I don't write reviews often, in this case it truly has been earned!! A recent career move has brought us from Chicago to Las Vegas. Initially we were given a referral to a different realtor from our realtor in Chicago. That individual was not very responsive and the final straw was when he went to an open house for us and never followed up! I knew at that point it was time to find a new realtor and I began researching realtors in Las Vegas. My research led me to Erin who quickly returned my call and and inquired about our needs, likes, wants, areas of interest, etc. Within a few hours we actually had a remote video tour of prospective homes! Needless to say, home shopping remotely offers its challenges and Erin went out of her way to make sure the process went smoothly being very prompt to not only recommend homes as they came on the market, but was very responsive to provide video tours, respond to my stupid questions and arrange live tours when we were in town. I also learned that not only is the market different here, but so are the various processes and procedures. Erin was great explaining these new (to us), processes as well was instrumental in our final negotiations all the way through the closing on of what we now call home. I have owned several homes in my lifetime and typically after closing you never hear from your agent again, that is unless they are hunting for referrals or asking if you want to sell your home. I can tell you, that is NOT how Erin roles! She followed up several times post closing to make sure all was well and to see if there was anything we needed. In summary, out of all the real estate agents I have dealt with, Erin is #1 by far! Can I leave 10 stars? Erin is not just a real estate agent. She's a legit superstar, who has also become a friend in what was the emotionally devastating and logistical nightmare that was liquidating my mother's estate from 3000 miles away and having to act as POA for an overseas parent. From the moment Erin walked through the door, I just knew I was in good hands. She also was the most professional agent I have ever encountered (and I have dealt with a number of home sales and rentals). She arrived with an outstanding presentation based on considerable research she had already put in. She had an innovative marketing plan and she executed it flawlessly. She navigated the streams of a literally insane HOA Board with a mixture of charm and fearless gator wrestling. She had gone through the grief and logistical agony of liquidating an estate and when she said had my back, she meant it in every way. The house itself had been very well-maintained and fairly well organized, but hadn't been renovated since it was built nearly 20 years ago and had some pool issues and needed a few handyman touches after sitting mostly empty for 3 years. It was going into a market against houses where most had been renovated. We had a candid discussion about whether it was worth it to do upgrades in advance or lower the price and her advice was spot on. We had open conversations and she was always willing to do what I wanted, but in the end, i followed all her recommendations because she was so thorough both in her research and in her presentation of both sides of an issue that it was always clear which way to go. For the repairs we needed, she immediately hooked me up with her cadre of professionals and when one of them proposed replacing a water heater that only needed earthquake straps, she proactively got another bid because she said they were being ridiculous. I am convinced we got the best price we could worth the least amount of headache and I sincerely doubt we could have gotten any more money if we had done the renovations. So she saved me the value of time as well! When the estate sale was canceled by the evil HOA, and I had to dispose of the contents of a 5 bedroom house in 4 days by myself, Erin swooped in to help with cheerleading, hand holding, and lining up people to help - and she stayed late to make sure the house was in great shape for the walk through even after I left. Did I mention the overseas parent? Erin also set me up with a title company that helped negotiate all of the logistics of getting a notarized POA in Pakistan and then had no trouble coming to me to execute the papers on a few hours' notice. And all along, Erin was sending sweet notes and little care packages, which in a time that was just a tornado, was a little thing that really meant a lot. I seriously cannot wait until she comes to NYC and we can hang out properly as the friend she has become. My family worked with Erin to buy a house in Las Vegas for our move from the Pacific Northwest. We had never been to Las Vegas before, let alone contemplated moving to Nevada, but an unexpected career move took us here. We were probably very difficult clients; our first realtor was plainly inexperienced and unresponsive to our needs, which were heavily focused on location and home layout due in part to my physical disabilities, among other needs, and a very short time before our home-buying visit to Las Vegas, we had to drop our old realtor and brought Erin on board on short notice. She was extraordinarily responsive to our needs, extremely available, and quickly helped us find the right home for our needs while being readily able to accept my physical disability and wheelchair without blinking. Regrettably, when we entered into negotiations to purchase our home, the sellers were extraordinarily obtuse, seemingly more interested in scoring points than negotiating in good faith, and although the process was the most difficult negotiation that our family had experienced, we still came through on the other end able to close on the house, largely thanks to Erin's perseverance in communicating with the sellers' representative. We knew literally nothing about Las Vegas mere months ago and she was able to help us get here despite all of the associated challenges. If anyone can put a deal together and make it stick, it's Erin Green of Signature Real Estate Group. I went through more than 4 months of real estate agents showing the property I rent. The owner's agent couldn't put a deal together and make it stick, no matter how hard she tried. The owners were out of state, were divorcing (and it wasn't amicable in the least!), were in financial straights, and were upside down on the mortgage. The condo unit had water damage and contractors galore (water remediation, flooring, cabinetry, painting, plumber, inspectors, insurance adjuster, etc.) dragging their feet, and I had pressure applied to me (the tenant) from buyer's agents to sign a new, long-term lease. This deal was a mess. More than 40 showings of the property resulted in zero closings (and great annoyance to me), though numerous offers were made. Each time, the deal fell through. It wasn't until Erin Green got involved that all parties came to an agreement on all terms, including my continuing to rent on a month-to-month basis. This was the equivalent of a short sale, but Erin arranged the terms where the bank didn't need to get involved, saving months of time (a feat no other agent was able to achieve). Though it was a very complicated deal, Erin did what it took to make each party to the transaction a happy camper. Once she came into the picture, the sale closed escrow in less than 30 days! She whipsawed all the parties, including the construction contractors (finally!) into action and agreement. And to top it off, the condo unit sold for the highest amount of any unit since the real estate bubble popped a decade ago!
