I am a homeowner in a community governed by an HOA and have been dealing with an ongoing issue of inadequate maintenance for over a year--specifically regarding the landscaping and upkeep of my backyard. Despite paying monthly dues intended to cover property maintenance, my yard is repeatedly neglected. This week alone, I've messaged Elite three times with no response. Today, I watched as the landscapers skipped my yard entirely--servicing the attached unit next to mine and then the house on the other side without even stepping onto my property. This isn't an isolated incident. My yard is routinely left unmaintained while others are cared for. I've had to trim bushes, pull weeds, and rake leaves, pine straw, and fallen branches myself. I'm now dealing with a mosquito issue, likely caused by debris piled against my home--something I've repeatedly asked to be removed. It remains untouched. The gardens have also not been mulched in years. What was once routine annual upkeep has been completely ignored under the current board, leaving the area looking barren and neglected. I've contacted the HOA and board president multiple times, including direct messages, and received no response. I've made every effort to resolve this amicably, even offering to meet in person. Unfortunately, all attempts have been met with silence. As someone who owns multiple properties--including other townhomes--I know what proper HOA maintenance should look like. I've had no issues elsewhere, making this neglect at my primary residence even more frustrating. At this point, I feel singled out and unsupported by the organization responsible for maintaining the quality and value of my home. I'm seeking formal acknowledgment of my complaints, immediate resolution, and assurance that my property will no longer be excluded from services I pay for. read more

This is the absolute worse HOA company I have ever encountered. They have zero professionalism, poor communication, and no customer service skills. Instead of working or acting on behalf of the community and homeowners, they seem to be working against the homeowners. The staff frequently has their out of office email set, even though they are in office. They also have their out of office voicemail on, even though they are present in the office. None of the community managers or assistant managers answer their phones whatsoever. The financial documentation is inaccurate. When they sent out budgeting and allocation information for this fiscal years HOA dues, the numbers were inaccurate and didn't reflect both the monthly HOA fee allocation and the quarterly. They utilize predatory business practices, such as contracting with a tow truck company and having them circle the neighborhood at 2am to tow homeowners cars and charging a higher price to retrieve the vehicles. This began shortly after the homeowners did not vote in favor of a special assessment Star Smith, is the worst person on their staff. For her to have the most experience, she seems incompetent. She isn't aware of when board meetings are held or what information they have listed on their company website. They do not publicize the board meetings for the community as they are supposed to. The homeowners do not even receive notification for when the board meetings occur. Avoid purchasing a home managed by this HOA company at all costs! read more

By far, the worst management company I've ever worked with. I was told that I was "a liability to the neighborhood" by our property manager. They perform unauthorized inspections and treat neighbors more as their employees than neighbors. They take anniverly punitive approach. When one of my neighbors received a violation regarding weeds in their mulch bed, I helped to remove them. Our elite property manager told me that was inappropriate since I was on the board. They let me know that I was eligible for legal penalties if this behavior didn't stop. I resigned from the Board because of elite. I would be never select them if I had the choice. read more

