resolving the infestation, no effective action was taken, and the issue remained unaddressed. After contacting the Department of Health, minimal measures were taken approximately a week later; however, rodents continued to enter the unit, which I personally observed. These conditions raised serious habitability and health concerns for myself, my child, and my dogs. I also spoke with other tenants at the property who reported rodent issues in their units, indicating the problem was not isolated to my apartment. When vacating, I disposed of contaminated items (including bins and a box of tape soiled by rodents) in a broken dumpster area. While on site, I overheard staff discussing the items, including a statement asking whether the tape should be taken. The items were removed by staff shortly thereafter, despite prior statements that maintenance was too busy to address the ongoing rodent issue inside the unit. After vacating due to these conditions, I was informed that I allegedly owed money. This was despite the fact that I incurred significant out-of-pocket costs, including over $6,000 in moving expenses, veterinary bills, health-related expenses, traps and supplies, and the loss of personal belongings that had to be discarded due to contamination. I also lost time from work time due to the ongoing infestation and safety concerns while the issue remained unresolved. I am currently awaiting proper resolution of my security deposit. Prospective tenants should document all communications carefully and understand how habitability issues are handled.

Oh, the roaches are water bugs, and the noise is normal and we'll send an email about dog crap despite people telling the office WHO it is, etc. etc. Good for jacking up your rent every year and being dismissive. That they have down COLD. There's that sense of urgency! Good for you! Go anywhere else. You'd be better off and have a quieter environment living a block away from a train station. Or you can rent one of these dumps and tame the roaches so you can mount one and have it fly you to work. You'll need to save the gas money for the ridiculous price of rent at "Dump" Rock.

    Avoid Eagle Rock Management -- Repeated Lease Violations and Zero Accountability…read more If you're thinking about renting from Eagle Rock, think twice -- especially if you're relocating with family and counting on them to deliver what they promise. I signed a lease for a unit in Springfield, VA in June 2025. A few weeks later, Eagle Rock revoked that lease, saying the current tenant decided not to move out. They offered me a second unit with a new move-in date of August 12. I signed that lease, booked movers, shipped my car across the country, set up utilities, and enrolled my children in school. One week before the move, I was informed -- not by Eagle Rock, but by Verizon -- that this second unit was also still occupied and the tenant had "revoked their notice." Eagle Rock never notified me, never offered a written solution, and left me in limbo just days before uprooting my entire life. This is gross mismanagement at best, and potentially discriminatory behavior in violation of Virginia's Fair Housing laws. They've now had two separate tenants back out and did nothing to secure the unit before promising it to me. Meanwhile, I'm left managing the legal fallout while preparing to move with my kids. If you value clear communication, legal integrity, or basic professionalism -- go elsewhere.

There are literally dozens of teenagers being boarded here who overtake the common areas, loiter in halls/stairwells, constantly slam doors, spill food everywhere, and even caused a full building fire evacuation from fire/smoke in their unit. Their school uses game room and an apt unit as their cafeteria/lounge and they takeover the gym and outdoor space - amenities we pay for and can't use because of rowdy teens. For a high priced "luxury" building, this is a nightmare. Yet rent increases every year despite the declining living experience. Security is a concern as outer doors are constantly propped open, garage gate often left open/malfunctioning, outdoor lights along back walkway off at night leaving that area dark and unsafe. Complaints to management go nowhere. I had various maintenance requests open for weeks (appliances) up to 2 years (issues in common spaces). Dog run is unusable with massive amounts of feces, yet $75 monthly pet charge.

Not sure if the apartment complex has accepted a housing program for international students but there are 13-17 year olds running around constantly, or they are sitting/laying on the floor hallway and will refuse to move or get up to pass by. In the morning the first floor is flooded with kids, making it impossible to even step out the door.Glad to have left.

Taking into consideration of where I was coming from, I look forward each day to returning to my clean, modern home- where maintenance issues are dealt with, fast and easy. The office staff worked very hard to help us settle in, and once we were in there was great comfort in knowing they are accessible and ready to help, should we have issues. Recently, we were reminded that we are living in a diverse and very mixed community. Just like outside of our complex, the world is sometimes quirky and disrespectful. When there is trash on the side of the road, residents are reluctant to take the extra step to remove it themselves. They share the attitude of, "it is someone's job to clean that up," rather than being self-motivated. However, I think a gentle reminder now and then, that we are all in this together would be appropriate. Likewise, the NO SMOKING policy needs to have some sharper teeth. Too many people disregard this policy, and smoke in their unit and on the road while walking a pet. It's dangerous to those who cannot tolerate even a little smoke, and it needs to be enforced. Overall, I would tell anyone who is looking for a nice, modern and exciting place to live to consider joining us here at Avalon Huntington Station. I hope there are more social gatherings within the community before it gets too cold.

Yes, one of the elevators is out, and has been for weeks--and yes, the other one has been off-line for a few minutes or an hour here or there. It's true people have had to take the stairs, but never "for weeks at a time." Only for a few minutes here or there. (I had to take them down, 21 stories, the other day--but that's the only time it's ever happened). I've never had a package lost, and I've had a ton of packages delivered over the years. Yes, the heat went out on a very cold day. They had a plumber in to fix it a few hours later, on a day when NYC didn't want drivers on the road. Yes, they fired some popular staff. But the thing people on here aren't telling you is that the popular staff were fired because they were helping those tenants break the law. This building is infected with AirBnB rentals--which is a safety hazard for other tenants, because there are random strangers coming in and out of our building. It's also totally and unquestionably illegal, because this is a rent stabilized building. People are charging $500 a night to stay in their apartments! It's also immoral. The rent stabilization system was put in place to protect people with middle incomes from rate hikes, and keep apartments affordable. The apartments in this building could go for $4,000 or even $5,000 a month without stabilization, but people are paying less than $3,000, and they are exploiting that system by renting out their apartments on AirBnB and making a big profit. Almost all of the people complaining on this Yelp page...Go check AirBnB in Long Island City, you'll find their listings. They're angry because last week the landlord sent a letter saying they would no longer tolerate the illegal AirBnB rentals, and residents flipped. Now they're all angry and conspiring to make the landlord look bad on Yelp. It's definitely true that there are some problems in this building. The most recent super was fired, and reportedly it was because he was too compliant with AirBnB tenants. I'm not sure why the last super was fired, but I'm betting something similar. I feel like I live in a hotel, there are constantly people with wheelie bags checking in and out. All the penthouses are claimed by people who rent them out for a profit--they don't even live in them. One says he lives in Manhattan, another says he lives in New Jersey. Again, completely illegal and exploiting the system. AirBnB tenants don't respect the property. They abuse the equipment in the gym and the other amenities. On New Year's Eve I was on our roof deck, and there were AirBnB renters climbing up on the furniture and standing on the rooftop equipment (which might have something to do with the problems we've been seeing recently...) and breaking wine bottles on a roof deck where glass is not permitted. So yeah, ignore the sour grapes on this Yelp site. Heatherwood isn't flawless, but they've treated us pretty well as residents. The bad reviews here are from criminals, basically, who have been caught and are mad because they can't keep up their illegal rentals in a rent stabilized building.
