Epic has done a great job of taking over management of our homes. We used to self manage and we had a tough time with 2 other management companies, but Epic has done a fantastic job. Our philosophy has been to provide the best quality rentals in our area in order to attract great, long term residents, - and Epic PM has met or exceeded expectations from this perspective. On the maintenance side, their in-house staff and network of vendors has proven to be cost effective versus doing it ourselves from out-of-state. They keep up with their end of things without needing reminding, which is crucial when it comes to dealing with landlord licensing in some of the local municipalities. They have also placed some great tenants for us. I cant say enough good things about them! read more

As a property management pro, I expect integrity in hiring. This company failed on every front. The job posting for Experienced Maintenance Technician promised a company vehicle and basic maintenance duties (painting, drywall, light repairs). In my interview, I was told: no vehicle, 13+ work orders and multiple unit turns daily, plus unexpected countertop and cabinet installations--not advertised anywhere. This bait-and-switch isn't just unprofessional--it's deceptive. Meanwhile, a former employee sued them under FMLA/ADA claims (later dismissed), and another lawsuit flagged issues over wrongful termination and disability accommodations. - Justia Law Add to that: they're not accredited by the BBB, and there are tenant complaints online about delayed repairs and miscommunication. After you pass an extensive background check and credit check, they will decriminate if you have pets, even documented help animals. DON'T MOVE INTO ANY PROPERTY UNDER EPIC PROPERTY MANAGEMENT. If I could give no stars I would. My best friend have been in this unit Huron River Apartments for almost 3 years and I've been here for about 1 year. This place has a number of issues as far as raising rent, horrible foundation within the bathroom bedrooms etc, horrible maintenance management issues as well as MOLD IN THE AC UNITS. I've recently been discovering my clothing being wet in only one part of my closet the second incident that my clothes were wet over half of my clothing was damaged and molded due to the AC units pipe being disintegrated and rooted, with no tray to catch the water from the AC unit. When the maintenance guy came he was unaware of the molding issue, the AC unit was molded and dirty as well as the Filter. They haven't reached back out since the initial visit to replace my closet door which suffered from soaking in the wet molded carpet and started to create mold all along my baseboards in my closet and starting to spread to other parts of my room. Today I've been calling and trying to see when someone will be at my unit to remove this carpet and replace my door and I've been getting sent straight to voicemail. Also years ago my cousin stayed in these apartments but the ones in the back and that whole building caught on fire because of sparks being inside of the walls causing it to spark when people used their outlets. They moved me into a filthy rental. review coming soon. As ongoing issues haven't been resolved. What a good time to update this review. I started this review over a month ago back in October 2023. I signed my lease the end of September with Ariel upon getting the keys and walking into the house. it was infested with fleas over 30 that I had to pick off my legs. I could not move my belongings into the house until that was taken care of. I have a daughter with severe insect allergies. After five days and also me coming and even spraying a flea bomb myself , I was able to move my stuff in. On October first I moved our stuff in, I worked a 10 hour day. I came home at one in the morning to find puddles of water on the hardwood floor in various different spots, some of which ruined my belongings. The company refuse to pay for my belongings that were ruined(said that's what renters insurance is for)and then it was a 4 to 6 weeks back and forth ordeal trying to get anyone to make sense of why there's water coming through the hardwood floors. 3 of those weeks they offered a temporary solution and dropped off a standalone dehumidifer(that they never bothered to pickup mind you) . They had me run that 24/7 emptying it three times a day. And I'm stating this because I ran the small dehumidifier for three weeks and my Dte bill never skyrocketed. Our first bill was $130 . On several different days they sent out over five different people. And to this day, not one of the contractors they had come out had any explanation for why water was coming through the hardwood floors on a crawlspace home. Their only solution was to install an industrial dehumidifier in the crawlspace, and they had to dedicate an electrical outlet for that. Mind you this is over a month after I've signed my lease so they come out had an electrician dedicated outlet for the dehumidifier, and had someone install one in the crawlspace. I was told that the dehumidifier would run until I reach a certain percentage and then cut off and kick back on when it needs to. However, I just open my DTE bill and it is more than doubled than the month prior over $270, over 200 of that amount is from electricity being used during the prime time of 3 to 7 PM. I literally work schedule that keeps me out of the house from 12 noon to midnight sometimes 12 in the morning. So not only am I not using any electricity during the hours of 3 to 7 PM , I'm quite literally out of the house entirely. This leaves no explanation other than the fact that they install the dehumidifier that is running 24 seven at my cost to fix the issue with the house that they manage as a company. This is absolutely sickening. Literally can't tell people enough that this is a horrible company that should not even be operating. The fact that Ariel and Haley are in customer service is beyond me , They quite literally lied to your face and smile while pocketing your money . I told them I would have no choice but to unplug the dehumidifier because I'm not paying for my electricity to go up that much to which I was told they would give me a30 days notice