Mold from soaked carpet from AC unit leak

DON'T MOVE INTO ANY PROPERTY UNDER EPIC PROPERTY MANAGEMENT. If I could give no stars I would. My best friend have been in this unit Huron River Apartments for almost 3 years and I've been here for about 1 year. This place has a number of issues as far as raising rent, horrible foundation within the bathroom bedrooms etc, horrible maintenance management issues as well as MOLD IN THE AC UNITS. I've recently been discovering my clothing being wet in only one part of my closet the second incident that my clothes were wet over half of my clothing was damaged and molded due to the AC units pipe being disintegrated and rooted, with no tray to catch the water from the AC unit. When the maintenance guy came he was unaware of the molding issue, the AC unit was molded and dirty as well as the Filter. They haven't reached back out since the initial visit to replace my closet door which suffered from soaking in the wet molded carpet and started to create mold all along my baseboards in my closet and starting to spread to other parts of my room. Today I've been calling and trying to see when someone will be at my unit to remove this carpet and replace my door and I've been getting sent straight to voicemail. Also years ago my cousin stayed in these apartments but the ones in the back and that whole building caught on fire because of sparks being inside of the walls causing it to spark when people used their outlets. They will be reported to housing and this company needs to be shut down for good.

WET CARPET

do not move here!! i repeat do not rent from these ppl. my carpet has been soaked 2 times they wont put new carpet down theres mold under the carpet. wont move there tenants in hotels we have to stay in the apts while the carpet is wet & stanky! i currently live in park forest apt ran by this company

Our home flooded it took them 3 months to fix it and they lie about coming out now we are being told we are responsible for a $600 water bill. Also Epic property rented us this home knowing it had a rat infestation we contacted them the first week we moved in about it and they did nothing they said it's the tenants responsibility. WHY AM I RESPONSIBLE FOR EXTERMINATING YOUR HOME. I've woke up with rats in my bed and now I have severe ptsd I've been bitten this morning reaching under my dresser to grab my shoe they are rabbit and very aggressive DO NOT MOVE WITH EPIC PROPERTY. Rats are as long as my arm

If I could give negative 100 stars I would. The house they…read morerented out is 14391 Gage St. Taylor MI. This house looks good at first glance, and when looking at it, it looked decent for what I needed at the time. However, as time would tell after moving in, this company proved to be dishonest and mis leading in their representation of this rental home. Especially after speaking with the neighbors about the history of the house and previous tenants, and how the company misrepresents this house over and over, just for every tenant to move out within 6 months. The neighbor next door has said "Good thing you're moving out, that house needs to be torn down, its a shame what that company does to trick people into renting that dump" The saying "Lipstick on a pig" doesn't even do it justice, but its close. The house was normal from November to March, only during the cooler months..when it started getting warm out is when I realized that the house had no AC unit..mind you when I first saw the listing it stated it had Heating and cooling. Also I didn't think to look for an AC unit as it was my first time renting a house. During the hot months, during the summer was FUN. Mice eating their way in through the walls, ruining the carpet with their tearing, and chewing of the carpet. Not to mention, the BUGS!, all the bugs..ants, spiders, everything coming in from outside with the spaces that are not sealed all around the doors and windows. An issue, mind you that I brought to the company's attention, and they came out to "fix it"... LOL, their fix was to put cheap sticky black insulation foam tape on the outside opening that didn't seal anything, but fell off 2 days later. The outside of the doors, have separations/cracks in the foundation where bugs and rodents were coming and going as they please. The WINDOW SCREENS on the outside of the windows, they are SCREWED ON, as if that isn't a safety or FIRE HAZARD! Nor is there a fire extinguisher. The Countertop between the stove and fridge is just setting on top, not nailed in, or adhered on, I lifted the counter by accident. The kitchen window is broken, unless it's propped open with a Stanley cup, or something of the sort, it doesn't open and will fall forward out of the frame. The locks/Door frame to the front door, that's a joke. There have been many times I have locked myself out of the house, just to be able to jimmy the door open with a zap zone gift card, the old school way. The entirety of the house becomes a literal furnace due to the NO AC, and I have no idea why there is no airflow even with all the windows open, but its a miserable house to live in. Which is why a major of my time there, my children opted to stay with my mother due to the unbearable heat of the house, and the fact that mice kept coming in and out. To fix the mouse problem, I opted for what was the most cost effective at the time. Rodent repellant expanding foam. I put the expanding foam into the mouse holes to seal the inside of the walls, and when I say I went through 2 cans in 1 room, I was blown away. And the mice still came into all the rooms, chewing their way in. But I was told it was MY problem. I had to move out before the lease end date because I simply could not subject myself or my children to those living conditions anymore, we were all miserable and it was more work that it was worth. I expected to get fees afterward, but this company is a scam and will charge you outrageous fees to turn a profit. The fees they are charging me for this 850 sqft house, was a deposit of $2500, and monthly rent $1435. Yet SOMEHOW, they want to charge $2600 for carpeting with no sub floor, and $1600 for repainting. And yet the deposit I paid to cover rent and damages was NOT applied, so they stole it and took it as profit and want me to pay an outrageous amount money that doesn't adequately reflect the wear and tear, and minimal damage that occurred during my lease. This company is full of scammers! I would encourage thorough inspection of any rental property they have!
