    Very disappointed in the customer service my family and I received when dealing with this company…read more After being use to single family living for several years, I was forced to get an apartment after a dissolution of marriage. Once my year concluded, I again decided that apartment living just wasn't for me! I mean going from a 3 bedroom house to a 1 bedroom apartment just doesn't work. My new g/f and I completed rental applications for a property that we viewed and liked. For 7 days, we received regular communication asking for more info and a notification that the property we were interested in had been rented. We had the money available immediately had the process been smoother and given the proper attention, however it was a slow road to an approval that would never come! We were told that our application was still being processed and that they were looking to get a preapproval on a different property. That last communication was June 30, 2021 with no further communication! Needless to say, we feel like we wasted $120.00, not to mention that due to the non-due diligence, we were forced to sign a lease for an apartment again. I bet had we had 6 figure incomes and had a 700-800 credit score, our experience might have been different! SMH

Leaks are primed and repainted so nothing is known until the next rain. Phone calls will go unanswered and never returned. And unfortunately, I know people with worse stories AVOID.

A social worker emailed my property manager and explained that I could not leave until I was discharged. The PM responded by saying I was possibly breaking lease terms by "abandoning" the property, as well as my pets, who had automatic food, water and litter while I was gone. Meanwhile my co-leaser was gone for 6 weeks and hasn't been getting the same treatment, despite being the perpetrator of the domestic violence. When I left the hospital, officers showed up to my rental and claimed they were called by the PM to check for abandonment. I emailed my PM the same day and explained I was home and discharged, and emailed them all the documents the police had given me about the incident. I wasn't home for more than 10 minutes before the police arrived. I then asked the next day if I can apply to live in a different property within the company, and the PM said I did not send the documents related to the incident, even though they were attached to an email chain they were initially responding to. I tried calling, leaving voicemails, and emailing while I was in the hospital and never received a response, but the PM had the audacity to ignore my correspondence and call law enforcement. The PM also claimed I was breaking a lease contract twice (the first time was because I moved for a job, the second time would be because I was subjected to domestic violence and wanted to leave the house where I was victimized) and implied I wouldn't qualify for a new lease, despite never missing a payment and maintaining the property on my own income while my co-tenant left and hasn't held up their end of the lease. Don't rent from this company. I'd give zero stars if I can.

Communication is almost nonexistent -- messages go unanswered for days or weeks, and when someone does respond, the information is usually incomplete or unhelpful. Maintenance is even worse. They are extremely slow to address issues, and when they finally send someone, the work is rushed or poorly done. But they are very quick to charge fees, add random move-out costs, and push responsibilities back on the tenant, even when the problems are clearly due to their own neglect. Their customer service is dismissive and unprofessional, and it genuinely feels like they care more about squeezing money out of tenants than actually managing the property. After my experience, I will never rent from a property managed by them again. Save yourself the stress and look elsewhere.

I am writing to share my deeply frustrating and disappointing experience, which echoes many of the complaints I've seen from other tenants. Unfortunately, my experience has been no different--and in some ways, even more concerning. From the beginning, renting this home has been marked by unprofessional behavior, poor maintenance practices, and a complete lack of accountability from the property manager, Becky Glazebrook. Early on, Becky openly admitted that the carpets in the property had never been replaced since the home was built--nearly a decade ago. This alone should have been a red flag, especially considering the condition they were in at move-in. Essential appliances, such as the refrigerator, were also in poor condition. The ice and water dispenser did not work and the unit was leaking. Despite submitting service requests, it took weeks--sometimes months--to get any response. And when the company did respond, the resolution was often placed on me as the tenant, which completely undermines the purpose of renting a professionally managed property. When I raised concerns about the condition of the carpet and offered to pay to have a small section replaced, Becky's response was simply, "Just match the carpet the best you can." This was an unreasonable ask given that only the landlord can approve a work order and select replacement materials. Rather than helping, this response deflected responsibility and delayed any real solution. In a face-to-face conversation meant to address these issues, Becky became visibly agitated and raised her voice--insisting she was trying to "help." Two months later, I was told that maintenance responsibilities were mine to deal with. If that were truly the case, the property should have been delivered in a condition that did not require immediate attention--especially not with decade-old carpets and malfunctioning appliances. How is that helping me? To be transparent, I acknowledge that my cat contributed to some carpet damage. However, in a well-maintained home with newer flooring, this damage would have been minor and likely covered by my $3,000 security and pet deposit. Additionally, the property was not cleaned prior to move-in, despite claims to the contrary. I had to arrange and pay for my own cleaning, as the condition of the home had clearly been misrepresented. When I raised this issue, Becky responded with: "Well, you accepted the home regardless." This is false. When I toured the property, work was still being done. I assumed that the carpet--clearly in poor condition--was part of that work. After signing the lease, I conducted a detailed move-in walkthrough and documented all of these issues, yet no action was ever taken. In hindsight, I should have requested a follow-up visit after work was completed, but I trusted the company would follow through. They did not. When we eventually moved out several months later, we made every effort to leave the home in better condition than we found it. We hired a professional cleaning company for a full move-out clean, had the carpets professionally cleaned, mowed the lawn, weeded the flower beds, and applied fresh mulch. Despite this, we were charged for additional cleaning and landscaping with zero receipts or documentation to justify these fees. Out of frustration, we drove by the property ourselves and confirmed that none of the services we were billed for had been done--except for the grass mowing, which was likely done after our departure as part of routine upkeep. The lawn had grown over three feet tall by that point. This company's move-out process borders on dishonest. It appears they charge tenants for fabricated services, while failing to maintain properties to a livable standard during the lease. I strongly caution anyone considering renting from this company.

