Warning -- please read before hiring a home inspector…read more Before choosing a home inspection company, make sure you understand exactly what they do--and don't--inspect. I bought an older home "as-is" and expected a thorough, safety-focused inspection. What I received was a bare-minimum, checklist-style review that failed to identify major issues. Within 10 days of moving in, I faced serious electrical failures, plumbing problems, and even sewage back-up flooding that damaged new carpeting. None of these issues were mentioned in the inspection report. Electrical: * Inspectors don't test outlets with items plugged in, which I didn't know. My dishwasher outlet later failed and triggered major electrical problems. * The electrical panel only got a visual check, yet soon after move-in, it began sizzling and partially failed. * My home has zero GFCI outlets--an obvious safety concern--yet the report claimed they had been "reset". Plumbing: * Plumbing was mostly inspected visually. My main line had tree roots at the clean out drain cover, which caused a stoppage in the primary bathroom shortly after moving in. This caused flooding the bathroom and damaging new carpeting. Had the cover been removed vs only the location being noted, I would have known about the issue. What I learned: A standard inspection is extremely limited, especially for older homes. I should have unplugged the dishwasher and garbage disposal so all outlets could be tested and requested specialist inspections. At the time of inspection, the home was vacant and fully accessible. Although the company's owner contributed to some plumbing repair costs (which I appreciate), I still feel the inspection was far below what is advertised on their website. If I could redo the process, I would hire licensed electricians, plumbers, and HVAC contractors for full safety evaluations. The extra cost would be worth the peace of mind.

I was going through a divorce in July of 2024 and decided to pay the $700 inspection fee, because I…read morewanted a functioning, worry-free new home. The first thing my daughter and I noticed was that many of the electical outlets in the house didn't work. When I contacted Don Scott at Firehouse Inspections, he explained that his inspection was really just a walk-through, and that he didn't even test the outlets. He was eventually persuaded to pay an electrician to come and fix the outlets. Then, when the cold snap hit a couple of weeks ago, I tried my furnace for the first time and noticed that it didn't work, either. A repairman came out and gave me an estimate of $1400 to fix a heater that passed inspection 3 months ago! The repairman explained that the heat exchanger was rusted out, with a hole in the tube, and that is would pose a carbon monoxide hazard if the heat were turned on. When I contacted Firehouse Inspections to ask that Mr. Scott pay for the repairs, he again told me "Look, what we do is visual and non-invasive. . . " even though his website claims that he inspects homes "to provide an effective and informative service . . . and help clients make a sound decision on their new home.. . . The Standard of Practice covers he following areas: . . . electrical systems, structural systems, . . heating systems, etc." I was certainly not "helped to make a sound decision"; I shelled out $700 for a guy to walk through my house without giving a $#@ if anything worked or not. I definitely do not recommend this service. I think that the people giving it 5 stars perhaps did not have anything seriously wrong with their houses to catch. If you are really determined to waste your money, though, I'm happy to come do a "visual inspection" of your house!! I'll probably catch as much as Firehouse Inspections did!

Bob Kingsley with Premier Home Inspections is absolutely wonderful. He was recommended by my…read morerealtor but do not let that scare you away from using him as an inspector! He actually found several problems that could sink the contract I have on a house if they decide not to fix them (this shows how honest he is and that he isn't going to lie to help somebody "make a sale"). He was very thorough and let me follow him throughout the entire process. He included me in every step by telling me what he was looking for, what he was finding, and explaining everything in a way that I could understand. I had multiple questions and he answered all of them without making me feel as though I was bothering him; it really felt as though he was there for me and that he enjoys the work he does. After the inspection he sat down with my realtor and me to explain everything in detail, gave me a copy of his report with all the notes he made, and told me what problems were the most serious versus which ones were not as big of a deal. Bob also told me to call him at any time, even after I have purchased the home and moved in if I have any questions. He told me if he could not recall the walkthrough concerning my question that he would come back to the house in order to answer it better. I could not be happier with my home inspection and I will recommend him to others!

I had Steven at my home for an inspection. Steven ironically failed to take any photos of a weak…read morespot in my flooring and subfloor along with a leak in a bathroom sink. i reached out to him to make it right however he continued to make it seem as though it was my responsibility, he hid behind his service agreement and washed his hands instead of making it right. Due to this negligence I moved into the house on day 1 and have to replace a kitchen floor on day 2. I will not be using him in the future.

His prices are very competitive and the level of patience, knowledge, and detail is world class and unmatched. He will not only walk with you during the inspection process and explain in detail what he sees, but he will also have the patience to answer any questions you have and give suggestions. At no point in the inspection process did I ever felt that he was in a rush or moving quickly. He took his time and made sure to give a thorough walk-through. In addition he was available after the inspection to answer any questions I had with the report and the inspection. Steve also is a man of his word, he told us the report would be done in 24hrs and it was. I strongly suggest using Steve for any home, radon, and termite inspection because you can count on it being done right!