to vacate the unit and keep my security deposit. By all means necessary do not go through this property management company.. and after posting this exact review to Facebook publicly I was given a demand for possession of property for harrassment and threatening to neglect the property . Comical that they could say im threatening to neglect a property that they took on and know nothing about. Can't even figure out where the water is coming from but want to make me foot a 300 dollar electrical bill for a dehumidifier to run constantly to keep the water issue hidden. I was given thirty days to vacate making me leave three days after Christmas with a three year old . After spending all of my money to move in here and be swindled by slumlords. I truly hope that Haley thinks about the three year girl that got one bag under a Christmas tree while her mom cleaned and packed the entire house on Christmas Day. Truly sickening . They even tried to pin the moisture issue on me telling The BBB that the reason for moisture was due to me having all the ventilation vents in the house closed , despite the fact I have proof there was moisture in the house before I even signed my lease. read more

This was our first home with this management and the last. We got into the house which was infested with ear wigs . We called, time and time again until they sent us the maintenance who gave us a bottle of bug spray and said that's all he could do for us. THE FIRST MONTH are sink began to leak and flood the kitchen everyday, it also flooded the washer and drying room making it impossible for us to wash cloths, and do dishes in our own home. I am extremely disappointed that i'm even sitting here taking the time out of my life to leave a negative review on a local business.. first and foremost, my first encounter with them, we had a late showing of a house that we really liked. The young lady who showed us the home, told us that there were no applications in on the home. She told us that as long as we got our app in by 8am and have a credit score over 600 and no felonies in the past 5 years, that it would be automatic approval and that we would be first in line.. we went straight home and did our apps, sent them our ID's etc.. days go by and we finally get a phone call from an irritated woman who when I inquired about why/how we didnt get the home, informed me there were over 17 applications on that home. I felt absolutely bamboozled by the sweet girl who did our showing... I'm not stupid, I understand this process but we we're truly fooled by the girl to hurry home and immediately waste time/money on their application. I'm truly convinced after speaking with others and reading other reviews, that this company makes a good chunk of their money just by collecting application fees and telling people ope sorry bout your luck lol. Anyways, heres where it gets pretty alarming.. I left a very honest google review, because we truly felt fooled. Nothing in my review was untrue. His heat never works! he has to call maintenance literally every single day because the heat shuts off from the furnace, and they have not once tried to fix the issue. They haven't even offered anything for this issue, whether it be money off rent for the month or anything! Some days he doesn't even call them, he turns the oven on and heats up his place that way, which is insane! on top of that, the heat went out last year too. Epic property management just bought Park Forest Apartments in January. Since then the property has went down, they don't plow the snow right away maybe 2-3 days after it snows same goes for salt I asked the maintenance guy why they didn't shovel the sidewalks he told me he doesn't work on Saturdays. If you move out they will not do a walk around with you I was told they don't have time to do walk arounds when people move out. So I took a video of my apartment and anyone else that moves out be careful with this company. And just a FYI epic Property Management needs to reword your paperwork ,when you live in a apartment community your consider a resident not a tenant, a tenant is someone who rents a house. So you all need to be careful on how you word your paperwork, don't misplace your gate key they will charge you $50 to replace it and they going up on rent. read more

Highly recommend Epic Property Management, I contacted them about a property that I saw listed on their webpage that was in the location and price range I was looking for. My family and I sent to view the property and felt it was perfect, the agent was very helpful answering any questions and also helping with the paperwork as we wanted to try and secure it. We applied and was told we would need to pay the deposit At the office to hold. The day we signed the lease they treated us like valued customers and that is important to me they house did allow pets also a big plus. If I could give them less then 1 star I would. Like many of the other people below I have had nothing but problems with this company. Which is very sad, as I rented from them for over a year at a apartment complex they run. But, once I moved into the current house, its been nothing but an issue. I moved into a house and it was filthy. I mean literally I could run a finger over any part of the house, and large amounts of dirt would be stuck to my finger. All of the blinds were covered in dirt, and dog hair. Under the kitchen fridge, and stove there was matted down dog hair, that I had to scrub from the floor. Epic said that they sent two cleaning crews before I moved in. The fact that they gave me a 75 dollar cleaning credit determine that was far from the truth. I had to spend hours just cleaning the place to get ready to move into it. Josh, and Emily, are straight up liars who are only concerned with the bottom line. If I would of known how inept they were, I would have looked elsewhere, and can not wait for my lease to be up. They will lie to you, and they will screw you over to better themselves. Talking to others who rent from there, and from someone who works there now, this is the norm. I would look at everyone else before you went with these crooks. Its a good thing I am a very detailed orientated person and looked into renters