I've had an amazing experience working with Chris to resolve an eviction matter. If you're a…read morelandlord looking for advice or full representation, I highly recommend hiring Chris. (Also, read the very bottom for my thoughts on working with Chris vs. an eviction mill). Here are a few things that made working with Chris a truly 5-star experience: 1. EXPERTISE AND STRATEGY. From my first contact with Chris, it was clear that he knew the business -- not only from a legal perspective but also as a landlord/property manager. He knew exactly what questions to ask to understand the legal issues, financial issues, and risks involved, but also what was on my mind in terms of priorities and questions, and made me feel like a partner in the decision making around our strategy. 2. CLIENT-FIRST APPROACH. Goes far above and beyond putting himself into the client's shoes. Chris takes time to listen and understand what's important to you. He'll strategize, negotiate, and fight for you as a client. But he truly approaches cases with a holistic perspective aimed at getting you what's most likely the best possible outcome under the circumstances while *also* minimizing your legal costs (i.e., his own billable hours). Why does this matter? As a client trying to resolve a grievance, you can get so narrowly focused on trying to get everything you're owed and winning in court that you can overlook the fact that court battles have a substantial time and money cost. As a result, under many scenarios, the best purely financial decision involves compromising, settling and staying out of court. Chris is more than willing to go to battle in court, but he's amazingly circumspect and forthright with you as a client and will tell you when in his judgment the risks of your case losing in court (or a winning judgment backfiring because the tenant files for bankruptcy) and the cost in billable hours will likely exceed whatever additional amount you could end up financially recovering in court if you win. 3. CLIENT SERVICE, RESPONSIVENESS, DEDICATION. Great client service leaves you feeling like your case is important; that you understand the legal issues, risks, potential outcomes and available options; things happen in a timely manner; that your your attorney is there to help when you have doubts or questions. Chris was amazing in all regards. He engaged immediately and with urgency to understand my case, ramp up, review documents, strategize, and within 48 hours of our first contact was engaging opposing counsel. During the several weeks we worked together, he was incredibly responsive and timely, whether by phone, email or text. Maybe I caught him at a time when his case load was light, I don't know for sure, but I'm grateful. I didn't ask Chris to work nights and weekends on my case, but I'm truly grateful that he did when necessary for a few hours on my case when it was critical to get across the finish line and reach a settlement. CLOSING REMARKS Two final thoughts: 1. Before I signed on with Chris, I spoke to few other well-known LA area eviction law firms -- those high-volume eviction mills with a fixed fee arrangement. When I spoke to those other law firms, I knew they weren't right for me. You start out speaking to a senior partner on the phone but once you sign on with them, your case gets assigned to a junior attorney who you now have to re-brief -- assuming you get a chance to speak with them at all. I've read stories about how hard it was to reach your attorney or even find out who was even assigned to your case at all! I've read stories about how clients showed up at court having never met their attorney and having just 15-30 minutes to discuss the case before entering the courtroom. Chris is the 100% the opposite and it was *exactly* what I was looking for. When you call, you're reaching Chris. When you email, you're reaching Chris. No call centers or front desk operators or paralegals. No having to brief and re-brief people hoping they'll know something about what's going on with your case. With Chris, you may end up paying more in legal costs but IMO working with Chris is a much better client experience and I feel fairly certain led to a better outcome in my case. To me, it's a no brainer to work with Chris, but as with many things YMMV. 2. A great attorney help get you the best results in the given circumstances, and in my opinion, that's exactly what Chris helped us get. As often happens in legal matters, as a landlord, I didn't end up with what I felt I rightfully deserved in terms of outcome -- but this is because of unrealistic expectations (hopes?) under the circumstances, not because of Chris's efforts and skill. Chris 100% helped me reach the best possible *realistic* outcome.

Everyone has high praises for the real estate agent they work with but Chris brings a unique combination of expertise that very few others can match: realtor, lawyer, property manager, and investor. Chris's decade-long career in Biglaw, personal investment in real estate, and founding his own real estate brokerage means he's well equipped to handle any type of transaction. His brokerage isn't a sprawling mess of people looking for a quick buck and he was attentive to our family's needs. Chis can immediately review CC&R or any other legal documents and provide quick feedback in situations where most realtors could not. Chris has been a part of many complex legal and real estate matters, which makes him a great advocate that pays attention to all the details. Lastly, Chris's concise communication is a huge asset, especially when involved in any number of precarious situations while buying a home (e.g. multiple-offer situations, oddities with title, deadlines). In short, Chris has unique expertise that sets him apart and I'm glad to have found him.

I took two full days off work to prepare everything he needed -- photos, reports, timelines, city correspondence, expert notes. All he had to do was show up to the scheduled calls. He didn't. He canceled twice first a couple hours before, then one hour before the second by email, with zero courtesy call, zero text, zero professionalism. I rearranged my entire work schedule for him, and he couldn't even pick up the phone. Want to hear the worst part? He never even listened to the facts of the case. Not five minutes. Not even a basic intake. He just immediately started throwing out retainer numbers without doing any groundwork or showing any interest in understanding the situation. If you want an attorney who cancels last‑minute, doesn't listen, and jumps straight to billing before hearing a single detail, Blake is your guy. If you want someone who actually respects clients and takes real cases seriously, go anywhere else.
