My commercial property realtor suggested Ethan Conrad Properties. He is very familiar with all the property companies in the Sacramento area. He said ECP really takes care of their properties. From what I seen around the city I would have to agree. Lease negotiations went well. Austin Barron is the real estate broker representing Ethan Conrad. My attorney, realtor and I were very satisfied with his response times and his willingness to be flexible as we navigated the terms of the lease agreement. TI improvements done by the EC construction team were professionally completed and on schedule. They even sent me weekly progress updates with photos. The property manager Catherine is very pleasant and she also gets back to me within a reasonable time frame. I receive frequent property updates via email from Catherine and her team. Much appreciated. To date, I have no issues with Ethan Conrad Properties and I will likely work with them on my next project. They have been professional, courteous and attentive. All of these things are very important to me. I feel like I have a partner in ECP as I begin my business journey. read more

The actual paperwork went fast once I found a place, but dealing with Ethan Conrad Properties was awful. Disrespectful, unprofessional, and constantly dishonest. Not a company I'd trust again. read more

We just opened our first Twisted Mac in Carmichael with the Ethan Conrad Group, and the experience has been outstanding from start to finish. From the lease negotiations to working with the general contractor Curtis and our project manager Brandon Sou everything was handled professionally and efficiently. A special thank you to our leasing broker, Austin Barron, who made the entire process smooth and stress-free. Heck he even brought his family in right after we opened to support us. We are just more than tenants but a partnership!! As a new company, signing our first commercial lease felt like a big step and we were nervous, but the Ethan Conrad Group guided us through every stage, making the process easy to understand and painless. We truly appreciate their expertise and support and look forward to working with them again with our second restaurant in NorCal. Highly recommend them. read more

Ethan Conrad Properties - All the work to get to the ribbon cutting!! Ethan Conrad Group helped us to get here!! Thank you!! - Commercial Real Estate Near Me - Sacramento, California

The new renovations are wonderful, we love seeing the Manzanita shopping center come back to life!

Easy to work with once I found a property, but I wanted to start business out. Everything went smooth and done within a week!

I have just received by keys today, and I have to say Austin Barron has been an exceptional broker (and friend!) who answered every single question satisfactorily and no matter what time of the day I texted him (needed key codes!), he would come through within a few minutes. From start to finish of the lease contract process, I have found him to be a reliable agent. I was very apprehensive to do business here, after seeing the negative yelp reviews, but I realized that not all 5 star experiences end up in the Yelp pages, which is why I came here immediately after receiving my keys to write about my extremely positive experience with Ethan Conrad Properties. From the very beginning, they gave me a reasonable offer, and we accepted quickly and the process was smooth. Looking forward to long years of doing business with Ethan Conrad! read more

Someone messaged me and asked me to remove my review. A year later, this company is still a pain to deal with. They don't do anything to help tenants with business or increase foot traffic. The location of the unit is hard to see so signage was added without bothering anyone, and it was asked to be removed. There was a rape case on premise, and we installed camera to feel safer, which was also asked to be removed. Cannot wait to have nothing to do with this inhumane and greedy company once the lease end. read more

Ethan Conrad Properties is very disrespectful, very unprofessional and continues to lie! We are waiting on a Deposit Check for 2 1/2 weeks. Always told it's in the mail? Ross in Property Management, continues to say he'll follow up and call back...Never ever does!! They want their money ASAP, but we're still waiting on ours. We have a copy Clients that gave us a discount to be paid ASAP, but now because of Ross and no Deposit Check, charges have increased. I would never ever do Business with Ethan Conrad Properties. read more

First of all, Ravjeet Basi is the man! I initially was looking for a small space to hold inventory, be a workspace for my online business, and with a little POS setup. Basi instead suggested for a little bit more, he thinks I would do a lot better in the Yuba Sutter Mall, and he was correct. Got me a good deal, was informative and straight forward all the way. So far, everyone has been friendly and informative from the office staff down to the security. Thank you from the Gamer Life family! read more

Never had an issue with Ethan Conrad Properties, until they decided to cut our contract (back in May) and hold on to our deposit. I've been bounced around from Melissa, to Sheena, to Patrick, and now Ross. Left Ross a voice message letting him know that it's been 6 months. Excuses they had: Melissa: Answered my call only once, to let me know that the check was mailed back in June, and that they would issue a new one. After that she never answered my calls, nor emails. Always sent me to voicemail. This was between June and September. Sheena: 09/20/2021: Offered me to pick up the check on a Friday, then called Friday morning that Ethan was out of town and didn't sign the check. That she would give me a call back. Never heard from her again, she sent me straight to voicemail every time I called. (Not to mention, the receptionist was always rude and helpless, when I asked to direct me to someone else she declined because she needed a name of who to transfer me to since they had so many departments and countless employees). 10/27/2021: Finally a receptionist that directs me to a specific person for help. She directed me to Patrick. Patrick directed me to Ross. 11/02/2021: Here I am, currently waiting to hear back from Ross. Dear Ethan, Please sign my check. It's been 6 months since we turned in our key. Thank you! read more

They charged management fee anyway they want, took them 2 years to provide me the invoice to audit, in the mean time, the accounting manager threat to put Lien on my property, poor management, bad services, took forever to response except their fees. Stay away as far as you can. read more