rights. Once this orderal is done, I will be taking my pictures and documents down to the 21st district and filing against them in small claims. If you do choose to move into their houses, get all communication in email form. Do not believe what they tell you. Once you sign the paper they could care less as they already have your money. I moved into an epic property rental a few months back and have had nothing but problems! First, we move in and we have no hot water for about 3 days. Then, our stove was not up to code and had to wait 2+ months to hear when our new one would arrive. Then our washing machine wasn't working. It took us calling them and arguing that we should not have to pay full months rent because we did not have all of the amenities that were promised to us when we signed the papers. Then magically our stove is in and an electrician comes out that day to fix the washer. Oh, and they are the only rental place I've ever heard of that doesn't have at least a 2 days grace period. $50 late fee for being ONE day late. So basically don't move in to one of their property's unless you're ready to be calling there everyday to find out when something will be fixed. read more

I have been renting a home in Lincoln Park through Epic Property Management and I have nothing but good things to say about them the home I rent is competitive with properties in the area the house is older but has been well maintained and the one time I had a maintenance issue they came out the next day and fixed it . ***WARNING*** Ignore the generic reviews that Epic paid a company to post. Dig in to the real reviews. I hired Epic Property Management to manage one of my properties and Epic was a disaster. I had the same tenant for five years before handing the property over to Epic. The tenant told me they treated him very poorly. The tenant decided to leave and I reviewed the property after the tenant vacated. I sent a list of repairs and updates needed to Epic, which they completely ignored. Epic sent their own people to fix whatever they thought should be done, which was nowhere near as complete as my list. Epic repaired some items, but then also caused damage to the property. Epic's staff damaged the wood on the deck with a power washer, which I had to hire someone to replace. Epic staff painted some of the interior walls and it looked like a sloppy mess with drips everywhere and paint on the light and electric socket covers. I had to hire a painter to sand and repaint these walls. Epic billed me for touching up exterior walls. I have pictures of before and after to show that the work was not done. Epic told me they were professionally cleaning the carpet, for which they billed me. When I got the receipts I saw that all they did was rent a carpet cleaner from Home Depot and had one of their staff try to clean the carpet. They left it a mess. On top of this one of Epic's workers left black work boot prints all over the carpet, which weren't there when the tenants moved out. I could go on and on about how terrible Epic handled this and the damage Epic caused to my property. Needless to say, once I figured out what a poor job Epic had done I communicated all of this to Epic. All they had to say was they would send someone else out to fix their mess and Epic would bill me for the time and materials. REALLY?! You would bill me for your mistakes and damage caused by Epic. Epic should apologize and fix the mess they created. Instead my main contact at Epic, Haley, was extremely rude, unresponsive, and uncooperative. I have filed a report with the state licensing board, LARA, against the owner of Epic Property Management Josh Sterling. read more

They found a tenant for my home pretty quickly. So far, things have been good. I do wish that things would have been explained better in the beginning however. It almost felt as though I was supposed to know exactly what questions to ask and how this process should go, but this is my first time having to rent out my home. I lived with a plumbing problem for over 3 months my apartment stunk so bad that I couldn't sleep in it I had to leave I was not compensated for anything. SMH dealing with the apartment above me with their three small children, these children jump and run constantly expressly in Ramadan because they make the kids sleep all day with them so that they can be awake at night to eat. I have pictures falling off of my wall light fixtures crashing to the floor. They do nothing about these people upstairs the people upstairs tell them that I'm lying that the children walk on eggshells. So when I call to complain I'm the bad guy and I'm lying. After 15 years in my home I'm looking for a place to move. Worst management I have ever seen in my life, the lady you talk to on the phone her name is Ariel the most rude woman you ever want to speak to. Way way overpriced and it's my understanding that this company is notorious for a $50 rent hike every year. We have no on-site manager, no supervision whatsoever. And the price that they are charging for this apartment is so way ridiculous. You have trains banging and clinging and polluting all night long we have the marathon polluting all day and all night long, the boat's roaring roaring at all hours, this is supposed to be melvindale but literally if you walk across the street it's Detroit. They are charging prices as if we were in a nice clean suburban area. This area is pure pollution and filth. And no supervision whatsoever. The old management was so much better. I hate that after 15 years I have to look for another apartment but it is what it is. DON'T DO IT!!!!!!! This company is an Epic joke! They tell you all kinds of lies when you come in and sign up with them. Unfortunately I was unaware of a lot of them such as how they tell you that if you cancel your lease before the agreed date then it's a $500.00 cancellation fee, well friends that sure as the sun is hot is not true. All you are required to do is give a 30 day notice that you are leaving and they legally can not charge you a cent. Next is the lie that you have to pay your rent on the first, but the reality is that you have a 5 day grace period as you would with anyone else. on top of that if they charge more