In January, RowCal's system failed to process my association dues through autopay, even though I…read morehad been enrolled for over a year and had never missed a payment. Several neighbors experienced the same issue, which means it was a broader system failure. Instead of taking responsibility, RowCal repeatedly told me to "just make a manual payment," even though doing so would force me to pay an additional one-time payment processing fee that I specifically set up autopay to avoid, per their terms. RowCal did not meet that obligation, yet they insisted the fee "cannot be waived" because it is "system generated." At no point did RowCal acknowledge that homeowners should not be penalized for a failure in their system. Even after multiple attempts to escalate the issue, I was told that no one at any level has the ability to process the payment without charging the extra fee. They also confirmed that payments cannot be made in person, leaving homeowners with no reasonable way to resolve the issue without absorbing a cost that exists solely because their system malfunctioned. This entire situation reflects poorly on RowCal's processes, accountability, and customer service. Homeowners should not be forced to pay for RowCal's technical errors, and the lack of meaningful resolution, care, or ownership from their support team is unacceptable.

A horrible experience. Horrible experience. Avoid using…read morethem at all costs, which BTW is not possible if you build with one of the largest builders in the area! Closing set for Thursday at 3pm. On Tuesday afternoon, I spoke with my closer's assistant to confirm our first wire came in and confirm the balance I was going to send for our second wire. The figure she provided was $512 dollars less than I had on my documents from my lender. I said to her they didn't match. She suggested that I wire extra money, as they can cut a check back to us for any overage. I did this. You would think that this would have been a red flag for Capstone when I stated the figured didn't match. We arrived timely for our 3pm closing. We were brought back to the conference room and at approximately 3:15 and our closer came in. She said she had been trying to reach our lender as a figure on the documents was incorrect. This number was the survey fee. It appears that Capstone provided the wrong figure by $25 to the lender, as they forgot it was higher at Sanctuary Pointe - which baffles me because they are THE title company that is also partially owned by Classic, so they do ALL of their closings. She began the meeting by advising us that her car had been in the shop and was going to be done. She had a ride arranged to pick her up and she was going to have to leave early. We were absolutely understanding about this, but in hindsight as things went south, maybe she should have reconsidered this since our documents were not in order. We got approximately half way through and she left and said she was leaving her email open, so that her peers could check for the correct document from the lender. Another woman took over. By the time we were done with everything else, she still had not received the document. I contacted the local rep that I was dealing with from the lender. He escalated this in house. We spent a total of 2 hours and 43 minutes at our closing because of an error on the part of Capstone's employee initially and the failure of the staff to catch the error 3 days PRIOR to the closing when the documents were received and again when I called on Tuesday afternoon. I have since confirmed with my lender that the first time the closer called then lender about the incorrect number was at 3:06pm, 6 minutes after the closing was to begin! We had to pick up a rental car by 6pm. We had to rush and sign papers that we didn't even get a chance to review, so that we could make it timely (we arrived at 6:01pm) to secure the car we needed to get to the airport the next morning to fly home to pack our home and move to Monument. On top of that Capsone was implying we needed an additional ~ $600 to close and it was after 5pm, so no wire could happen. This was also inaccurate as they didn't even take note as to the correct funds I had already wired. Thankfully the closer's assistant was still there and was able to print off the proof of my second wire. I am baffled how someone who has to spend a total of 45 minutes to 1 hour with us, could first set an appointment up to pick up her vehicle when it overlapped a closing she had scheduled, second couldn't take the time to secure the updated documents prior to closing; when she had the originals for 3 days and couldn't provide the correct information to the lender for the documents. I emailed the next day to the President of Capstone, it's been over a week and no response. The best part is that I still have not been told the amount of my overage, as they owe me a check for same. Not a word, even though I requested it when we rushed out the door and in my email to the president. What a stressful experience to be there that long and then have to literally speed to get to pick up our rental.

Capstone is making some impressive changes lately, and really stepping up their service. Let me list the ways that Jerrod is EXCEPTIONAL: - I have a LONG list of criteria for the property I want. Jerrod has several tactics to find what Im looking for. His intelligence, resourcefulness and creativity materially expanded the potential homes he brought me to land at a really special property that I loved. - He treats my money like its his own even though it means more work for him. For example, I was willing to put a little more into the offer but he advises me "I wouldn't pay more than X". Another example, given the circumstances, I was also skeptical we'd get anything on the inspection objection so I wondered if it was worth the effort and he said we should put one in bc you never know, and we ended up getting a couple grand. He saved me at least a few thousand over the course of the entire process. - He property manages himself so he has a great network of contractors and he has a good idea of what things cost. Very helpful in figuring out how to negotiate after an inspection is done. Both during the after the purchase, Jerrod got several handyman in to quote and fix things. - Jerrod goes above and beyond: I thought the 3rd party inspector could have done a better job inspecting the foundation. I expressed my concern and Jerrod offered to jump into the crawl space himself. He found hairline fractures in the foundation and traced them above ground to figure out the source and recommended a mitigation tactic which he then implemented by himself. UM.. Who does that?! WOW WOW WOW I have worked with 20+ real estate agents and Jerrod is the #1 in my mind. If he covered other states, I'd use him for all my real estate needs.