Stay away. I was a tenant for two years, never paid late, never asked for anything. They asked if I'd consider moving out a few months early since the suite next door wanted to expand. Then they wanted me to surrender my $4000 deposit. We finally settled in a much smaller number. Since they were doing a complete remodel they waived any minor condition concerns. I received the first move out report and it said I owed $18 for damages but 90 days later my refund check arrived with a new report saying I owed $2900. Took them to small claims and they didn't show up. I won back my $2900 but they haven't paid and now they're appealing to stall again. Never received an explanation or return phone call or email. In 35 years of business I've never worked with a less ethical company. STAY AWAY! read more

I am so so so so pleased with this company!!! Man where to begin lol! From day one Basi was so responsive to my inquiry to rent their space at Heritage Plaza in Yuba City. Within two weeks boom I had a signed contract and was able to move in. I called several other places that hadn't even gotten back to me in that two weeks. Thank you guys so much for being the biggest part of my small business dream :) read more

Beware of this company!! As a tenant, when you move out, they will gouge you with a heavy "restoration" fees, double the monthly rate, to do fake repairs. I would never recommend renting from this company. I would give 0 stars if possible. Consider this your warning. read more

Ethan Conrad Properties - Coming Soon! August 2020 @ Yuba Sutter Mall Shelby's Fashions - Commercial Real Estate Near Me - Sacramento, California

Charged me extra for problems with their property that I leased. Person I spoke to was very rude about it.

This is by far the worst property manager I have ever worked with. I have leased out many commercial spaces in the past and frankly have never been treated so dismissively. While Ethan Conrad may be a good business man, he is, without a doubt, an awful Landlord. I would really really really dot your I's and cross your T's before signing with this company. He has good locations, but awful service after signing. You are on your own once signed. read more

Don't. Just don't. Don't use them for rentals. Unprofessional contractors that don't take the time to do it right.

Hi my nams is Bianca, so I wanted to come on this platform to write a review about Ravjeet Basi the agent that helped me achieve my first ever lease, Basi is extremely helpful and informative explaining every single step with clarity and transperity, made the whole process fast and got it done effectively, now I can move on forward to starting my own business thanks to Ravjeet Basi at Ethan Conrad Properties. read more

Worst property management company, especially the buildings in south Sacramento. Avoid doing business with them if you can. I had leaks and leaks coming in my warehouse during the rains season and it got my merchandise wet. I have reported many times and it seems like the patch work is never 100%. read more

Avoid leasing with Ethan Conrad otherwise you will be in a lawsuit very quickly. They are very friendly when signing the lease but they lie about everything. They will vanish documents from your file and charge you for missing items which they originally agreed upon. Ethan is a greedy man who thinks everyone is his slave. His staff is also trained on how to lie & deceive the tenants. They will threatened you with nasty phone calls & text messages & Ethan will threatened you to make you homeless. Very shady owner, go with any other property management except ethan conrad. read more

We had a salon for 21 years at a property Ethan Conrad Purchased. From the moment he came in he lied and took advantage of the tenants. We already had to go through a year of shut downs from covid. Than came back to this bully. He initially told us he would move us to a smaller space within the same complex. To make room for another business coming in. After months of failed promises he then told us they had no room for us within that complex so he gave us two other places we could move. Initially telling us they would pay for our move and our rent would go up minimally. After weeks of the salon owner trying to get in contact with the Ethan Conrad office via email, text and phone calls unsuccessfully, she was finally able to get a hold of someone around May 18th. We were then informed they would no longer cover the cost of the move and our rent would more than double. For a space half the size of our current salon. Given the year we had the owner is unable to pay for the move and higher rent. So we are forced to close our doors. We were told we had to be out by June 4th giving us less than 2 weeks to pack up a thriving business of 21 years, leaving 7 stylists to find new jobs. If it stopped there I would not be leaving this review. Ethan Conrad has proceeded to send emails telling the salon owner she is unable to take the equipment SHE bought!! Also sending her a list of things they will be charging her for. Including broken ceiling tiles and broken lights from construction work THEIR employees have done. Adding up to thousands. On top of all of this, they will be demolishing the unit to put in a dialysis center. He is a horrible landlord, trying to take advantage of a small business. read more

they dont deserve any stars. we lease a spot from these people right now. they have the worst cust service ever. their property mgr will treat you like scum and tell you you are a liar if you complain about anything. they think they are superior than you. including the owner, he will chime in. they will tell you to go pray to god and if they have to fix something that is wrong with their own property they will say they can fix it but it will be at the tenants cost, this would be after they give you every excuse they can. the building we lease was infested with roaches, and the complex with rats, when we confronted the prop mgr she said she dont care about the inside, thats not her problem, we sent her photos of the rats outside she says great our pest control is working. When it rains the roof leaks like a water fall, when we told them about the 1st few times we were called liars. I wouldnt recommend leasing a spot from these people ever. Cannot wait to get out of contract with them. All tenants need to speak up against bully landlords like these. they are the worst. they do not keep up with the complex, they do cheap patch work and charge excessive rental rates and do not inform tenants that the complex will have limited access when the city does their road construction. horrible people, horrible company, horrible landlord.