than $50.00 for a late fee you have the right to take them to court for overcharging and most any judge in Michigan will find you in the right. I personally do not recommend that you sign with this company for the simple fact that the only people that they are worried and concerned about is the land lord NOT THE TENANT! All you have to do is look at the reviews that they have to see that this is truth. I was renting from them and am disappointed with the concern for the tenant that has been shown to myself (and others as shown in 3 of the 4 reviews from tenants). The list is as follows; (Informed them of this on the renters checklist that they provide at time of agreement of rental.) Even sent pictures so they had a visual. After that not my problem they were informed and did nothing so... 1. Carpet in every room smells like cat piss. Have they came and to replace carpet? No. Have they said anything of it? No. Purchased a $400.00 air purifier to combat the scent. 2. Told them that the shower soap dish was going to fall off. Low and behold... it did, but don't worry i fixed it. 3. Sump pump in basement busted open in a major rain storm, the $2.00 back-flow prevention device that was used was a p.o.s. and split open and started to spray water over many of my possessions. I fixed that as well even upgraded it with a brass back flow device my cost $17.99(plus other material cost) and PVC union so that if need be could be later replaced easily when that pump fails. Had no time to call them and wait for them to send a plumber or one of their probably under-skilled maintenance techs to come fix it, because if i would have the basement would have flooded and lost thousands of dollars in tools and other irreplaceable items, which sorry to say is unacceptable. This was a rain that had been going for two days straight so the sump was running every 4 minutes. You want to know what the response i got from them was? You should have called and we would have sent someone from our department out, not a thank you or an offer to pay me back for the parts cost at a minimum, not including the normal charge of labor. No what i got was a big F U and basically you should have let your things get ruined. Sorry not sorry I've seen what companies like this think is a fix and ha no sorry not acceptable. I myself am a professional contractor with many years of experience and hundreds of homes under my belt with no major complaints and many referrals to which have led to more and more. 4. They won't fix any of the above concerns (which is not all by the way there are plenty more but do not want to waste any more of my time on this), yet if your rent is one hour past their due date which is technically not enforceable until at least five days late, they blow your phone up all day then they call your work. DO NOT BECOME INVOLVED WITH THIS SHADY COMPANY AND GO SOMEWHERE ELSE. IT IS NOT MINE OR YOUR RESPONSIBILITY AS A RENTER TO DEAL WITH THIS TYPE OF SERVICE YOU HAVE MORE POWER THAN WHAT THEY LEAD ON. Beware!!! Epic Property Mgmt more than earned the worst rating possible. If it were an option they wouldn't receive any stars. I turned my home I lived in for 12 years into a rental after deciding to relocate. I put a lot of money and time into making this home beautiful with many upgrades and a lot of work, and is something I'm very proud of. I'll admit this is my first rental property and I have a lot to learn about the industry, but I trusted Epic to manage my property responsibly. EPM (Epic Prop Mgmt) from the start made very irresponsible decisions with my rental, and responding very defensively each time I had to communicate with them. First listing it way above market value that they'd later come back and scold me for doing though it was their recommendation. This cost me rental income as I listed the house in mid August but did not get a tenant until the end of October. Next came a series of irresponsible decisions that led to more money out of my pocket before I had ever received any rental income. I initially gave EPM the spare key for them to show the property. Knowing the key had a little bit of a stick, I made a few keys from my good key I'd used for several years daily without issue. I left the keys at the house and advised EPM. They proceeded to make additional keys from the "sticky" key, disregarding the keys I had already made, and of course billing me for the key copies. Before a tenant moved in, they decided to call a locksmith out to clean the lock because of "the stick". They were still using the bad key rather than the highly functioning keys I previously made for them. Cha-ching $$$$ Another $100 billed to my account. October 25th a tenant moves into the property. There was a mishap that caused the etched glass panel to shatter in the quality Andersen storm door I had installed during the time I lived in the home. It was an accident for which the tenant agreed he'd pay for the damages (though the funds have not been received and my account was billed $205). The Andersen door was a $350 door, which should have triggered a call to the homeowner given their policy is any repair over $300 first has to be approved by the owner. I never received a call, but instead an irresponsible decision was made to go to Home Depot and purchase a $100 storm door replacement. My Andersen door was removed and replaced with the $100 door. What adds insult to injury is that the glass panel is easily removable. The door and the door frame were in perfect condition, only the glass panel needed to be replaced. A new glass should have been ordered at Home Depot for $138, but instead a brand new low-end door was purchased for $100 and installed, taking away from the curb appeal and value of the home. When I learned what happened I advised EPM this was an unacceptable solution, then I was told they were terminating the contract with me and that the door was my issue to take care of, and commenting "you've obviously never had a rental before". EPM had no regard for my home I trusted them to manage, nor did they have respect for me as their client. A very small investment in time to understand reasonable solutions in these instances would have had a much more positive outcome.
