She seemed to not want to work to get documents we and our agent requested -- all of which would have determined if we went ahead with an offer. We had two verbal pre-approvals for the loan, but before we moved ahead with a hard inquiry into our credit we wanted to ensure that the well and septic were permitted, functioning, and would pass inspection. Babs refused to send any relevant documents until a formal offer was presented and accepted. That is backwards Babs! We were NOT going to go that far and have those inquiries only to have the deal fall through because we were fairly certain the well and septic were not properly permitted and now so old they wouldn't pass an inspection. Bottom line: SALE LOST! And Babs's unprofessionalism, laziness, rudeness, and hostility are to blame. Stay clear of her.

Sure...there are lots of folks in the residential real estate profession - pretty much "a dime a…read moredozen." But because of our positive experience with Alpine Funding, I felt it the right thing to do to give accolades to Steve Ventimiglia of Alpine Funding, Inc. He is the consummate professional. He is not the pushy, condescending or cheesy real estate type which is all too common in the industry. And "no," the property purchase/sale does not have to be in the east San Diego County area. Here's how I met Steve Ventimiglia and why I highly recommend him as a real estate agent or loan officer. Yup - he does both. We sold our house just recently in Clairemont and the buyers used Steve as their agent and loan officer. I was very impressed how he worked with us and our agent. Although he represented the buyers, there was never a hint of an adversarial relationship; mainly because of his friendly and pleasant personality. He made it a point to update us with status in a timely manner and always returned phone calls and e-mails promptly. Although he represented the buyers, he worked as a friendly advocate for all parties. Because of our positive experience with the sale of our house, we decided to use Steve as our loan officer for the purchase of our new home in University City. And I am sure glad we did. He locked us into a great loan rate just before it leapt up another 1/2 point. We even ran into one obstacle which Steve helped resolve : we had reached the final phases of escrow and the lender we were working with all of a sudden decided not to fund the loan because of a peculiar room addition. Steve quickly took action and produced an eloquent letter justifying why funding our loan was very low risk and sent it immediately to the lender; but at the same time, he was already contacting other lenders (just in case the current lender wouldn't budge with their decision). Fortunately, our original lender decided to fund our loan. I give a lot of credit to Steve because of his exceptional communication skills. In conclusion, anyone who needs a qualified real estate agent or loan officer should give Steve Ventimiglia a call. I think you will be satisfied.

Amy took time to accompany us to every house viewing, because due to COVID-19, there were no open houses. What impressed me most was how quickly and efficiently he got everything done. Start to finish in under 60 days. When touring homes, Claude has this pitbull energy where he walks through each property making honest critiques out loud, pointing out details most people would miss. It's like having a personal inspector and advisor rolled into one. You never feel pressured. You'll feel empowered and confident in every decision because he makes the process exciting, understandable, and seamless. The paperwork (normally the nightmare part of buying a home) was so easy with him that I actually forgot how serious the process usually is. Claude handled the heavy lifting, joined me on every walkthrough, and took extra time to explain every step until I fully understood it all. Buying a home can be stressful....but with Claude, it felt easy, safe, and even exciting. If you want a realtor who genuinely cares and goes the extra mile (literally), Claude's your guy. What truly set Claude apart was the way he approached every single home we toured. All 31 of them! He didn't just point out the pretty features--he got into the details, literally on his hands and knees checking foundations, looking at structural integrity, and spotting things most agents wouldn't even think to mention. Working with Claude was hands down the BEST decision we made in our entire real estate journey. From the very first conversation, it was clear that Claude wasn't just any agent--he's a force of nature in the best way possible. His knowledge, professionalism, and attention to detail are second to none, but it's his passion, honesty, and relentless dedication that truly set him apart. Claude made us feel like we were his only clients (even though we know he's in high demand!). He answered every question with patience, walked us through every step with clarity, and advocated for us like a true pro. Claude gave us honest, unfiltered advice--even if it meant talking us out of a home we were emotionally attached to. That level of integrity is rare and something we deeply appreciated. He never let us settle. Instead, he kept our long-term goals front and center, always asking the right questions: "Is this home going to hold its value? Is this a smart investment? Can we resell this easily down the line?" And that mindset changed everything. We didn't just end up with a home we loved--we ended up with a home we feel confident about, both emotionally and financially. Claude brought deep knowledge, calm guidance, and a NO-NONSENSE approach that made us feel incredibly supported every step of the way. If you're looking for someone who will truly look out for YOUR best interest, Claude is that guy. We recommend him to anyone who wants more than just a real estate agent--you want Claude.