No water for several days called a plumber they said everything was fine under my home that the issue was coming from the main water line of the community. contacted elite they stated not their issue to call a plumber which I already did. I called the city of Raleigh about having no water and they stated they can't help since the HOA controls the water and the account for my area. I can't get any help about having no water. WOW! I thought I was the only one that has been struggling with "Elite" Management "Professional" Inc. I am a recent and 1st time homeowner. Almost every review shared I can relate to and have experienced. The GOOD At first, I was very appreciative of Elite Management; the care and effort to hire a motivated team of employees. The team of employees seems committed to the maintenance and upkeep of the community. The BAD Elite management does not follow the bylaws; designed to protect the value of the property and homeowners' rights. -This company shows Inconsistency with enforcing the bylaws -They have shown favoritism to certain owners - This company bends and twists words in the bylaws to avoid the responsibility of maintenance and making necessary repairs; to properly upkeep the exteriors "as written". The UGLY -My home and my ability to provide a comfortable living space for my family has been negatively impacted due to Elite Professional Management's poor management. -Elite Management disregarded the bylaws and gave special privileges to my neighbor to do unnecessary construction work to the exterior of MY property (which was not approved by HOA). -Elite did not enforce the Covenants (bylaws) and disregarded my emails and communication about the construction work. -Elite management has refused to provide maintenance (for potential repair is part of maintenance and upkeep) to the exterior of the property. This is my opinion based on my experiences as an insider on an Architectural Committe and a homeowner. A 1-star rating is too generous. Starting at the top, with our community manager Jason Wright, he set a tone of failure, apathy, arrogance and disrespect of homeowners over a multi-year period. There is simply not enough space here to detail the hundreds of negative interactions this individual and his colleagues had with this community. Suffice it to say it is not unlike the hundreds of complaints documented here. Wright and Elite are losers and quitters. Elite was unable and unwilling to address the concerns of the community and decided to bail out of their contract early leaving the HOA in a lurch. This was actually a blessing for our community as we were able to switch to a more responsive and competent community manager. Their processes, record keeping and reporting is shoddy. Horrible HOA management company. I received a violation with my address on it and a picture of someone else's yard and the number on the house was clearly a different address, if I could look at the picture and see that it was the incorrect address so could they. You would think they would do a little investigation, it was as simple as looking at the house in the picture and the address they sent the letter to. The letter stated my hedges were too high and a couple months prior to the "wrong" letter, I received yard of the month, as a matter of fact every year I'm eligible to receive yard of the month I get it. So that should tell you I take pride in maintaining my property. The craziest crap ever is a lot of the properties in my neighborhood are not kept up with green on the side of most of the houses and that's still going on out here. I received another violation of the back of what was supposed to be my fence but was really my neighbors fence. The letter stated I needed to cut behind my fence as soon as possible. When I called them out on yet another wrongfully accused violation, they acted liked it was supposed to be a blanket message but that was some BS because it definitely wasn't a coincidence that it happened to be the back of my neighbors fence and the sad part it they neighbor never got the memo because the back of their fence looks horrible and definitely not kept up. The last violation I received really did belong to me and that was a parking in the street violation when really my husband and I had to move one car in the street while pulling another car out the driveway, my sick mom was in the house calling my phone because she fell in the restroom so I left it there and ran in the house to help her so my car may have been in the street for no more than 15 minutes... every time I drive through the neighborhood and see a car parked in the street or even a parent parked in the street waiting on their child's bus to come i'm sending an email to the HOA, I understand the importance of not parking in the street because of emergency vehicles, the HOA should put an overflow lot in the neighborhood or allow people to park at the pool's lot especially when the pool is closed. You can't even have guest over if they don't have anywhere to park due to "HOA" rules. I would love to know what HOA company is in charge of the rule makers neighborhood, some things just seemed petty and sometimes I feel targeted. Just over elite management!! I absolutely can not stand this company. Doesn't matter who the management is bc apparently there is a whole new team and they don't do anything either. I literally sent an email to the office to tell them about a vehicle that has been in an accident , has a flat tire and just sits on the side of the road. The home has had fans in the window, clothes hanging on the porch and several other things that are not allowed. Instead of replying and acting like anyone cares they simply direct me to the police. Why do we need the police for everything ? First off it's not my job to keep the neighborhood looking good it's the hoa. They have a lady ride around in a little car and act like she's doing something but apparently you can do whatever you wish to do. It can be difficult for a property management company to satisfy an entire community, and I understand their challenges when it comes to making difficult or unpopular decisions. However, this does not mean that certain property management companies cannot be practical or provide quality service. Unfortunately, Elite Management is one of them. Their lack of communication, commitment to the community's needs, and lack of follow-through on essential items all confirm my recommendation that you choose a different firm to represent your community. Both Elite Management and the homebuilder in our community, Mattamy Homes, have shown their inability to manage the community effectively: 1. They promised our community the pool would be completed over two years ago. It will be open this weekend, over two years after they promised the pool would open. During countless meetings, they continued to push the date of opening farther and farther, promising again and again that this was the last delay we would see. At the previous annual meeting, they promised it would be open by Memorial Day, only to give a pause, again, to the 4th of July. Finally, the community had to demand the pool be opened by Memorial Day, which they then said it would be, somehow finding the ability to do so. If the community hadn't spoken up, they would have delayed it again. 2. They do not follow up on requests. Many community residents complain they never hear from Elite with questions or requests for approval. The language in our standard contract (which was required for us to move into the community as a one-sided contract) notes that if they do not respond within 30 days, any request is automatically denied. This allows them to ignore requests and have an automatic denial issued. 3. They are issuing violations that do not meet the language of the community's rules. Many residents have had rock put in their front, either replacing mulch or putting it on the side or around the landscaping. There is no language in the community landscaping rules that prohibit rock. The residents enjoy the rock as it looks nice, provides a better flow for water from the rain spouts, and helps avoid hitting the awful foam layer on the foundation when you edge around the house. The language in the rules notes that any 'major improvement' need to be requested for approval; however, adding rock is not a 'major improvement.' Not only does it provide benefits, but this is a minor change. Additionally, Elite has never reached out to the community to discuss and ask if this is something the community approves of. They simply issue a violation and threaten a fine based on their discretion. Mind you, the review board members do not reside within the community. 4. They overcharged the HOA dues. During the initial phases with homeowners moving in, they overcharged each resident $10 per month. This adds up. Yes, it was corrected, but is shows that they provide no oversight or audit of what they are charging residents. These are just some examples. It's sad, really. Elite Management has the opportunity to partner with communities and collaborate alongside the residents. They have the opportunity to provide a service that benefits homeowners. They have the chance to break the stereotype that most HOAs have. Instead, they make rules that do not align with the specific community and issue violations without warning. Instead, they assume their authority is more significant than those living in the affected communities. Instead, they believe they know more about what each community wants to be. They are just another stereotypical HOA that steps out of bounds with their given authority. There are many property management companies to choose from. Unfortunately, Elite fits into the same category as most; those infected with power and authority who want to use this to increase their small professional egos. ABSOLUTELY USELESS!!! They control the HOA in my neighborhood and I have had auto-pay set up for my monthly dues but they decided to cancel it and not tell me until I started racking up late fees. They never contacted me to tell me I no longer had auto-pay until I got a letter from a collection company. I called them a number of times and no one picks up the phone, emailed them multiple times and after a week got a response from someone who didn't help me and told me they would have the collections manager call me..... That never happened. THIS COMPANY IS ABSOLUTE GARBAGE!!! 1 week later after calling 18 more times, 3 emails to the collection manager and 1 email to the owner.... Still no response!! THIS COMPANY NEEDS TO BE SHUT DOWN 2 weeks later and still no contact from Elite. I'm not sure how they managed to have a 2.1 rating on Google, a 0.1 is more believable. read more

