He personally took charge of pulling together our paperwork (not handing it off to someone else), making sure we had everything needed and coordinating the process. I asked some fairly tough questions that James handled well. We were evaluating 3 mortgage brokers at the time. The two other brokers were our current mortgage holder and the previous one (who sold the thing). We have no complaints about the other brokers. They all had competitive deals in the new "inflation related" mortgage finance world. James stood out because of his personal energy, his seeming commitment to our story, his willingness to listen, his keeping the process going (and not stagnating at some point), and the fact he was local, not in an office hundreds/thousands of miles away. After the closing I let James know I hadn't received a copy of the appraisal as I should have. I don't know why I hadn't received it earlier (spam folder?) I got one from James 5 minutes later. The other brokers would have gotten a 4 star rating. James Copeland and Austin Mortgage got 5.

I have called her multiple times and not once has she made me feel like I was a nuisance and always (always) answered all my questions! Unfortunately, the home we were having built wasn't satisfactory (major structural issues) and when we had to make a choice on what to do next, within hours, Jimmy made sure we were taken care of (at the time Ms. Heather was out of the office). I wouldn't hesitate to work with this company again (if I ever had to), but most importantly I would recommend anyone to them! Instead, I was misled into closing on a dangerously unsafe home due to negligence, document misrepresentation, and an apparent pattern of prioritizing profit over people. Timeline of Events: 1. Serious Safety Issues Ignored Pre-Closing Prior to closing, my inspection report and repair amendment listed several major hazards: * Ungrounded electrical wiring * Missing GFCI outlets in wet areas * Active plumbing leaks Despite these clear FHA violations, Fairway closed the loan without confirming repairs. As an FHA lender, they were responsible for ensuring the home met safety and habitability standards. They failed. 2. Misrepresentation by Loan Officer Alisa Bailey, my loan officer, appeared helpful, but ultimately prioritized the transaction over my well-being. Rather than enforcing FHA safety compliance or the repair amendment, she allowed the closing to proceed, leaving me and my infant son in a hazardous home. 3. Falsified HUD Addendum At my in-person closing on June 30, 2023, the HUD Addendum was not included. It was emailed to me via DocuSign on July 5, 2023--five days after closing. In a response to my Consumer Financial Protection Bureau (CFPB) complaint, Fairway falsely claimed I signed it on the closing date and retroactively altered the document date. I have timestamped proof showing this was not the case. 4. Collusion with Appraiser & Inflated Value The property, built in 1961, had never been updated--yet the appraiser claimed it had brand-new plumbing and valued it far higher than its true condition justified. In reality, the pipes were so rotten and corroded that I developed a bone infection shortly after moving in, caused by exposure to contaminated water. The appraiser praised cosmetic paint jobs and minor aesthetics, disguising the home's complete lack of modernization and structural safety. Fairway accepted this inflated valuation without due diligence. 5. Dangerous Living Conditions Post-Closing Since moving in, I've experienced: * A gas leak, creating an immediate health hazard * A roof that nearly collapsed, despite being listed as "new" * Ongoing electrical safety risks * Severe plumbing issues requiring out-of-pocket emergency repairs * Worsened postpartum depression and anxiety as a result of these compounding stressors 6. Pattern of Avoiding Accountability Fairway continues to deny wrongdoing, despite evidence. Their CFPB response included false statements and ignored submitted proof. I believe there is ongoing collusion between Fairway, the appraiser, and other industry professionals to push unqualified homes through the FHA pipeline and avoid regulatory consequences. This has caused lasting financial, emotional, and physical harm to me and my child. Fairway had a responsibility to uphold federal standards, protect the borrower, and ensure document integrity. Instead, they enabled unsafe lending practices and continue to avoid accountability.
