My family has been using evolution for all of our mortgage needs. Finally it was my time to use them these past few months with the assistance in the purchase of our first home. Danny of Evolution educated and explained the process to us and put up with my constant questions-thanks Danny! From the first mortgage appointment to the closing of our home. It took only 13 weeks! Thanks SO much to evolution for making this process go as smooth as possible. Thanks to Anthony for the assistance during crunch time of this process! I will continue to recommend Evolution for any mortgage, refinancing, accounting needs! read more

Danny Costello helped us from start to finish on purchasing our new home. Truly incredible team working at evolution mortgage. They kept us well informed and helped guide us through everything. Danny was really wonderful throughout the entire process of us purchasing our first home. Since the market is so difficult in this area, we had gotten serious about a few homes over the course of about six months that Danny priced out for us, always willing to discuss the details and nuances of any particular property, and various mortgage options. It took us a little while but Danny and his team were responsive the entire time. At the end of all of it, Danny's original estimates were right about 2.5% off from the final monthly payment, the majority of which is accounted for by a misunderstanding of reported taxes, and the closing cost estimates were right on target. Closing had no issues, and Danny ensured his end of the communications between our agent and attorney were prompt. With all of that time on the phone, you start to get to know someone a little bit too. I got that feeling that Danny is an honest business partner and someone that I would return to for any future needs he may be able to help us with. read more

Dan is a pleasure to work with. He know what he is doing and makes it easier to understand the process of buying your home. I had an amazing experience working with Danny. He was responsive, attentive to details and transparent. My closing was the easiest thing I done, everything was as he stated days prior to closing. Danny went above and beyond. He was helpful, direct and extremely honest. Which allowed me to plan accordingly when it came to sell my home and buy a new property. read more

To say that Dan & his team were helpful is an understatement. Dan went above and beyond for my husband and I and made us feel secure every step of the home buying process. Buying a house for the first time, especially without a realtor, can be frustrating and intimidating but when you have someone like Dan on your team there is no need to stress. We cannot say enough positive things about this experience with him and would recommend him to anyone & everyone. Thanks so much Danny! read more

If i could give Danny and his team 10 stars out of 5 I would! This is our second time working with them and they always get us the absolute best rates. They also always patiently help us navigate this challenging and ever shifting landscape with ease! We would highly recommend read more

Without the help of Evolution Mortgage, and especially Dan Costello, I'm not sure we would have been able to navigate buying our first home. From the beginning of the process, Dan walked us through every step of the home-buying process and explained everything very thoroughly. He was always available when we needed him. We are excited to begin this chapter of our lives in our new home thanks to Dan and Evolution Mortgage! read more

The rumors are true - buying a home (especially your first one!) is super stressful, and no one teaches you how to do it or what to expect. So, it helps to have knowledgeable, kind, helpful, resourceful, and dedicated experts in your corner helping you to the finish line. The other rumors are true - Danny is the best in the biz if/when you need a mortgage broker. He makes this process actually kind of fun (read: the process really isn't fun at all) and he won't ever make you feel silly for not understanding Real Estate/Mortgage 101 (lucky me!). He will lay out all the details in front of you in a fancy spreadsheet so you can make an informed decision, and will answer any question, at any time. I would know, because I had many. Having just closed on my first home I am so appreciative of Danny's time and thoughtfulness, but also of his kindness and humor throughout it all. It's not something I want to do again for a long, long time, but when I do, I will be calling Danny and you should, too! :) read more

My mom and I recently were able to close our condo and it definitely wouldn't be possible without Danny. He processed all of our information in such a short time. His communication and direction was clear, and helpful. We were so glad to be able to work with him, and couldn't be happier to be part of this service. read more

Evolution Mortgage helped my fiance and I purchase our first home. They were patient, on call 24/7, and worked to find the best interest rates for our mortgage. Danny Costello basically held our hands during the entire process, answering questions about everything related to buying a house. He answered our emails typically within 5 minutes (even on the weekends). We had a tight deadline to close, due to our lease ending and Evolution Mortgage is the only reason we were able to move right into our house. They made it happen for us within 2 months. We are so grateful and could not have made this all happen without them. If you're purchasing a home, don't go anywhere else. They will support you, answer any questions, get you the BEST interest rate, go above and beyond, and hustle to make your closing happen on time. read more

