    We booked Cabin #1 for a relaxing three day weekend. Location was great and right on the water…read more.. that is if you could get to the water! People were camped out using the boat ramp as a swimming area making it almost impossible to load/unload our boat. The so called "private" docks that were advertised were also packed with people NOT PAYING for cabins but just pulling up for the day to party and swim. Dogs were not kept on a leash and our first day there my 6 month old lab pup and I were cornered on the boat ramp by a pit bull with an attitude hanging out with some teenage kids that were oblivious to the fact that I was trying to fight the dog away from my dog (which was on a leash) while I was being growled and lunged at by Cujo! The grass was about knee high and the "Sandy beach" that was advertised was nowhere to be found. My son and I walked over to the other "private guest only dock/boat slip" that was was advertised where he saw a rope swing that he wanted to jump off of. We were met by a woman getting off a boat who was EXTREMELY RUDE and asked me if I had a gate code. I explained we were staying in cabin 1 and we didn't see a gate but were told the dock was for guests. She snapped and told me "only the first few slips are for guest and beyond that are private". I had no idea who she was and explained again, "yes, we are staying in cabin #1, that is our boat and we were told we could use this dock". They were very specific on explaining only the dock/slips with the green railings were for guests when we booked the cabin (this ramp/slip was painted green from the bank all the way out to the water where the swing was). She then very smugly stated "yes, well we own the cabins and you can jump off in the water back there and swim around"! Let me add this...the "private dock" must have been for the raccoons because you had to walk through 3" deep coon crap to get across it! The cabin was "comfortable" and it appeared they were trying to fix it up however, the sofa had HUGE stains covering it and when I flipped the cushions over the other side looked like someone had been murdered on it! We were given two trash bags, one roll of toilet paper and 4 towels for the four of us to share during the three day stay and the towels smelled like mildew and butt crack! The bedrooms were hot and one of the ceiling fans was shaking and rattling to the point we were afraid to turn it on for fear it was going to fall out of the ceiling and knock us out. You want to stay "SNUG"...stay home my friends! Thumbs down on this whole experienc!!! worst $650 we have ever spent ‍

The service we received was some of that good ole southern charm, where you never meet a stranger. The cabins are all fully equipped with everything you will need for a weekend getaway. You have a full kitchen with dishes, soap and other cleaning supplies and a full bath. Only thing I would like to see on my next visit is a new queen size bed. Ours made entirely too much noise. But we will make this a yearly place for the family.

    This location had one of the coolest advertisements we've seen -- putt putt golf, a kids…read moreplayground, a heated splash pad, a bounce pad, a full kitchen/restaurant, and even access to another nearby park. Unfortunately, almost none of it was actually available or functioning. The putt putt course was completely ripped to shreds. The greens were torn up and there were ants all over the course. The "playground" was basically three old coin-operated riding machines like you'd see outside a grocery store -- rusty and clearly unsafe. Calling that a playground for kids is ridiculous and honestly feels like an accident waiting to happen. The heated splash pad? Doesn't exist here. The bounce pad was broken down and clearly not working. The full kitchen/restaurant wasn't open at all. The front office was locked up most of the day. They're also still advertising access to another nearby park, but we were told that promotion is outdated and no longer valid. Yet the ads are still out there bringing people in. Don't rush to push spring break marketing when you literally have nothing working. Yes, we got a refund, which we appreciate -- but that's about the only positive thing to say. It's a shame because we've loved other Yogi Bear Jellystone parks, but the owners of this one clearly don't care about maintaining it. Avoid this place.

We spent all day playing and having fun outside and didn't realize the infestation until we came in to sleep. I'm talking up the walls in the bedroom, numerous amounts in the beds/on the pillows. Had to drive three hours back to Dallas with a crying child in the back that was devastated the camping trip was cut short. Management won't return my call, but they did refund our stay. I'm disappointed they won't have an actual conversation with me. My biggest concern now is bringing it into my home. I'm taking all precautions possible but still freaking out stay away! ETA: I called the Xtreme RV resort and spoke to the "CFO" and he said the housekeeper went over to the cabin and didn't see any bedbugs. Basically said they reimbursed us what else do we want them to do. I want to know what they plan to do if my house/car gets infested and he said we could contact his lawyer at that time. I'll put videos in the comments if the bugs. One more update! Someone tried to cancel their reservation for next weekend, concerned about bedbugs after my Facebook post and they refused as the person had "no proof" shady company for sure!
