He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. She came in strong during the photo shoot, and spoke poorly of my design decisions in front of my son. Completely unprofessional behavior. I had no issue with the team coming in and moving things for better results with the shoot, but never, ever, come into someone's home and make unnecessary comments within earshot of anyone who is there on behalf of the homeowner. I am an upfront person and addressed that immediately with the listing agent, who couldn't recall saying anything negative. How convenient. We got an offer pretty quick, however it had an unrealistic time frame for a counter, the listing agent tried to bully me to take it for under ask, and started telling me we priced too high, when she whole heartedly agreed to the price like 7 days ago! I primarily have continued to deal with Amy on my house listing since she was assisting, and she's much more pleasant to deal with. Last night was the final straw, the listing agent thought she would call me and be overly dramatic on an issue I spoke to Amy about, and I honestly had no idea what she was calling me for as she did not reference a topic. When I asked her what she was talking about, she tried getting in my face telling me I have to communicate with her on anything happening with my sale, as it's her listing! Needless to say, after all that, I wanted to pull my listing. Amy came to the rescue and called Sherry who is taking over the listing herself with Amy, and because Amy jumped into action we decided to leave the listing with Sherry and Company. I have so much faith in Amy that my husband and I have given her our alarm code for our home while we are out of town this weekend.