I live in Creekside in Durham. Elite mgt is in charge of our HOA. Developer controls our HOA until 100% build out. We are 90% there so a little longer till WE the homeowners take over. Hopefully upon turnover we will explore other HOA mgt companies. I speak from experience. Prior to moving here I was on an HOA board for 12 years. The last 10 years as President. Elite mgt is, in my opinion, poorly managed and Inefficient . I do not know if they are simply inept or if the developer has told them not to respond to homeowner concerns and issues. Emails and phone calls are answered but very little gets done. In fact I have several concerns I have bought to their attention that are still outstanding. Mainly Covenant and Restriction violations. Our community just got rid of Elite after a single year and I am so happy. I had them in my last neighborhood and was horrified when our board said we were using them. They are horrible. We would send E-mails letting them know of issues and we would get snide comments back like, is this really affecting your happiness. When a tree fell from the public area and crashed and broke my fence, I contact ever person I could find at Elite. Crickets. no one ever got back to me. When people started to complain that the trail was blocked, they did nothing. Neighbors had to come and help take down he tree. They wait for neighbors to report problems because they do not drive around like they promise, then they criticize them for reporting it. In my last neighborhood they came after me for painting my door a non-approved color even though I painted the door back the next day. I was just testing to see if I liked it before asking for approval. Well after that, they kept sending me letters claiming different violation. We kept our house immaculate, but I got several letters claiming my yard was unkept. Luckily, I had proof, I sent them video from my security cameras for a whole month and proved my yard was groomed and we were not in violation. Meanwhile the neighborhood deteriorated under their management. They did nothing about the people really breaking any of the covenants. Goodbye and good riddance. read more