I am giving them three stars because in the end, we were able to close on our house. That being said, Danny Costello (one of the agents) is very inexperienced and attempts to portray himself as being an expert. He is not. Throughout the process there were several problems that I noticed and several that were brought to the attention of our lawyer. When i called Danny, he brushed off all of my concerns. All of these issues stemmed from the carelessness of Danny and piled up creating larger issues at the end. Additionally, he referred my to a credit agency (National Credit Care) to remove a few lates from my account that ended up completely screwing up my credit which had to be rectified through rapid re score and about 15 hours of my personal time spent on the phone with the credit agencies and credit cards. We were frustrated by issues that should not have been created. At the closing for our condo, the lawyer for our buyers knew Danny and confirmed that what happened to us happened to other people. (I believe he used the word putz). Additionally throughout the entire process our lawyer informed us that Danny's carelessness was something that is not the norm. It was not until Joe (the owner) took over our file that the process began to go smoothly. Joe fixed the problems that were created by Danny. He took responsibility for the screw up of his employee and did do right by us, which is a credit to him. We closed on our house and all of this nonsense is a memory. If you do go with Evolution, make sure your file is NOT handled by Danny Costello and you will be just fine. read more

Buying our first home was a really nerve racking experience. Buying our first home a few months before our wedding made this even more stressful. Meeting Danny was a godsend. He walked us through everything and held our hand along the way. At no point did we feel like we were out of the loop or confused about the process. He was in contact with us multiple times per week. Danny definitely makes you feel comfortable about the entire process from start to finish and you know he's working for your best interest. HIGHLY recommend using him. read more

My husband and I went into home buying knowing absolutely nothing! We were nervous and unsure of where to begin when it came to figuring out what we could afford and how the whole home buying processed worked. After asking around for recommendations, we decided to sit with Danny Costello at Evolution Mortgage and get educated! Danny was amazing! He was completely honest and knowledgeable and answered every question we had. Danny gave us the complete breakdown of our finances, and gave us various loan scenarios so we knew where we stood when it came to home prices and what we could afford. We left his office feeling extremely relieved about the entire process, and we had clear direction on what we needed to do. Being that we were new to the whole process, we also sat down with other mortgage brokers and banks to "shop around" and find the best option for us. No one else was able to do what Danny was able to do for us, and no one was as responsive as Danny was. No matter the time of day, Danny answered every call, email and text in a timely manner and we could tell he actually cared about us making an informed decision. Thanks to Danny, we're now proud owners of a beautiful new home! After completing the whole process, absolutely every word of what Danny said would happen, did happen. From the financial breakdown to the process of closing, Danny was spot on and transparent from the beginning. We cant thank him enough for helping us through such a huge decision in our lives! If you're looking to buy a home, I strongly recommend you give a call to Evolution Mortgage and ask for Danny Costello! You wont be let down! read more

I am a first time home buyer and had no idea what I was doing. Thankfully Kevin at Evolution Mortgage walked me through the whole process and made it so much easier for me. I enjoyed my experience so much that I also got Kevin to do my refinance. Highly recommended! read more

Where do I start? well first, let me start by saying that prior to working with Danny and Evolution Mortgage, I had my own broker, who was working on the loan for me up until the last month before I closed. And that's when all the issues starting to come. First, My wife and I were well qualified buyers (Great Credit, consistent employment, great income-to-debt-ratio..20% down payment etc.....) But on the eve of closing on my house, my old broker starting providing offers for loans and interest rates, that included paying off points? I was confused with this and he basically told me that it was the bottom line and that is the best that he could do for me considering the current market. So what did I do? To make sure this was indeed true, I shopped around more. I got a referral from my Real Estate Agent, Ed Svec, who referred me to Danny and Evolution Mortgage. I spoke to Danny over the phone and explained the situation. All told, Danny was straight-forward and direct with what he could and couldn't do for me. In the end, not only did i get a lower interest rate with Danny and Evolution, I also did not pay any points! And, to top it off, Danny came in very last minute, as I stated above, so late that he was able to help me close on my home in 2 weeks! So clutch and the process was as seamless as it could be considering the time crunch. I have had nothing but positive experiences working with Danny and Evolution Mortgage, and I would recommend him to anyone who is interested in obtaining a loan. read more

Dan and Evolution Mortgage are the reason we are in our home. After a few false starts with other mortgage brokers, we were referred to Dan. He was attentive to us throughout the entire process as we were incredibly stressed due to our tight timeframe and concerns that we would end up with a rate that would price us out of a house. Dan did right by us and always carefully explained the answers to our questions. He is the real deal and we are so grateful. For anyone that needs a mortgage, whether you have the perfect credit situation or not, we highly recommend Dan and his team to assist with making the dream of homeownership a reality. read more

Brendan P. Ryan (vice president of Evolution Mortgage) personally handled my mortgage. He treated my refinance as though it was his own, and I felt like I was a priority to him. He is not only a true professional, but also a wonderful (and really funny) person who gets the job done right! I will be recommending him to a friend, with confidence. Thank you Brendan Ryan, you're truly the best. read more