Unknowing the Fredericksburg area or businesses they were hired to close on our property. Having been through settlement previously we were quite impressed during & after closing. The office was quick to update us, provide information, close quickly & easily. They also, responded after Ssttlement providing a check for overpayment from escrow. I have since contacted them regarding another investment & the attorney provided information we needed before going forward. It saved us $395. I highly recommend Superior Settlement Services for all that they offer especially with quick closing.

    We used this company with no issues for a settlement 3 years ago. We refinanced at the end of 2020…read moreand went back to them for settlement. Our settlement was in November. Jennifer was great and the transaction was easy. We notified her that our property taxes were paid by our previous mortgage company the day of settlement. We were told the payment would be held in the office until the county cleared the payment from our mortgage company, so the taxes weren't double paid. Apparently, the payment was sent to the county by mistake. This isn't a huge deal, and we are pretty understanding people. But the mistake wasn't communicated to us in any way. It took 2 phone calls that I initiated several weeks later, to find out it had actually been mistakenly sent. The receptionist was less than helpful, and had very poor customer service with poor communication. I called my county today to inquire about the status of the second check. The county informed me they returned the check to superior on 12/28/20. I called superior today, and was told they just received the check and would be putting a refund in the mail. It's been 4 weeks since the county returned the check. There is either poor office management or a total lack of concern to fix mistakes. I couldn't help but feel that once the deal was done and the company received their money, they had no interest in continuing to offer decent customer service or take responsibility for their error. It is unacceptable that it took 11 weeks to receive a refund for a payment that should have never been made in the first place. We will absolutely use another settlement company in the future.

    BEWARE of Home Dream Realty. My dad passed away and I could only pay the March rent. I was told…read moreI had to be out by the end of March but I was still obligated for the rent through the end of April unless they could rent it out before the end of April. They were going to take my deposit for the April rent. They listed it for $400 more over my rent so they had a hard time renting it out. I left at the end of March and was told I could not back on the property because I didn't pay Aprils rent. I learned from my lawyer that was a lie, they couldn't kick me out even if I hadn't paid the rent. I should have had access to the property. Technically, they shouldn't charge me when they refused to let me on the property Home Dream Realty wouldn't fix things that were wrong with the house, I paid to have people come over and fixed the attic vents 3 times and pay the people gas, buy the plastic and duck tapes because they would not send someone out quickly. Gusty winds were blowing rain in the attic and I was trying to prevent mold. My bathroom water in the sink was dripping for over 5 months non-stop, running up my water bill and they did not fix it for 5 months and only fixed it then because I told them my dad passed away and I had to move. The Bathroom toilets were also running at a different times and it took them awhile before people came out to fix it. I ended up with almost $800 water bill. I had to take leave and go to Spotsylvania county and beg them to get rid of the bill. Kitchen sink had water leak for over a year and was never fixed until I told them I was moving. Took years to get the laundry room doors fixed, I hung a bed sheet over the door way. The landlord would never fix anything. I talked with people who lived there before me and experienced the same stuff. I have tonz more issues like this with emails, texts and printed documents to back up my claim. They sent me a list of 9 items they were trying to charge me for. Which were bogus or lies. Here are some of them. * GRASS -Said grass wasn't cut, I went the next more and the owner was there and grass did not need cut. I have photos, * Said a broom was left on the porch - Yes, because I the driveway is dirt so I didn't want people looking at the home to track dirt in the house. They stated they REMOVED the broom. That was a lie. I went there next day and the broom was on the porch still. I did not go on the property but someone else did and I took a video of them removing the broom. So saying it was removed was a lie. * Tried to charge me for a toilet holder not on the wall, that had falling off and I reported multiple times but they didn't fix it. * * Tried to 2 blind slits on the floor, I broke one and bought a replacement those were extras I was giving them, because all the blind slats were old and cracking. If you touch them they broke. I did forget to pull a few command hooks off the wall, I offered to go back but was told I couldn't go back it but it wasn't a big deal but they charged me $175 to take them off the wall. I took a picture of every wall, floor, door, ceiling, and appliance before I moved out. I even put a nice door with a code lock on it and left it for them. Beware, they don't fix items, lie in emails and try to charge you for things that were not issues. They even tried to charge me to remove a broom, for extra paint ($100) that I left for them and extra blinds I left for them. BEWARE!!!!!!! You don't want to deal with this company.
