    It was great. It was like living in the country, but close to work. It was quiet and the staff was attentive.

The property is consistently clean, and it's clear that management takes pride in keeping everything in good condition. The amenities are also a great bonus--one of my personal favorites is the awesome coffee station. Everything is always accessible and well cared for. The location is very convenient, with easy access to shopping, dining, and major roads, while still maintaining a calm and relaxed environment. One of the biggest reasons I've stayed is the staff. Morgan, the manager, does an excellent job overseeing the community, and Judith, Gracie, Millie, Sergio, Amy, Sandra, and Jason all work together as a great team. Everyone is friendly, professional, and helpful, and it really feels like they care about the residents and take pride in what they do. I've chosen to renew my lease multiple times, which really speaks to how much I enjoy living here. Overall, I would definitely recommend The Elm at River Park to anyone looking for a comfortable and well-managed place to live.I

Management NEVER answers calls or emails and rarely on sight(they also change management OFTEN so the next person never knows what's going on and is always overwhelmed with backlogged issues). There is no longer consistent upkeep of the property. There were WEEKS of trash piled up for unexplained reasons. The people from the bar at the end of the block take up all the street parking. Windows don't open in some of the apartments(a safety HAZARD as well as a stuffy apartment). I experienced the absolute most hell at this property.

Cockroaches to be exact; they spray once a week and you'll be lucky if you don't find dead roaches in your unit the next day. Water damage, foul odors, and amenities that don't even work are the best you can expect from this dump. Maintenance is the only saving grace about this cesspool. Do yourself a favor and don't give this dung pile, or this dung pile's manager, any money. ABSOLUTE DOG SHIT!

We have never lived in an apartment complex with a more attentive, friendly, and caring staff. Every single person that is on the staff here is AMAZING. Maintenance requests are handled promptly, the leasing agents are knowledgeable and caring, the housekeeping is PHENOMENAL, and the apartment manager is down to earth and incredible. The pool is well kept. There is a dog park that is exclusive to 4000 Hulen residents. The apartment gym is well stocked with a variety of equipment. And there is a covered parking garage for residents to park in. They also have a Starbucks coffee machine in the resident lounge area. You press a button and it grinds the beans for your coffee and then brews it on the spot. It's included as part of the perks for living at 4000 Hulen. You won't find a machine like this at any other apartment complex in Fort Worth. 4000 Hulen isn't the least expensive apartment option nor is it the most expensive. But just like everything in life you get what you pay for. The location, the amenities, the staff, and the price point all make this the best apartment complex in the Fort Worth area. ************************************************************************************************************************ ORIGINAL REVIEW: After living in 4000 Hulen for a few months we thought we'd share a review of our experiences. First off, the office staff and employees here are amazing. Everybody is friendly and happy and are always willing to help in whatever way needed. Every interaction that we've had with them has been positive and cheerful. The location of the apartment complex is perfect. We're basically right smack in between Central Market and Trader Joes on Hulen. We're trying to maintain a healthier lifestyle and easy access to both of those stores really helps when we're looking for quality food(s). Access to the Trinity Trails is a short drive away from here as well, we take our doggies for walks and it's less that a 5 min drive away. In addition, the TCU campus is a 7-10 min drive away depending on the traffic. We selected an apartment on a higher floor and couldn't be more satisfied. The noise level is minimal. Sometimes we forget we are in an apartment because we don't hear any noise from our neighbors. The apartments were constructed recently and you can tell they didn't skimp on the wall materials. The only noise we do hear is from the train station but that just becomes background noise and is tuned out after a day or so. The 4000 Hulen dog park is phenomenal. Our two little dogs love to go and play and frolic with the other apartment dogs in the dog area that is exclusive to 4000 Hulen. They even provide doggie bags for picking up after your dogs! The closets are huge, the showers are roomy, and the kitchen area is laid out great for making home made meals. We have an island with storage so we can keep our pots and pans handy, and the double sink is deep and spacious. Every entrance to the apartment is secure. We have a fob that gives us access to exterior doors and also to the entrance gate. Lastly my favorite part of the apartment is the view. Our apartment faces Hulen and we can see the downtown Fort Worth skyline and the TCU campus clearly. The TCU football stadium is lit up at night and we can see the Brown-Lupton Union building's purple light at night as well. Overall we are EXTREMELY satisfied apartment dwellers.     Unsafe living conditions…read more For two full weeks, we were living in an apartment that was under active construction, including times when parts of our ceiling were completely removed. The unit had exposed electrical wiring, exposed nails, and fiberglass, creating extreme hazards. Industrial fans ran throughout the day and night , and the caused skin reactions, which caused me to remain confined to the bedroom to avoid exposure. They were fully aware of the unsafe conditions but were not willing to take meaningful action to address them or provide reasonable accommodations

    We dealt with a ceiling leak from the unit above that resulted in drywall removal and sections of…read moreour ceiling being opened for repairs. While the active leak was addressed quickly, the repair process that followed was prolonged and far more disruptive than originally communicated. For roughly two weeks, we were living in a unit under active construction. Portions of the ceiling were removed, insulation was exposed, and industrial drying equipment ran throughout the day. The constant noise, exposed materials, and ongoing work significantly interfered with our ability to live normally. We were unable to comfortably use our kitchen or common areas the way we typically would, and much of our daily routine was disrupted. During that time, we experienced skin irritation and respiratory discomfort that coincided with the exposed materials and ongoing repairs, which added to our concern. Our frustration was less about the need for repairs and more about how the situation was handled. Completion timelines shifted, communication changed, and follow-through felt inconsistent. We made multiple efforts to resolve the matter respectfully and directly. A rent concession and legal agreement were discussed, but timelines continued to move and communication stalled. We were also presented with the option to transfer under a new lease term rather than adjusting our current lease, which would have added additional cost and disruption. Unexpected maintenance issues can happen anywhere. What matters most is communication, clarity, and reasonable accommodation during the process. In our experience, those elements were lacking, which made an already difficult situation significantly more stressful.