Our community is currently using Elite Mgmt. And I agree with the other poor ratings. I am on our Board. I had to ask multiple times (multiple emails) to obtain our monthly financials. We waited four months to obtain the March 2019 financials. Our community manage takes no responsibility for her lack of follow-up and failure to respond to Board emails. We have found her to outright lie about information. Additionally, the owners have no clue what is going on within their company. Our Board has made several face-to-face reviews/complaints and we were met with a response that is awful "I have no idea why you haven't got your financials for 4 months." And, "I don't now why your community manager doesn't follow-up." We were being charged late fees by the utility company only to find out that they were not on automatic debit as we were told they would be. Lastly, they have a very good software system that only 1 or two people in their office know how to use. And, the company, Cinc offers training and no one from the office has ever attended. Overall, I believe that Elite is one of the most poorly managed companies I have ever experienced. read more

Do not get sucked in by the glitzy presentation by Elite. Their financial department is a mess as they inappropriately billed owners for late fees and they did not pay invoices on time. Their property managers are inept as they failed to do what was asked of them or they delayed getting the appropriate estimates so that projects ended up costing more money. As a busy RE Agent, my schedule can be hectic and when I need HOA information, I need it "now". Generally, when I call to speak with the neighborhood manager, I typically leave a voice message (Mgr. are never in) and when I send email, I rarely get an immediate response if I get one at all. I once got a response back 5 months later asking if I ever got an answer to my questions. Recently, I needed information on a community represented by Elite Management and honestly surprised by the response to my request from the Neighborhood Manager and the willingness to supply additional support to expedite my process. Elite Management has been making unauthorized ACH debits from my bank account for months. I have worked with my bank and Elite's bank to stop these from happening after Elite refused to acknowledge their error. They continued making unauthorized transactions for 3 months after being notified of the first of instance and insisted that it was my banks fault, not Elites. Finally, after a detailed investigation by both their own bank and my bank it was revealed that they had somehow put my bank information on someone else's ACH record and that was the origin of the unauthorized transactions. I had notified them months ago that the cause was likely that they were sending my information twice as reported by own banks initial investigations. The steadfastly denied doing so and REPEATEDLY stated and assured me (I have many, many e-mails covering a 4 month period documenting this) over June, July, August, September and into October that there was no such error on their side. However, at the end it turns out they never did any of that investigation. They simply denied the problem was on their side until both banks forced them to acknowledge it. I have many, many e-mails documenting their ignorant, arrogant, dismissive attitude in this matter. As recently as October 2nd they assured me they were not sending my information when trying to debit another persons account... I specifically stated the *exact* scenario that they were later forced to acknowledge was happening, but they lied to me claiming that they had investigated that scenario, when obviously they hadn't. Because they kept assuring me that my bank was at fault for this error, from June through October my wife and I spent more than 20 hours of out time investigating and re-investigating with our Bank, with their Bank, and with with HOA Elite was representing. All the while, the error was Elites problem and they were refusing to acknowledge (or even properly investigate) that my account information had been duplicated onto another homeowners ACH information. Simply put, each transaction after the first one (the June transaction) when we made them aware of their error they were stealing money via unauthorized ACH. While the banks did eventually force them to fix their error, Elite made no effort on their own part to investigate if they were sending duplicate account information wasting my time, my wifes time and the time of many people at both banks. read more

Elite Management has been nothing short of a nightmare to work with. My townhome was recently part of the fire that occurred on Friday, June 28th. I had called several times requesting information and twice my phone calls were not returned, and the two times I was able to speak with Danielle, I was met with rudeness and an unsympathetic tone, and was basically told to go find the information myself on the website instead of offering condolences and finding the information for me. I'm dealing with enough as it is, and I would expect at the least help finding the information I was looking for instead of searching for it considering how much I pay per month in HOA dues. In addition, it took her nearly TWO WEEKS (did not receive the email until 7/11) to send out a fake email apologizing for our circumstances and stating that they were working with the homeowners. UM, NO YOU HAVE NOT. I know that your company has avoided phone calls and have been EXTREMELY DIFFICULT to work with. This has been shared with me by the insurance company, contractors, and other homeowners. Not once did anyone reach out to me from Elite in the aftermath of what happened. In addition to this instance, our trash is constantly missed for pickup, they are towing homeowner's cars FROM THEIR OWN SPOTS, our landscaping company takes WEEKS to trim our hedges (which is included in our fees), the pet waste stations are CONSTANTLY FULL and missing bags. It's ridiculous that we are paying for this company to advocate and manage our neighborhood, yet they have been unresponsive and rude.
