My lease lasted from may 2019-end of 2020. First of all and above all, the staff at RHB is severely rude and get a kick by making your life difficult. Not once was I helped with anything without first having an excuse, a rude comment and even being disrespected. Starting from management to the maintenance people. To name some, Clara (admin assistant) is very rude, will NEVER return calls or emails. Shirley (front desk attendant) was truly the most unhelpful, rude, disrespectful staff member working here. She will go out of her way to make your life difficult. Whenever I had to speak with management she felt the need to ask for every single detail and answer my concerns without even knowing the policies. I was given the wrong information multiple times. I was lied to multiple times about management not being on site, and made me send HER emails about my concern with the excuse "I will forward it to management" which of course never happened. While voicing my concerns I was yelled at multiple time by Shirley, and I witnessed the same with other residents. I even got yelled at by a maintenance woman once for walking through a hallway she was cleaning. First week living here the a/c in the whole building stopped working. Residents were living with ac blowing warm air and a humidity that was even hard to breathe right in the middle of summer. A rescue AC was connected like 2 weeks after and placed in the parking lot. Reducing the already very limited parking spaces available. From here on, the ac would work on and off and recurrent services were needed throughout a WHOLE year causing the boilers to be turned off for whole days (no ac, no hot water) every time their recommendation was to "visit a friend/family". This happened up until I broke my lease. This building is DISGUSTING, the most dirty place I have lived at. Cockroaches are found on every entrance, by the back entrances you can see multiple alive and dead cockroaches on any given day. I saw dead roaches on my hallway every week, lasting DAYS on the floor. I complained about this issue multiple times, I was replied once and of course the problem continued. They claim to be "pet friendly" but their ridiculous policy (one of many) states the dogs can't touch the floor (LOL) so, you literally have to carry your dog from your apartment to the street. Mind you, my dog is a registered service dog and I was still sent at least 4 violations because of my dog touching the floor. Important to note my dog is 20lbs, there are German shepherds and pit bulls that are well over 50lbs and those owners are not carrying the dogs, but a video camera was right at my door and security loved watching my hallway vs others. The building has a plethora of video cameras, to the point that you feel you're constantly being watched. If you forget your mask and return home to get it, or any minimal "violation" you will be sent a letter with a picture of you. You are CONSTANTLY and uncomfortably being watched. YET 3 different people broke in and stole resident belongings from garden/beach area while I lived here. The construction noise is constant and unbearable. During quarantine the construction continued, to the point that I had to stay in my patio from how loud it was, these people didn't care that EVERYONE was home during this time, construction continued. With THIS, construction workers were constantly inside the building using common area resident bathrooms and going to the store to buy things. Every time I walked through the hallways, these men were there but guests were not allowed on site for MONTHS.

The new management team has clearly invested time and effort into enhancing both the appearance and overall resident experience. Alexis was knowledgeable, professional, and took the time to answer all of our questions while highlighting the updates and amenities available to residents. It was refreshing to see how much attention has been given to improving the property since I lived there. The building has a completely different feel today than it did in the past. The improvements are visible throughout the property, and it's clear that management is focused on creating a better living environment for residents. Based on what I saw during the tour, I would feel comfortable recommending the building to friends and family looking for a unique loft-style living experience in the area. The vagrant population has always been an issue in downtown Hollywood and there are no shortage of them migrating around the immediate area. The other issue that creates an unwanted anxiety is the extremely limited guest parking situation, which I endure each time I visit with a constant fear of getting booted, towed or fined. The room was semi modern but there was an older heating and cooling system in the room. The linen was clean and the bed was comfy. The shower and bathroom needed some repair but the water was hot and the water pressure was good. My room was pretty tidy however my mother's room was not and she had roaches in here room, she slept in her clothes! They offered free breakfast which was a plus. It was hot and fresh. They have a shuttle that comes to pick you up and take you to the port of Miami for $25 per person, but we didn't use their shuttle service we hired a private one. Overall not a bad stay but this wouldn't be on my top list of places to stay.

Within minutes of entering my room, I found three large roaches. I killed one, and the other two ran across the room--there was no way I could stay the night knowing more were likely hiding. To make matters worse, the room was $250 per night, which is absolute insanity for what turned out to be a full-on roach motel. I reported the issue to the front desk, and while they agreed to refund my money, the situation made me seriously question how dirty this hotel must be to have multiple giant roaches in the room. I'm just glad I got out of there. If you decide to stay here, I strongly recommend doing a thorough inspection of your room, because cleanliness should be the most important part of any overnight stay. Easily the worst place I've ever lived in South Florida…read more Let me start by saying this: do not be fooled by the exterior of the community or the polished leasing office -- this place is a mess behind the scenes. Customer service is terrible. If you call the leasing office, expect someone to answer the phone without even identifying themselves. Unprofessional doesn't even begin to cover it. My move-in experience was a disaster. I applied online, paid all the necessary fees, and had a great credit score. Still, my application was randomly denied, delaying my move-in. Only later did I find out that if you don't physically visit the property within 3 days of applying online, your application is automatically denied -- even though I had already visited in person and didn't need another tour. The apartment I moved into was not the one I was shown. The flooring was inconsistent -- different tile colors in the bedroom vs. the rest of the unit. The blinds were falling apart, the refrigerator was broken, and everything that looked modern at first glance turned out to be made with the cheapest possible materials. Major issues: * Kitchen faucet leaks * Low water pressure * Constant humidity and poor ventilation * Mold growing on my furniture despite running my A/C at 68° Maintenance claimed nothing was wrong with the ventilation and actually blamed it on the fact that I had a TV mounted on the wall -- seriously? Their solution was to lend me a dehumidifier for one week. The maintenance supervisor who came to inspect the issue was rude and aggressive. The gate system is a nightmare. Delivery drivers, Uber/Lyft, even friends -- no one could figure out how to get in. I had to allow an extra hour when ordering an Uber to the airport just to account for gate delays. Sometimes the gate didn't work at all, causing traffic and backup into the street. The community isn't safe. Teenagers regularly caused chaos around the property, and my car was broken into. Security drives around on a golf cart but does absolutely nothing to deter crime or monitor activity. Parking is a joke. I paid for a tandem spot because parking after 8 PM is nearly impossible. But then maintenance began using the area next to my spot to store tiles, garbage, and supplies -- creating a blind spot that made me feel unsafe. Still, if I parked elsewhere, I'd get an orange sticker warning from security threatening to tow. Even the amenities come with harassment. I brought my sister to the pool, and security aggressively demanded I show my key fob. Another time, while working out in the gym, I was interrupted and told to show my key. On top of that, the gym equipment is outdated and often in poor condition. Bottom line: There are better, more affordable places to live in South Florida. This community is poorly run, poorly maintained, and not worth the price. Avoid at all costs. The one bright spot during my lease was Diana St. Juste, the assistant property manager. The only downside we experienced was in our room, the toilet handle was broken so I had to call the front desk about the broken toilet which they came to fix within minutes. The maintenance worker told me that the toilet mechanism had to be adjusted which he took care of but eventually it broke again. I decided to just adjust it myself a few times when we were in the room. I had to open the toilet and make adjustments to the toilet mechanism or it wouldn't work or flush. The second issue we encountered was the AC in the main lobby area which was at full throttle every day. Absolutely freezing. Guess it's at full blast because of the opening and closing of the front door. Having the experience at this hotel we would recommend and would stay again? Yes, but in a different room with a working toilet.
